THIS PROPERTY HAS STRICT OCCUPANCY RULES. NO ONE IS ALLOWED THAT IS NOT A REGISTERED GUEST. Restaurants, bars, ice cream and shopping all within walking or biking distance and the Sports Complex is a 20 min drive. Visit Cape Canaveral, Cocoa Beach within 25 minutes.
Enjoy a secluded beach only 3 minutes away by foot.
This property includes:
* 3 bedrooms (king, queen and 2 XL singles) with high quality memory foam mattresses; anti-microbial mattress covers and quality cotton sheets.
* 3 full bathrooms, 2 are en-suite
* Dining room for 6
* Living room with TV/DVD player
* Family/sun room with direct access to the pool
* Fully stocked kitchen with dishwasher, blender

PLEASE NOTE CAREFULLY:
1. You MUST select pet for accurate pricing. Dogs are not free. If you have more than 1 dog, please notify me so I can add the second dog. All dogs are not created equally and pricing and fees change if they are outside the standard of ***max 40# each, adult and short/smooth coated or non shedding****. Dogs which fall outside of this standard (senior, puppies, larger, longer coat, etc) must be approved first and increased fees could apply. Picture could be required. Dogs cannot be left unattended in yard and house at any time unless they are crated. The fence is partially owned by me; there may be loose boards a squirrel/cat could get through. No dogs on the furniture.
2. There are external cameras at the front and pool side that record motion and sound. 3. As noted in the pictures the pool is un-covered, outdoor and is NOT HEATED. It is professionally cleaned every week but bugs and leaves will still get into it. This is not a luxury resort pool. Pool personnel maintain their own weekly schedule, not your arrival day. Humans should obviously not pee in the pool. Toys, clothing and garbage should never be left in the pool or pool deck. There are nets for you to skim it.
4. This is a very windy location. 5. Stays longer than 21 nights could require additional cleaning fees. Sorry, but this is non negotiable.
6. This is Florida and there are bugs. We employ professionals but there are still bugs (and lizards and snakes). 7. Yard is maintained by professionals on Tuesday. 8. children under 15 are not allowed for stays longer than 14 nights. 9. AC has a limiter of 71*; water heater is set to 125*; heat for the house is on request and controlled by me. 10. PRICES SHOWN ARE BASED ON NUMBER OF PEOPLE SELECTED. Visitors are NOT allowed. This means family/friends coming at any time during your stay, whether sleeping there or not MuST be accounted for. My insurance carrier and brevard County are very strict about this. Please ACCURATELY select the number of humans and pets to see your actual price.

Dear fellow travelers, believe all the reviews and do not book this home.We are experienced travelers who have been visiting this area for years – all wonderful trips except for this one. From the outset, we were handled as if we were irresponsible spring breakers rather than long-time, respectful travelers. Any and all communication with the owner was dismissive, rude, and unnecessarily combative. What should have been a relaxing month long vacation turned into a frustrating situation we were constantly trying to manage.The pool—one of the main reasons we booked—was never cleaned during our entire 30 day stay, this despite the listing indicating it would be serviced *weekly*. It was full of debris.Access to the property was difficult. We were sent two keypad codes, but only one worked— and then that stopped working 2 days into a 30-day stay. The owner was notified immediately and acknowledged the issue but never fixed it, declaring it “complicated.” (We later discovered previous renters had documented the exact same issue in a review, so this was a known issue.) The lock is an electronic keypad with no keypad buttons (i.e. only a screen). Even with the working code, the keypad screen itself wasbroken and did not light up. Midway through the trip the smoke detector started beeping loudly(likely just needing to be replaced). We notified the host -twice but nothing was done. A safety issue. The house was very clean -thanks to her excellent cleaning people. Don't rent

