Your experience begins as you pass through the entrance gate: a private driveway winding through the trees leads to the spacious parking area. Once you pass through the second gate separating the parking area from the fenced-in garden, the large portico overlooking the pool and vineyards leads you to the Villa’s entrance.

The villa spans from the first floor to the second floor, can comfortably accommodate up to 15 people, and is laid out as follows:

GROUND FLOOR
As soon as you enter, you’ll find a spectacular open-concept space with a large open kitchen and a spacious living area separated by a stone arch.
• The living area features an extendable table up to 4.80 m long with seating for 18, a large sofa, a 60" Smart TV, a bookshelf filled with volumes on Italian history, and a reading nook with two armchairs in front of the fireplace, creating a warm and cozy atmosphere.
• Spacious, fully equipped wooden kitchen with a double induction cooktop, a large counter for casual meals complete with stools, and a lighted niche displaying bottles of Franciacorta; the full-size refrigerator ensures ample storage and convenience for large groups.
• Functional laundry room with a dishwasher, washing machine, and sink, with direct access from the garden
• Guest bathroom with shower, also ideal for guests returning from the pool area.

FIRST FLOOR (sleeping area)
• Master suite with Smart TV, walk-in closet, and private bathroom (shower, toilet, bidet, sink).
• Bright second bedroom with a double bed, a single bed, and a large closet.
• Third bedroom with two double beds and a wardrobe.
• Spacious master bathroom with a whirlpool tub, toilet, bidet, and double sink with a large backlit mirror.

Each bedroom opens onto the wraparound terrace: waking up to a view of the pool and vineyards offers the perfect start to the day.

SECOND FLOOR
• Loft-style double bedroom with a large Smart TV, open wardrobe, and a private furnished terrace: the perfect spot for a leisurely breakfast while gazing out at the vineyards
• Room with two single beds and an open wardrobe

OUTDOORS
• Porch equipped with a large table for outdoor lunches and dinners with a fantastic view of the vineyards.
• Large pool with a sun deck, umbrellas, and lounge chairs
• Barbecue area for gatherings and a pizza oven
• Garden with beautiful olive trees, fully fenced and separated from the parking area: children can play freely, and pets are safe.
• On-site parking: up to 6 cars in an open area + 1 covered space.
