Mornings begin on the second floor, where double sliding-glass doors flood the open-concept living space with coastal light and lead to a covered porch built for coffee and a breeze. The chef-caliber kitchen was designed for feeding a crowd without breaking a sweat — high-end countertops, custom white cabinetry, and stainless steel appliances including a gas range — with a table for 12 and four more seats at the breakfast bar, so nobody eats in shifts. When groups need to split up, they can: a second living area on the first floor means teens, early risers, and movie-night holdouts each get their own space.

The sleeping arrangements are where a house for 24 either works or doesn't — and this one works. Five king bedrooms are spread across all three floors, nearly all with private baths, including a third-floor primary suite with a shower and tub and two more kings up there opening onto private balconies with Gulf views. The kids get a floor plan of their own logic: a first-floor bunk room sleeps six across a queen-over-queen and a twin-over-twin with its own full bath, a full-over-full bunk tucks into a second-floor nook, and a third-floor bonus room adds four more spots on twin daybeds with trundles, private bath included. That's eight distinct sleeping spaces — couples get doors that close, kids get bunks to claim, and the morning bathroom line never forms.

Afternoons belong to the backyard. The private pool comes with built-in seating, a bar area, and a covered dining spot steps away, while the game room and foosball table keep the competition going indoors. And running through it all, quite literally, is the in-home elevator — a detail guests rave about for luggage, groceries, grandparents, and everything in between. A laundry room handles the wet-swimsuit cycle every beach week demands.

The location works as hard as the house. Big Kahuna's waterpark is practically next door, restaurants, groceries, and pharmacies sit just minutes away, and Henderson Beach State Park, the Destin Harbor Boardwalk, and outlet shopping are all within a short drive. Yet the neighborhood itself stays quiet — reviewers call it "in the middle of everything" while somehow remaining peaceful. - Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Bunk room is a shared kids' space — The first-floor bunk room sleeps up to 6 on shared bunks (a queen-over-queen and a twin-over-twin). Great for a kids' crew, but groups with several families should plan on children bunking together rather than in separate rooms.
- The "nook" is an open sleeping area — The full-over-full bunk on the second floor sits in an open nook, not an enclosed bedroom with a door. If you're counting on 7 fully private bedrooms, note that one sleeping space is open-concept.
- Bonus room uses daybeds and trundles — This room sleeps up to 4 on two twin daybeds with twin trundles. It adds real capacity, but the fold-out setup is a different comfort level than a standard bedroom.
- Pool heating is available for an added fee — The pool is not heated by default; heating can be added for $150/day. If you're visiting in the cooler months and want a warm pool, be sure to add this on. Pool heat is only offered Oct 1st- March 31st
- This home includes a residential elevator as a bonus amenity. Please note that elevator availability and operation cannot be guaranteed throughout your stay, and temporary outages or service needs may occur. To help ensure reliable operation, guests are asked to limit use when possible and reserve the elevator primarily for transporting luggage/groceries and for guests who have difficulty navigating the stairs.
- Maintenance & staff access — Vendors handling routine upkeep (landscaping, pool service, etc.) may stop by during your stay. They won't interrupt your time — they're just keeping everything running smoothly.
- Security cameras are located on-site, including one camera facing the driveway and a doorbell camera.
- Personal umbrellas and/or tents are not permitted from March through October, per HOA regulations. Guests may use their own chairs year-round.

Parking Details:
- Parking is limited to 6 vehicles — The home offers 6 dedicated driveway spots only, with strict towing enforcement and a hard cap on vehicle count. For a group of up to 24, we recommend carpooling or coordinating rides in advance.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