The home itself is spacious with three bedrooms and three bathrooms. It was clean upon arrival, and we appreciated the fenced-in yard. The property is also within walking distance to the beach, which is a plus.Unfortunately, our overall experience was disappointing. During one of the coldest temperature stretches Florida has seen in decades, there was no heat available in the home. The thermostat was controlled remotely by the owner, and we were unable to adjust it ourselves. We were never contacted to check on our comfort during that time. The pool is also not heated.Communication with the owner was difficult. We found her tone to be unkind and very untrusting. The house rules were extremely restrictive — no guests were allowed under any circumstances. The exterior cameras also created a feeling of being constantly monitored rather than welcomed. Breaking any of the house rules, and there are a lot of them, would result in dire consequences - her words. Additionally, the front door keypad stopped illuminating, making it impossible to see the numbers. We were told it would be fixed after we left.One important note for pet owners: while you can walk to the beach from the property, dogs are not allowed on Indialantic Beach. If you want to bring your dog to the beach, you need to drive a few miles to Canova Beach.Based on our experience, we would not recommend this property.

Renter Beware: OK Property, Awful Host

Research before booking. Despite following the rules, the property owner was combative and unprofessional at every opportunity.We were denied heat during nights in the 40s. My granddaughter was waking up crying from the cold. We asked for thermostat control, the owner texted "No more heat. Get a blanket for the baby" despite blankets being dangerous for young children and heat being legally required for FL rentals. The rental wasn't ready upon arrival. We were told days before check-in the backyard/pool would be unavailable for three days. When we asked to delay our stay (as seniors who rented specifically for the fenced yard for our dogs), the owner refused, she was rude and dismissive. No compensation was offered for the unusable amenities.The listing photos are misleading - omit the outdated, gross primary bathroom (had ants/roaches), damage on front of house, cheap/falling apart furniture and generally poor property maintenance. The backyard had excessive dog feces upon arrival. Unheated pool. House clean but smells bad. After arrival garage use/parking was prohibited, and she demanded we keep the garage door unlocked 24/7 for staff, who arrived unannounced (unsafe/unsettling). List goes on...Like other reviewers have encountered, the owner engages in violating and unprofessional conduct. She takes no accountability for her conduct and seems to have an excuse for everything. The location is nice, house is OK, but the owner made our stay extremely unpleasant.

This is my third time staying at this property and it never disappoints. Meticulously maintained and clean; well appointed; awesome location by the beach and pet friendly. The patio area was clean and the pool was crystal clear. I’ve already booked my dates for next year.

Too Restrictive for Us

Be sure to read all the fine print and rules before booking. If you are visiting friends and or family in the area, you should go elsewhere if you have any intention of letting them set foot in the house. It is forbidden and, ostensibly, monitored. Also, the owner is serious about the identification requirement, as you won't receive the door code until i.d.s are uploaded. I've never seen either of these policies in all my years of renting short-term vacation properties. The house itself is great. The pool and patio furniture are nice. It is very clean, spacious, well stocked, well maintained and an easy walk to the beach.

Great location, not sure if we'd repeat at this property again though

Stayed here last month while we were on vacation. Great location right off the beach. Leading up to our reservation the owner was very communicative, however on the evening we checked in the code provided to get in the door did not work. Attempted to call/txt the owner multiple times but could not get ahold of her. We spent roughly 3 hours waiting in the dark with our two kids trying to find someone to help. Finally vrbo customer service was able to set us up at a beach side hotel down the road while we worked to clear up the issues with accessing the property. The next morning the owner reached out to us and corrected the issue with the code and we were able to access the property. She was very apologetic about the situation and refunded us for the night that we couldn't use the property. Overall the situation was a little scary being in an unfamiliar place at night, trying to keep kids calm and not knowing where we are going to be sleeping. This definitely started our vacation out on a not so good note. Once we got into the property the rest was fine for the most part but a few minor things: -the owner informed us that the pool cleaner got in a car accident and wouldn't be able to clean the pool area up. The patio was pretty dirty, lots of bird poop and it didn't look like it had been cleaned for awhile. We didn't use the pool. -sent the owner pictures of the bed sheets in the master bedroom that appeared to have cigarette burns on them; hopefully they threw these away. Would return to this area of FL for sure, but would probably try a different property next time. A+ for VRBO customer service for being responsive and saving us when we got in a bind during check in.

