The house, pool and out building needed some tlc. Broken window blinds, green growing in the pool and the 2 bathrooms in the barn have no air or ventilation so entire family used the upstairs main house bathroom. It was clean and there was plenty of space for everyone (10 adults and 5 kids). Location was great to avoid big crowds and traffic. Several very good restraunts close.

Furniture Issues: There are three broken net chairs, a grey outdoor patio sofa with a broken leg, and a wooden chair with a broken arm. This is not acceptable for a rental home of this caliber.Cleaning Concerns: We have documented the following cleanliness issues, which were not addressed prior to our arrival:The refrigerator was very dirty, which we cleaned.The towels appeared as if they had not been properly washed, so rewashing was a must.The coffee machine had a dirty filter left inside by the previous users.The floors had dirt as if the place had not been swept or mopped also cleaned up.General Maintenance: The overall upkeep of the home is not in line with what was advertised. Given the premium rate for this property, it is disappointing to see the level of neglect.While we appreciate the space, we felt the need to bring these issues to viewers attention. While normal wear and tear is expected, negligence in basic maintenance—especially when charging premium rates for a gorgeous beachfront property—is completely unacceptable and false advertisement. We dealt with over 48 hours of the pool being inoperable, with limited and delayed communication. The advertised features of the home were not delivered as promised, and the overall experience fell far short of expectations.

Family reunion at the beach

The game room and bedrooms were perfect for kids of all ages. We put 4 kids 10 and under in one room off the game room. We put 4 kids over 13 together in the house. The adults took the other rooms. The dog had some space too. We ate at the pool. The different age groups could watch TV in different spaces, also a positive!

Fantastic stay for spring break!

We had a wonderful time at this rental! The beds were very comfortable, and the space was exactly what we needed for a great spring break. The game room setup in the barn was a huge hit—we used it a ton! The pool was also a great addition, giving us plenty of ways to relax and have fun. The location was perfect—tucked away in a quieter area that didn’t feel overly touristy, yet still just a short drive to bigger towns and plenty of activities for the whole family. We’d definitely stay here again!

Communications and functioning appliances

Place was nice. Wash machine did not work well at all. TV remote was a hit and miss issue. Contacted management several times about wash machine and no one ever showed up to follow through. Its a shame there isn't 2 bathrooms in main unit. We never used pool or shed unit due to terrible weather, but was really nice addition to facility.

The property was just ok. The house felt like it swayed in the wind, which was discomforting. My biggest was that my son left his AirPods by mistake. When I reached out to property manager, he immediately replied that they had them - great! Well, turns out not so great. They sent me a form to fill out, which I did. They then replied and said they couldn’t find the AirPods. Something not right about all that. We won’t return to a Beach Box property.

Family fun mini get away

Our family had a wonderful stay at this vacation rental in San Leon! The house was spacious and had everything we needed for a comfortable getaway. The game room was a huge hit with my kids—it kept them entertained for hours—and they absolutely loved the bunk beds. I also appreciated having a washer and dryer on-site; it made keeping up with laundry so convenient. With three bathrooms, there was plenty of space for everyone to get ready without feeling cramped. It truly felt like a home away from home, and we can’t wait to come back!

Stay in San Leon – Perfect for Relaxation

I loved this place! Having a private pool for vacation was such a relaxing feature. The home was clean and bug free, thank goodness. The host answered super quick which was nice and being like 4 or 5 minutes to the beach was easier

Hidden Gem in San Leon

This vacation rental in San Leon was absolutely perfect for our getaway! The house was clean, beautifully decorated, and had everything we could possibly need. The pool was a highlight—perfect for cooling off during the day and creating memories with the family. The game room was a hit with both kids and adults, offering hours of entertainment. In the evenings, we gathered around the fire pit, enjoying s'mores. The location was ideal—peaceful and private, but close enough to enjoy the local seafood spots and nearby attractions like Kemah and Galveston. The host went above and beyond to make our stay seamless and enjoyable. We can’t wait to come back!
