This cozy 2 bedroom river condo, situated on the banks of the Roaring Fork River in a quiet neighborhood, is a true gem! This home is ideal for a family, fishermen and outdoor enthusiasts with 200 ft. of river frontage for private fishing and boat access and within a short drive of Glenwood and Carbondale, and 40 min. to Aspen and Snowmass!

THE SPACE
The is an open floor plan with a comfortably furnished living room and a flat screen TV. There are two nicely appointed bedrooms with antique furnishings, one with a queen bed and the other with a double bed and a twin bed. All new mattresses as of 2022!

The partial kitchen with a small breakfast bar area is equipped for preparing simple meals and there is additional outdoor seating for 6 and a gas grill to enjoy the beautiful river scenery. Adirondack chairs and a small picnic table are also available on the Roaring Fork River beach.

Enjoy time spent on the beautiful patio, casting a line or with a picnic dinner at the river`s edge and experience total relaxation while listening to the soothing sounds of the rushing waters of the Roaring Fork River. Whether you seek an adventurous mountain getaway or a peaceful riverside retreat, this is the ideal home base!

IMPORTANT TO NOTE
THIS IS A NON SMOKING PROPERTY. The use of tobacco, cannabis or vapor devices is strictly prohibited. Disregarding this Rule may result in a fine.

Travel Protection: We HIGHLY recommend purchasing our trip cancellation insurance as there are NO REFUNDS if canceled within 7 days of arrival, regardless of the reason (including illness, flight delays, weather, road conditions, etc.). Protect your vacation with RentalGuardian in case of cancellations, emergencies, and more. Specifics will be provided in your confirmation email so you can get started and travel with peace of mind.

THERE IS A STRICT 4 ADULT MAXIMUM, however 5 Guests are permitted only if small children are included.

This condo is not equipped with a full kitchen but offers a 2 burner cook top and a combination microwave/convection oven. There is not a standard oven or a dishwasher.

Due to the proximity of the river to the home, extreme caution must be used with young children.

The owners are part time residents and occasionally occupy the upper level of the home however there are no shared spaces and the apartment is completely separate and private.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

• Cancellation policy: Full refund if canceled at least 30 days of arrival, 50% refund if cancelled between 7-29 days of arrival, NO refund if cancelled less than 7 days of arrival.

HOUSE RULES
These rules must be observed on the premises of the Property you have booked. The renter of the Property shall be referred to herein as the “Guest” or “You” and the owner of the Property shall be referred to herein as the “Homeowner”. You, as the Guest, accept and assume full responsibility for ensuring any person permitted at the Property abides by the rules expressed herein. Upon booking, reservation and payment, you agree to abide by the following rules:
A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times.
C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed.
D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property.
E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid.
F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property.
H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you.
I. You shall abide by all Federal, State and Local laws.
J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property.
K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
L. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
M. You may not use or store Kerosene or space heaters at any time in or around the Property.
N. The burning of candles is not permitted within the Property, with the exception of birthday candles.
O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
Q. You may not bring your own grill (of any type) or fire pit for use on the premises.
R. Tents or other structures may not be erected on the Property.
S. Commercial photography or filming is not permitted on the Property.
T. You shall use ventilating fans at all times when bathing or cooking.
U. All windows and doors must remain closed during inclement weather.
V. You shall notify Manager of any pest control problems.
W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement.
X. You may not block the fire escape at any time.
Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law.
Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. You must keep the Property, inside and out, clean and sanitary at all times. Even though a cleaning fee is charged, you are expected to leave the Property in a clean, neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon your departure.
AA. This house is privately owned. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Homeowner is not responsible for the loss of personal belongings or valuables of any Guest or any other person. By accepting this reservation, you expressly assume the risk of any harm arising from your use of the Property or others whom you invite to use the Property.
BB. Damage Protection Policy: A mandatory fee for third-party accidental rental damage insurance will be automatically charged to each booking.

Property was in a great quiet location. The river was fun to have just outside the doors. Bugs were a bit intense though! There are 8 geese that traversed the yard regularly. They were fun to watch, but be careful of the little goosy landmines on the grass! House was nice, clean, and comfortable. Loved the antique furniture. A few things that would have been nice…hot pads, a whisk, more kitchen wash cloths. The blinds do not offer great privacy and do not block out much light, so be prepared to wake up with the sunrise! If you have never used a convection microwave oven to bake something, maybe don’t plan on baking anything. Our food did not turn out great. Location was nice because it was outside the busy city, but close enough to get to everything within 15-20 minutes.

Perfect mountain getaway and fabulous fishing in front of the rental. The kitchen had everything we needed for breakfasts. We even had a cookout using the grill one night. Sitting by the river and just enjoying the views and mountain air was just what we needed. Serene, tranquil and perfect!

Cozy and home like. Beautiful relaxing setting right on the river. Well equipped home. Great yard space for playing with children, eating outdoors or just relaxing by their er Management company was very helpful and quick to respond. My only constructive comment is that the second bedroom has minimal bureau space. Maybe some shelving in the large closet would be helpful. We will definitely stay there again when we return to the area.

Great location! Amazing views!

We had an all around great stay. There was plenty of space inside and had all the amenities for us to be able to cook our meals. When washing the coffee pot, it slipped from my mother’s hands and we would like to replace it. Unfortunately once your stay ends, it’s hard to communicate with property manager on messages any longer. The place had a large area for playing in the snow! Just be careful as It is not fenced off and boundaries do become blurred on where it crosses into neighbors property. If you are not paying attention and just enjoying yourselves since you are on vacation, you may unknowingly cross into neighbors side. We didn’t notice the small buckets with signs until afterwards & were scolded by this owner so please be aware since there is no fence or actual physical boundary.It would be helpful to greet guest and state where those boundaries are up front as sometimes this may be missed in notes. Also, be careful as the grassy area along the sidewalk is littered with lots of dog droppings. Nonetheless, inside it was very clean and organized. I would recommend this place to a family who wants to enjoy the snow & lake to the fullest!

Water leak

The property was fine, very clean and cozy. The main living area is small but adequate. The living area combines a kitchenette, dining and tv. It has a small couch and an oversize chair. Unfortunately the AC unit leaked water which flooded the floor and soaked the chair which we could not use our entire visit. Twice we had to mop up the floor. Two of our three day stay included service people to try and fix the problem. Clearly ruined our stay which could have been a pleasant stay.

Gorgeous setting right on the river. Could mix fishing with reading and enjoying the scenery. Surprise plus of having air conditioning - description listed none. We also enjoyed playing cards right on the patio in the evening.