Nice home. Good location.

The house was nice and clean. As advertised, it is in walking distance to the beach. There is no sidewalk to A1A. Once to A1A, you must cross this very busy street, but there is a crosswalk nearby. It was difficult to relax and enjoy the stay as the owner, did not make us feel comfortable and welcome on the property. Multiple times she pointedly indicated the house rules and how there are "strict penalties" and charges if there are any infractions. An example - one day, she was unable to access the security cameras in the backyard and sent text messages asking if we had tampered with the equipment (we had not) and another reminder of “strict penalties” and charges if we had. My family has rented properties w/ VRBO for many years. We are good renters who often leave properties in better condition than we found them. We simply want to gather, reconnect, relax and enjoy each other's company. It was disappointing to not feel relaxed during our reunion. While on the subject of rules: I would suggest to the owner that she have a laminated list of rules and instructions posted in the house (as most other rental properties do). Providing it in the VRBO app alone, does not allow for easy access for all guests. That being said, I would never rent this house again nor any other property with this owner.

Love this 3/3. Plenty of room to spread out inside and out. I loved laying out in the sun next to the pool. It is a quick walk to the beautiful white sand beaches and there are plenty of restaurants nearby. This home is in a neighborhood of well tended homes. You will see lots of walkers and joggers enjoying the beautiful weather. I'm looking forward to my next stay in this home.

Super Comfortable Place!

Another great stay!

We had a another great Spring Break trip here in Melbourne! The house is perfect for the 4 of us, the kids absolutely loved the pool and backyard! We will most definitely be returning again!

Perfect place. As advertised and all you need is sunshine which isn’t hard to do. Very relaxing even with four teenage girls. Ha! Thanks for the memories!

Plan to stay again in the future

I stayed at this property for a couple of weeks in December. Contrary to the last few reviews, i found it immensely clean, highly maintained, well thought out and comfortable, with everything necessary for our stay. The location is perfect for daily short walks to the beach, the pool and yard were great. Since i came with 2 dogs, I was concerned with the gate situation as another reviewer had mentioned an issue. What i found was a cane bolt that inserts into the ground to keep that gate closed and is next to impossible for winds to blow open. As someone who often stays at homes, this was an excellent find!

Great location, spacious and clean

The house was nicely decorated, clean and spacious, the location was great, and it checked all the boxes we were looking for in a rental property for our vacation! With that said, Lucia was very rude and unprofessional in the way she handled a small issue with the fence gate. It was an unusually windy day and the gate was flapping open nonstop since the gate latch is broken. My husband secured the gate to prevent further damage to the gate by the wind, keep our blind dog from wandering away during potty time, and to also keep the pool secured from anyone who wandered onto the property and potentially fall into pool and drown. She told us "it wasn't her problem" but it absolutely would be her problem when someone drowns in her pool accessing from an open fence gate! The owner repeatedly called (and texted) and literally scolded us MULTIPLE times for securing the gate once. The scolding continued on even after we agreed multiple times that we would leave the gate wide open. I remember having to finally say "for the 4th time I understand!" to get her to stop. It was unnecessary, aggressive and pretty extreme for securing a gate with a broken latch. For that reason I would not recommend this property!

