Welcome to Lake Life! Nestled along the eastern shores of Angostura Lake, this area offers a peaceful lakeside setting surrounded by the natural beauty of the southern Black Hills. The Angostura Recreation Area is a popular destination for swimming, boating, fishing, kayaking, and hiking, with easy access to sandy beaches and designated picnic areas. Wildlife is often spotted in the area, adding to the quiet, nature-focused atmosphere.

Despite its secluded feel, the property is still within a short drive to downtown Hot Springs, where guests can enjoy local restaurants, shops, and the famous mineral springs. Whether you’re spending the day on the lake or relaxing by the fire, this cottage is the perfect place to enjoy the best of lake life in Hot Springs!

Other things to note
* You can drive your vehicle straight toward the lake and then down to the sandy parking lot by the beach. (drive through the fence with the cattle guard on the ground)

* There in only one shower. We use the outdoor hose to wash off any sand from our feet. It does get windy so be aware of anything that could blow away.

* Golf Cart not available.

* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us.

* Propane Exchanges: We do not directly exchange propane tanks. During business hours, if our team is available, we may be able to assist with an exchange.

* Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

* Reservations made by local residents require additional review and approval before confirmation.

* Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.

* All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight

* Cancellation policy: If you wish to cancel your reservation, we will process your cancellation in accordance with the cancellation policy associated with your booking. Please note that any applicable payment processing fees will be deducted from your refund, as these fees are non-refundable.
Other House Rules:

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.

5. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

6. For noise complaints:
6.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
6.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

7. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.

8. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.


Follow all check-out procedures:
1. Take out all trash

2. Wash dishes/start dishwasher

Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches or pet hair on furniture/beds ). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out, the guest will be charged $200.

* Any costs incurred by the host as a result of a late check-out will be passed on to you.

* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.
