Enclosed back garden with patio and garden furniture. Private parking for 3 cars. No smoking. Please note: There is an unfenced stream in the garden.. In the lounge, a soft rug and generous seating create a calm space for reading or chatting after days out. A spacious country kitchen makes shared meals easy, and the bright sunroom looks over the enclosed garden, giving a relaxed backdrop to family time. The layout includes restful sleeping spaces that keep things comfortable for families and friends sharing time away. From this calm hamlet, Edinburgh is around 15 miles away with its castle, Royal Mile, gardens and an outstanding choice of restaurants, cafés and independent shops. Closer by, Penicuik offers supermarkets and takeaways, while West Linton brings local eateries, independent shops and a popular monthly market. Walking routes start nearby, with Patie’s Hill and the wider Pentland Hills Regional Park offering rewarding trails for walkers, runners, cyclists and wildlife lovers.