Quirky and not in a good way

We stay in rental houses probably 5-10 times a year and this was by far the most disappointing one we have ever stayed in. Pros: The House is actually alot larger than the pictures show and the yard is big as well. Having the same number of bathrooms as bedrooms was nice. We did not have a dog but there were bins with dog toys and a dog bed which was cute. Cons: This has the bare minimum of what a house would need to be considered a vacation rental. The furniture looks like something that would be in a college kids first apartment, it was cheap, uncomfortable, heavily stained and there was not much of it. There is actually a room with no furniture. The patio furniture is so rusted im not sure how it is still standing (there is a pile of broken rusted patio furniture in the garage and the stuff outside should be added to it.) The patio umbrella is broken and even after the last review pointing it out it was not fixed or replaced. There were rusted slivers of metal falling off the remaining patio furniture and I was concerned about my kids walking outside barefoot. When we arrived, there were 2 coffee pots sitting on the counter, but the next morning when we tried to make coffee neither of them worked. The host did get us a new coffee pot but when had to go get it at the store. We found alot of the dishes in the cupboards were dirty and the dishwasher was broken. All 3 of the lights in the fixture in the master bath were burnt out and we had to swap bulbs out of the lamps in the bedroom for light. The tub in the master will not hold water and just drains when it is plugged. The shower head is installed extremely low (im 5'5 and it was too short for me). You are only given 6 bath towels and 6 wash cloths. There were 5 of us staying for a week and after 3 days I messaged the host asking what I needed to do to wash the towels as she specifically said in the instructions to do so before washing anything. She responded I was not to wash anything and wanted to know why we needed to wash them. I told her we were out of clean wash cloths and she informed me that we should have been hand washing them and laying them to dry each day as washing them in the machine was a waste of resources. This exchange with her was very odd. Be prepared to use the same washcloth daily (for me twice a day) for 7 days without it being properly washed. I ended up washing my face with a paper towel. Spending this much on a rental shouldn't feel like camping. Beware!

Didn’t get what we paid for

I requested an early check in for my 83 year old mother in law and was told that the code would be changed to accommodate her but it wasn’t changed and my MIL had to wait until 4:00 to get into the house. When we first arrived there was a political sign on the property. The yard needed landscaping and looked messy. The yard men came two days later. The pool was dirty when we arrived. The pool guy came three days later. The umbrella outside didn’t work and the outside furniture was broken and rusted. Overall the house was nice and was plenty of room for the three of us. We couldn’t sit outside during our stay because of the furniture and the sprinklers. The sprinklers came on every night between 7:30 and 8:00, soaking the furniture. No safety bars for seniors. We are adults and don’t need all the rules.

Positives, it was close to the beach & spacious enough. Renters beware, read ALL the rules carefully. No guests are allowed unless they are on reservation. With past rentals giving the names of people who may be at the property is normal, being charged for them is not. I had mentioned the possibility of friends and family (3 adults total) that may stop by, they have their own homes in town. The host said she’d add them to the reservation and she was charging additional $480, stating she couldn’t have “random people at her property“. I said no way, we would make it work, the host recommended I cancel my reservation and “Obviously my refund policy would apply”. Meaning, I voluntarily cancel, she keeps all the money and we have no place to stay 10 days before our arrival. I said absolutely not. She stated she was a “premier host” with “stellar reviews” since I’m not going to be happy she will refund me and place me in a more appropriate place! 10 days before arrival you’re not going to find a house for a dog, close to the beach. I was not comfortable having this host find a place for me since I was no longer a good fit for her. We arrived and were told about the landscaper, pool keeper and now a “maintenance man” who was going to show up every 2 -3 days, we knew there was no maintenance man. Nor, would we have been comfortable having a random man show up randomly when we have a little children, we knew just what was happening here. The sliding glass door lock was broken, we had to find a way to secure it, she said it wasn’t going to be fixed until after we left. Sheets were left in the dryer. Our code stopped working for the front door. This is controlled from the owners phone. Where is this maintenance man? Most of the furniture you sit on in the house is plastic or from the outside besides the couch and the kitchen table. We put towels down on the chairs, they were so stained we were not comfortable sitting on them. This beach house had no beach chairs or wagons for the beach. Bring your own inflatable’s, the ones there are popped. We did bring our own everything. Take pictures of everything! We did! I did not think of the pool and the owner is claiming we took off a pool cover at the bottom of the pool, broke it and is placing a claim to renters insurance for $275. She stated “no worries to you as it’s covered“. I wonder how many times this happens & why the pool lady didn’t fix it when she saw it? Choose wisely my fellow renters!
