The neighbour will call either me, our local security patrol or the police if noise is excessive after 10pm.
We had issues with guests using our house for parties before and Airbnb has helped us to install a noise monitor (For more info please search MINUT online) in our outdoor area. It is camera free and simply monitors sound level in the area. It does not listen in on conversations or capture any data. This device is fully integrated with AIRBNB and when excessive noise (over 80 dBs) is detected during our quiet hour (10 pm - 8am second day), an alarm will be sent off to you through Airbnb to remind you to keep the noise down and move your activities inside our home. If the noise persists, I will try to contact you first and resolve any issues with you. If I cannot reach you or the noise persists after our call, the local safety patrol or police wil be informed and further actions will be taken.

It is a mobile app link which fits on iOS, Android, phones and tablets as well as desktop computers. If you have difficulty accessing the link, please message me anytime for assistance :)
Check out instructions will be automatically made available to you no later than 1 DAY BEFORE your departure! You can find how to check out in either the link provided to you before or on the Airbnb app! Please remember to take a photo of returned keys once you have checked out! —---------------------------------- LAST MINUTE BOOKINGS —---------------------------------- We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time!
—---------------------------------------- EARLY CHECK-IN REQUESTS —---------------------------------------- Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance! —----------------------------------------- LATE CHECK-OUT REQUESTS —----------------------------------------- We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping. —-------------------------- STARTER SUPPLIES —-------------------------- We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help!

Before anything else, I would appreciate it if you took a moment to read these house rules at the beginning of your stay and follow them. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings.
RULE 1: Please respect check in and out times. ❑ The standard check-out time is 10am. There are absolutely no exceptions unless arrangements have been made at the time of booking. For any unauthorized late check-out, a $50/hr late check-out fee will apply. ❑ Under no circumstances can check-outs be later than noon (12pm), as other guests are arriving and the space must be cleaned — Any unauthorized late check-out beyond this time will result to a fee equivalent to a day’s base rate without discounts (NOTE: This fee will not mean possession of the property for the day, this is the fee for over-staying for more than 2 hours without permission)
RULE 2: No parties or events allowed ❑ Strictly no parties allowed. Infringement on this rule will result in eviction without refund.
RULE 3: No smoking allowed. ❑ Smoking inside the property is prohibited and will result an additional charge of over $250. This is as the smell will need to be treated professionally and the room deodorized.
RULE 4: No pets allowed. ❑ Strictly no pets allowed. We absolutely love pets but due to hygienic and health reason/s, we are unable to accommodate them in my property. Violation of this rule will result an additional cleaning fee equivalent to the cleaning fee in your booking as the housekeepers will need to do extra work.
RULE 5: Please respect the noise curfew. ❑ Quiet hours are between 10pm

family holiday
property is in an excellent spot the house is great plenty of room right on a canal the 5 th bedroom has a curtain as the door.Biggest let down was it just wasn't as clean as it could be fridge hadn't been wiped out, we had to wash 2 blankets of the beds and there is some Mold in the showers, around the pool Mold and weeds , this is letting the owner down better cleaning needed as in previous reviews.

Work Accommodation
Great location, central for work and dining requirements. The property unfortunately wasn’t cleaned properly with two of the bathrooms and toilets not done. The master bathroom has a leaking toilet constantly running. The yard and area around the pool has a number weeds and palm leaves on the ground.

Not happy
Property is in a great area. The house requires a bit of money spent on it for the up keep. Oven door was held on by duct tape. Front door lock from the outside didn’t work, front door handle on the inside was broken. A hole in the laundry roof with plaster all over the bench no wine glasses and not enough glasses to make drinks.
For the money we paid it wasn’t good at all.

We have stayed in this property for 5 nights, it was alast minute booking and Olivia was so helpful to finalise booking, she also allowed us for early check-in. The location is amazing, my kids enjoyed the pool most. Overall great experience.
