RENTAL RULES (Please read carefully)

1. Occupancy:

> Declare the number of occupants at booking or when new occupants enter.
> No extra guests allowed without permission. The -guest is responsible for all occupants.
> Unaccounted guests will incur a $25 charge.
> Note: An extra guest fee of $25 applies after the first 2 guests.
> $250 fine for non-compliance.

2. Objectionable Guests:

> The landlord reserves the right to request the removal of guests deemed objectionable to neighbors or the property.
> Failure to vacate results in cancellation without refund and liability for damages.

3. Hold Harmless:

> Homeowners are not responsible for accidents, injuries, illnesses, or loss of belongings on the premises. Guests assume all risks arising from the use of the premises.

4. Weather/Natural Disasters:

> No refunds for unfavourable weather, storms, earthquakes, or wildfires.

5. Parking:

> Park on the property garage. Paid street parking is also available.
> Non-compliance may result in towing or fines at the renter's expense.

6. Surveillance:

> Outdoor security cameras are present.
> Tampering with cameras leads to cancellation, forfeiture of deposit, and removal without refund.
> $1000 fine for tampering.

7. Rules:

> Abide by rental rules during the lease agreement.
> Non-compliance results in cancellation, eviction, and deposit forfeiture.

8. House Rules:

> Maintain property and furnishings in good order. No shoes inside.
> Shoes worn indoors forfeit damage deposit. $250 fine for non-compliance.

9. Noise:

> Observe quiet hours from 11:00 PM to 7:00 AM to avoid disturbing neighbors.
> Repeated complaints from neighbors will incur a $250 fine.

10. Smoking:

> Smoking is prohibited on the property, including the home and garage.
> $500 fine for smoking violations.

11. Parties:

> Airbnb prohibits parties.
> Large gatherings are allowed, provided occupancy rules are followed.
> $500 fine for unapproved gatherings.

12. Intended Use:

> Use appliances for their intended purposes only.

13. Damages:

> Charges apply for broken, stolen, or damaged property at the repair/replacement cost plus a 20% service fee.

14. Housekeeping:

> Do not disconnect cables from outlets, especially LED lights.
> Reconnect cables before departure.

16. Early/Late Checkout:

> Available upon request for a $50 fee. Ensure on-time checkout.
> Late checkouts incur a $100 fee for the first hour and a full day's charge thereafter.
> $250 fine for late checkouts without approval.

17. Pets:

> Pets are not allowed. $250 fine for violations.

18. Cleaning:

> Rinse dishes and place them in the dishwasher.
> Turn on before checking out.
> Dispose of waste in appropriate bins.
> Lock doors and turn off lights (excluding LEDs) upon departure.
> Non-compliance may result in extra cleaning fees for major messes.

19. Parties:

> Not allowed per Airbnb policy.
> Large group gatherings/events are permitted if occupancy is transparent.
> Hosting a party causing extra cleaning or neighbor disturbances will result in cancellation, eviction, deposit forfeiture, and a $500 fine.

20. Garbage:

> For stays under 2 days, using over 4 bags incurs a $10/bag penalty after the first 4 bags.

Extremely Disappointing Stay – Would Not RecommendOur experience at this property was terrible. After a 2.5-hour drive, my friends and I (a group of four women) arrived to find the apartment in unacceptable condition. The bathrooms were filthy—with hair in the shower, a dirty toilet, and an overall lack of cleanliness.To make matters worse, there were only three face towels and no bath towels provided, making it impossible for us to shower before our dinner reservations. When I contacted the host for immediate assistance, he dismissed the issue as “minor” and said it would be addressed the following morning. I explained how unreasonable it was to expect guests to go without basic hygiene after a long trip, but he showed no urgency or care. Photos were provided to the host to show the uncleanliness and no urgency was still given. I requested a refund due to the unacceptable conditions, and the host stopped responding entirely. I’m still in the process of trying to get a refund, and the lack of accountability has only added to the frustration.I would absolutely not recommend staying at this property—or with this host—under any circumstances. This experience was incredibly disappointing and unprofessional.

HOT STAY- Bad Customer service

Upon booking this listing I knew we were taking a chance when there was no reviews since this was a new listing. I normally do not write reviews but I felt I needed to so that others can get an accurate idea of this unit. Upon arriving to the area it did seem to be in a ok safe neighborhood. In the check in instructions it was only mentioned that free street parking was available. I just bought a brand new car last week and I absolutely would not feel comfortable parking my car on the street in this area. There was a "gated" parking in the back that stayed open the entire time of our stay. I did message the host about parking in the lot and they did provide the code over 12 hours later. When we walked intently the hallway of this unit there was a wrong smell of marijuana and it stayed the entire time. However it was not noticeable in the actual unit. They did provide one roll of toilet paper in each bathroom and a roll of paper towels. Which is whatever I'm ok with buying my own of those things. But they only provided 1 trash bag. That is absurd. The second day we were at the unit someone knocked on our door, when we did not answer quickly enough, she entered the code and came into our unit. Telling us that we were supposed to be checked out by 11 am but we were to stay for 2 more days. The nail in the coffin for this stay was when we returned on the last afternoon of our stay to no working air conditioning. In TEXAS SUMMER HEAT.
