Enjoy garden views at this spacious, modern 3-bedroom house in the heart of Edinburgh. The property features a private main door entrance and a private garden with stunning views of Arthur's Seat. Located just 700 meters from the Royal Mile, it offers a perfect blend of comfort and convenience.

Among the facilities at this property are luggage storage space and private check-in and check-out, along with complimentary WiFi throughout the property.

The spacious townhouse is equipped with 3 bedrooms, 2 contemporary bathrooms with showers, bed linen, towels, a flat-screen TV with streaming services, a dining area and a fully equipped kitchen. The apartment also offers an outdoor area.

This property is strictly non-smoking, and we do not accept hen/stag/party groups. At least one guest must be over 25 years old.

For those looking to explore the area, golfing and hiking opportunities are available nearby.

Popular points of interest nearby include Arthur Seat, The University of Edinburgh, National Museum of Scotland, and The Real Mary King's Close.

Please note we do not provide hypoallergenic bedding at our properties.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager at least 24 hours before arrival.

Entry to the apartment is from 16:00 onwards. If you are arriving earlier than 16:00, it is always worth contacting the property manager, who will endeavor to give you access as soon as possible.

Check-in after 19:00 is possible, subject to availability and prior arrangement.
The following late check-in fees will be charged in cash:
19:00 until 22:30 GBP 15
22:30 until 00:00 GBP 30
00:00 until 02:00 GBP 50

The latest departure time is 11:00, but a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day, subject to no existing booking arriving that day.

A £200 refundable damage/security deposit is due 7 days before arrival and refunded after departure.

All properties are strictly non-smoking and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Check-in is from 4pm, and check-out is before 11am.
