Sundowner house, beach front, one of the best views on the island. Sleeps 6.

  • Sundowner House sits with an unparalleled view of the beautiful light blue sea. You can watch fish swim past from the patio– ideally done at “sundowner” time! The house sits 35 ft. above the sea and 25 yd from it, with beach frontage and safe swimming. Hoopers Bay is one of the most beautiful on the island, and extremely quiet. The house has three bedrooms, 1 with a king bed, one with a queen, and the other with twin beds which can be moved together to make another king. There is a mooring in front of the house, marked by a polystyrene buoy. This was installed in August 2022, and is a helix anchor point. All living rooms have fans, air conditioning and a full unobstructed sea view. In response to comments made by one tenant, we took on board what was said, and decided to give Sundowner a facelift, and the following renovations were carried out . The kitchen units, sink and bar were all replaced, and a new refrigerator/freezer bought. For the dining area, a new dining table with 6 chairs provided. All cracked ceramic floor tiles in the house were replaced. The master bedroom has a newly tiled floor, a brand new king size bed in 2018, whilst it's shower room has been completely renovated. It now has a walk in shower. The end bedroom has been altered, the wooden door to the outside has been filled in. The patio has 4 new sunbeds.

    Please note, the HOUSE IS ON THE BEACH. I am frustratingly unable to get removed the note that it is a "7 minute drive to the beach".

    Two paths lead from the house, which join up then take you to some steps onto the beautiful beach.
    Exuma is one to the best bone fishing areas in the world, and it has some of the clearest and cleanest seas to swim, snorkel or dive in. Facilities are available in George Town to do all these things, and also hiring boats. Brochures have been placed in the house to help you in this matter.
    The house has satellite WIFI using Starlink so is very fast.
    There is split A/C in all bedrooms, kitchen and lounge/diner area.
    2 outdoor showers.

    One good suggestion from a renter is to bring with you a few paper products that are light and easy to carry, such as trash bags, detergent pods, tin foil, baggies etc as they are very expensive to buy on the island. If you use the App "What3words" the driveway to the house is identified by "sunlit.fattens.mentioned"

The Sundowner was a beautiful place to stay while we explored Exuma, and the beach outside was a treat to enjoy at the beginning and especially end of the day. Plenty of space for our family, and a great location to easily explore the island.

This is a lovely home, perched on a hill, right on the ocean. We enjoyed our stay immensely. Three bedrooms, each with its own bath, and beautiful view. A large well stocked kitchen, and washer and dryer available. Perfect for a family, although we were just two. The beach and water was pristine. Location was close to the airport, and a grocery store. Plenty of parking too. The only caveat I have is if you have elderly, infirm family, the stairs down to the beach may be a bit challenging, but totally doable with a little help. We cant wait to go back, the beauty of the water and friendly people left a lasting impression. Dawn was wonderful as well-thank you so much!

House was perfect for our group of four and just as described in the pics and description! Views were incredible, location was perfect for us and Geoff was a great host. We used his recommendations for food, boat rental, car rental and beaches. Couldn’t be happier.

We had a wonderful stay! The location is perfect, close enough to Georgetown but on a quiet and secluded beach. We loved it and can’t wait to come back!

The Sundowner was magnificent! The back balcony was our favorite spot...set high above the bay and a few steps down to the beach.It was a wonderful place to come home to after days out, relax at the beach in your backyard and eat dinner while listening to the rhythm of the waves. We had many adventures in Exuma...even up until the end, when 20 minutes before we were about to board our plane, realized we left behind a piece of luggage back at the Sundowner. I called Jenny, the property manager, with the hope that she might quickly run there to check on it. She immediately did...and called to tell me she was on her way to the airport and would be there in 10 minutes. She brought me my bag just in time! Needless to say, Jenny went above and beyond for us and she will always be part of the many stories of our adventures and folly's in Exuma. The Sundowner is a true gem...our kids miss it already. Thank you Geoffrey and Jenny (and Jenny's hubby who stepped on the gas to get her to the airport :).

Perfect location

Located right in the beach and most of the time felt like a private beach. The house is nice but older and well maintained. Would stay here again.

This house was in the perfect location. Right in between Smitty's and Prime Island Meats. Geoffrey was so helpful and informative. The house had everything you needed and a beautiful view. Not sure what else you could ask for.

Best location on Hoopers Bay

Stayed here 3 times. Can’t beat the location and size of the property. Slightly elevated so the views of Hoopers Bay are awesome. Steps away from one of the nicest beaches in Exuma. Easy to get to Georgetown, Smittys, or Prime market. Great house that we will book again.

Wow. Can't say enough about our stay. Steps away from one of the most beautiful beaches. Just FYI we saw many turtles when snorkeling steps from the house. The house owner Geoff was great at sending emails with things to do. We will definitely going to be back next year.

Heaven on Hoopers Bay

Our family of five couldn’t have been more happy! The house was exactly as pictured, was clean, comfortable and well stocked. It is in a great location - easy to get to Georgetown and other attractions. We couldn’t believe how beautiful Hoopers bay was - truly one of the prettiest beaches and very quiet. Would definitely stay here again!
