Living Room
Relax in the cozy living room featuring floor-to-ceiling windows to enjoy the views, a gas fireplace, 2 couches, and a flat-screen TV! Catch up with one another or make plans for the day. And in the evenings, flip on the TV for a bit of entertainment or gather around the fireplace for bedtime stories.

Kitchen
Step into the fully equipped kitchen for meal prep, coffee refills, snack attacks, and cookie time. Fully equipped with a stainless-steel refrigerator, stove, microwave, and dishwasher, plus cutlery, cookware, mugs, dinnerware, and more. There’s even a bonus island with extra counter space and bar seating for 3 to make fixing and serving meals simple. Create a breakfast buffet, set out a lunch spread, and serve dinner for 20 with ease.

Dining Area
Along with eating scrumptious meals, bring board and card games from home and host a friendly tournament in the expansive dining area. There is a large dining room table that seats 14. Add the kitchen’s bar seating for 3, and everyone will have a place to dine together.

Rec Rooms
It’s playtime! Make every night game night at Royal Vista, with friendly competition in the pool. Sit back and catch the game or play the arcade game til your heart is content. All games are set to free play!

Bedrooms
Exploring the great outdoors, shopping in town, and playing at the cabin will certainly leave everyone ready for bed each day. There are plenty of cozy options across 6 bedrooms, each with a flat-screen TV. Choose from 5 King Beds, 2 Queen Beds, and 3 Queen Sleeper Sofas. 3 King bedrooms and 2 Queen bedrooms include en-suite bathrooms.

As per description, we should had 1 room with 2 queen bed. However, there was 1 queen bed and 1 sleeper. Hot tub weren’t ready to use and was broken for first two nights of our stay. Every sleeper sofa was in absolute poor condition. I don’t think anyone can sleep there. Some of the sleepers were very dirty. Extra blanket were extremely dirty. So we asked for two clean blankets which we never got. On our 3rd day, front door locked pad was not working. They fixed it later that day.

Cozy cabin

Wonderful cabin with wonderful views. They got plentiful of pots and pans and utensils. Excited to see bears near the cabin in the early mornings. Overall its a good place to stay and enjoy with family and friends.

Great location with a few issues and outdated pictures

Overall the stay was great; family and friends enjoyed having a fire almost every night after hiking or visiting Gatlinburg. There was plenty of common space for all guests to eat meals and hangout. The game room was a big plus too for the kids. The not so great part - we were missing a queen bed in one room which was clearly shown on the listing. This forced some guests to sleep on the pullout couches which were not comfortable. The jets in the jacuzzi tub did not work and the jets in the hot tub did not work as well. The upper balcony seems to be falling apart as material was falling on people below as someone walked above. I don't think I should have to download another app to access the house either and the "free" attraction tickets were impossible to access and getting help on the issue was impossible as well, as no one answered. I don't I usually don't make a big deal about these things, but for the expensive price of this house for one week all items should at least be in working order and all beds included for the guests to sleep in.

Familiy Vacation

Very nice cabin with amazing views. Close enough to Gatlinburg to enjoy everything but far enough away not to be bothered with all the hustle and bustle. Communication with the host was immediate. They got back to us quickly when we had questions. Everything about this cabin was fantastic, kitchen, views, games, drive up to cabin was beautiful, dining table big enough for our group. We cooked breakfast and dinner for 14 people every day with no issues. The only negative was the mattresses throughout the cabin should have been changed a long time ago (craters/dips/worn out). If mattresses are different, I would definitely book again.

Beautiful view

Our family stayed over Christmas week. The cabin was nice however needs quite a bit of updating/love. The jets in the basement tub did not work. The hot tub cover was broken and the hot tub jets were not great. For a cabin that sleeps a lot of people there is not enough common area furniture at all. Also note that there is NOT a bedroom with 2 queen beds like the pictures portray, which left a fold out couch, which was extremely uncomfortable, to the point where one person in our party got a local hotel room one night to be able to sleep. We did reach out to the property manager and was told that the fire marshal requested the other queen bed be removed. Overall the stay was nice and the massive table was great for Christmas breakfast and dinner.

Perfect for our trip

Cabin was nice with great views. Would stay there again. Only thing was there was an awful smell going down to the game room. It wasn't bad when we first got there. Today when we left tho. It smelled awful and had our bedroom to the right of the steps smelling awful too

Mountains

The driveway is horrible all of our cars scraped going on and out, the main roads is not the easiest to find. The cabin was cleaned for the most part however there is a let of cobwebs on the entry table and fans. The beds downstairs are very uncomfortable. The cabin itself is beautiful with wonderful cries we enjoyed our time there.

Royal Vista Family Fall Getaway

Our family had a great time! The leaves and views from the house were breathtaking! Got to see a small black bear the last day. That was fun. Overall we had an enjoyable stay.

Very Good

We had a very good time at this cabin. It is a very pretty cabin with a great layout and plenty of space inside. Matt was quick to respond to a question I had, so that is always nice. The game room and firepit were also very nice. And they are not kidding - the view is FANTASTIC! The location is good in the sense that you are close(r) to things to do, but FYI for anyone (like me - sensitive to noise) looking for a very quiet mountain retreat: this might not be the place for you. Every day/night you can hear traffic from down below and, at night, I was able to hear neighbors (voices, music, etc.). This would probably not be an issue for most, but it is definitely not secluded in that way. This is a great place for large gatherings who are probably noisier/more active anyway. :)

Good time had by all!

The cabin was spacious for our family. The view was great, had a visit from a bear. The home does need a deep cleaning. There were quite a few cobwebs, filter in kitchen faucet needs to be replaced to allow proper water pressure, windows needed to be clean, and there was an hairball left in one of the tubs. It would be helpful to have a info book detailing the use of the games and household equipment and TV remotes. The main floor bedroom needs to have curtains to provide privacy. Overall the stay was a wonderful family getaway and you cannot beat the view.

Kinnison Family Reunion

Everyone had a great experience at this marvelous cabin. Very roomy, beautiful views of the surrounding area, convenient location for getting into Gatlinburg and the other area attractions.

Family Vacation

Amazing views. Great, quiet location. Wonderful, spacious cabin layout. Overall, we really liked the Royal Vista cabin. We had 11 adults and needed a place that didn’t get the majority of the bed count from bunk beds or futons - somewhere that would fit our sleeping accommodations. This cabin fit the bill and then some. From the game room, to the giant dining room table, to the large decks on two stories - there was plenty of space for family time, but also plenty of space to get away if needed. Waking up and going to sleep with those beautiful views was the best. Plus we got to see bears.

Amazing View

The rental met all of our needs, plenty of bedrooms and bathrooms. Everyone of all ages in the group enjoyed the gameroom, video machines and the pool table. We had a few hiccups with internet access but that just made the kids put down their ipads and enjoy vacation.
