THE FRIO LIFE ON THE FRIO RIVER

La Vida La Frio (The Frio Life) is a large 6 bedroom/4 bath home on the Frio River just south of Leakey. It features a breeze way through the center of the house that allows the wind to flow through to a back covered porch/patio that has tables and chairs set up for your entertaining and relaxation. On the left side of the breezeway is a fully equipped kitchen with a eating bar and dining table. The spacious living room features stained floors, big screen TV, WiFi, and view of the river. The Master bedroom has a king bed, as well as a private bathroom with a shower. There is an additional king size bedroom on this side of the house. And another bathroom that opens from the hall with a tub/shower combo. Then on the right side of the breezeway are three additional bedrooms. Two of the bedrooms have a king and a twin size bed. The third bedroom has a queen and twin size bed. There is a large bathroom downstairs with a walk in shower with vanity and a separate room for the toilet/ vanity. Also for an additional charge, you can rent the sleeping area upstairs that enters from the outside back porch/patio. This area has an open room with 3 queen and 2 twin beds. There is also a bathroom with a shower. A washer and dryer, provided for your convenience. Towels and linens are included for your convenience. There is a deck overlooking the Frio River and a fire pit located on the landing below the deck with an additional patio as well. This home offers excellent place to entertain with family and friends or just sit and enjoy the peaceful setting. Tubing, swimming and kayaking in the Frio River are just steps away. Also enjoy watching the wildlife such as deer, turkey, and birds from the porch and deck. Room for everyone

We came out with a few families, all ages from little ones to grandparents, and this place was just right. The house was laid out well, plenty of space for everybody to spread out and still come together. Thoughtful details inside and out made the home comfortable. Great river views and access

Feeling Free on the Frio

What an amazing gem tucked away in some of the most charming scenery in Texas. Dipping your feet in clear cool water while watching the bass and bluegill swim by was therapy for me. The house has a incredible layout for entertaining.. I only turned 40 once and what a great way to do it. Bass

Fantastic Family/Friend Getaway

Perfect Frio River house for large group.

Our group of 18 had a great time at the La Vida La Frio. The owners put a lot of thought and care in this home. This is our 3rd time staying at one of Tom’s properties. Water was a lower than usual but we still had a wonderful time. Thanks for sharing your piece of paradise. We love it here and will be back.

Fantastic House

We loved our stay at this house!! This is the second time we have stayed at one of the properties Tom takes care of and they are always wonderful. Probably the cleanest VRBO we have ever stayed in. Everything we needed was taken care of, from trash bags to seasonings and pots and pans. The house is set up perfectly for two families and a bunch of teenagers! Definitely recommend this property!

Better than it looks online

This property is gorgeous. The views from the kitchen window of the hills are spectacular. The river was low but that made it even better because it was like having your own personal river pool out back so we kayaked and laid around in our tubes. Made a bon fire at night which was lovely.

Amazing house and location

This home was beautiful, spacious, and fully stocked with kitchen appliances/utensils. It had a large outdoor area with seating and a fire pit. There was direct lake access from the house, which is a huge bonus! It was very easy to communicate with the host. We will be staying again!

Perfect Large Family Home

Great space both inside and out. Patio was enjoyed by our adult children for playing games, watching a game and chilling. Inside was very spacious for us to all enjoy breakfast together. Even with a dry summer there was still plenty of fresh flowing water for us to enjoy paddle boarding and floating. The guys spent hours trying to catch the "big bass". Plenty of outdoor games, no need to haul your own. We will spend many future family vacays here

Tom has a gem on the Frio! This place has it all, plenty of rooms, places to entertain, and great water access. Despite the drought, the water was nice and waist deep and more in places.

The house has everything you need except the food. Extremely well equipped kitchen and bathrooms. Great location. The river was low so we just brought some tubes behind the house and hung out there all day.

La Vida La Frio is THE PLACE for fun!

Everything I side and out of the fabulous house was awesome! Privacy, fully stocked house, lots of room, river in the back yard and the layout of the property is Great! Tom K. Was very accommodating & hospitable! A couple of items were left behind and he gladly mailed them back! Bedrooms were very comfortable and this great home accommodates many- Inside and out! You MUST Checkout this new build! You won’t be disappointed!

Easter Weekend

Our family enjoyed our stay over Easter Weekend! The floor plan worked out well for having several families in one space. The kitchen was well stocked and accommodated all of us comfortably. And the private access to the river was the best part.…we spent most of our time floating, exploring and fishing!

Our Family Christmas

The house was very clean. We especially liked the owners decorating the house for Christmas, it was awesome! Tom made sure we had everything we needed. The house has more than enough kitchen pots, pans, silverware and place settings. The boys caught 16 fish! Our extended family will have lifelong memories of the Christmas time we spent there.

Great weekend

Great location on the river that was perfect for the 6 families that stayed there. The kitchen has all the amenities you need. It was located far enough from the highway where we couldn't hear any vehicles driving by. We loved it and can't wait to go back.
