It’s fantastic ! Had every amenity you could ask for, super clean and comfortable, and in a neat historic district. Possibly the most comfortable bed I’ve ever slept in, too!

We love this property! We purposely rented it a second year in a row because we are just in love with this property so keep that in mind as you are reading our review. Justin is great to work with. Very responsive! This was our experience both years. The house smelled amazing and was very clean. Amazing shower pressure! That's something that is rare when renting a property. Water was actually hot too. Love the washer and dryer unit that is in the house. It's very convenient and a must for us when traveling. We still had zero idea how to work the thermostat but that's not any different than last year lol. We are Apple people so Google nest is foreign to us. We made it work. Thankfully it cools down very quickly. The internet speed and bed are our only complaints. The bed is not comfortable. It's so soft that you both just sink in the middle. The internet is very slow. I couldn't do any work while there but that wasn't a dealbreaker for me. My husband couldn't stream his football game so that was a dealbreaker. We left a day early and this was a big part of the reason why (still paid for our entire stay of course). I tried to stream a movie and even watch TikTok without success.

Little Get Away

We love staying at the Carriage House! Our hosts are always available for any question or need me might have, and the house is always clean, and well stocked with all the things that make a persons stay much more comfortable. The location is great! A very short drive to fun, and tasty restaurants. If you are looking for that one place to stay that feels like home, but just a little better, this is the place!

Weekend Stay

Nice little cottage close to downtown. We were going to stay two nights, but ended up leaving early due to personal reasons. Host took care of everything so we could just leave. It would be nice to have more outlets in the bedroom and more bathroom counter space, but overall a cozy, little place to stay.

Lovely neighborhood

Lovely, quiet neighborhood; minimal street sounds. Prior to our arrival our host sent detailed, easy to follow instructions to our parking spot, which was very near the entry door. Host was very responsive to my text regarding WiFi password (which he had provided prior to my arrival but I had lost). Overall very pleasurable stay.

Excellent Property

The carriage house was perfect for us. The teen girls took over the living area and I had a room to myself. The space was clean and comfortable and the directions for parking and entering were easy. The hosts were incredibly helpful and answered all of my questions quickly. I would definitely stay again if I am ever in Ft. Smith.

Fort Smith stop

We enjoyed a brief overnight stay here at the carriage house. Came in late after dark and still found it very easily. Place was very clean and very spacious., Although it had a slump in middle of it, Bed was comfortable and we both slept well. Loved the old windows, if you go be sure to check them out.

What an adorable home

Justin was the perfect host. Very communicative and answered every question we had. We absolutely loved the history of this home and surrounding properties. The Carriage House was clean, well stocked and perfect for two. I struggled to think of anything that could be improved on and came up with nothing. The only issue we had was user error. We're not tech savvy so the thermostat was interesting. We will be back! If you love history we recommend this home and this town.

The Cottage House

This was the perfect little cottage house and met all our needs. It was very clean, and had all the amenities that you would want. The owners are very pleasant and quick to answer any questions that we might have. It is a 5 star accommodation and we will rent again in the future!

Very clean and newly updated. Host was extraordinarily helpful. Located in a historic district with beautiful homes. It is however near a nice area with restaurants, museums and shopping. Very reasonable price!

So clean! The bed is so soft and comfortable!

This is so cute. It’s so clean!! We loved our stay. Includes parking. You’re two blocks away from downtown historic district. Close to museums. Food. Shopping. If we come back to this area we will stay again! The bed is so comfortable not super hard! The pull out sofa has a memory foam mattress cover. They truly thought of comfort. I can not explain how clean this place is.
