Beautifully converted farmhouse alone on a tuscan hillside with stunning views

Podere Aiaccia sits alone high in the Tuscan hills overlooking a panoramic view, which can be enjoyed from every room in the farmhouse. Aiaccia is a large converted farmhouse equipped for modern needs whilst retaining many original features. The water comes directly from the top of the mountain and is purified by the house's sophisticated water purification system so can be drunk straight from the tap! Aiaccia is dialect for "underground stream".

Accommodation consists of a large entrance hall, downstairs washroom, good sized kitchen, large dining room and a large sitting room all with doors leading onto the terrace. The siting room contains a fully working fireplace. Upstairs a large landing leads through to two large double bedrooms and a twin room, one double with ensuite bathroom. A spacious family bathroom is situated on this floor.

Outside a terrace spans the length of the farmhouse with a lower terrace for a more intimate space. Steps lead down to the swimming pool which also enjoys panoramic views. The extensive grounds and woodland surrounding the property can be explored, you can enjoy building camps or just wandering in the solitude of the countryside.

The farmhouse can only be accessed by a 1 km private road.

Podere Aiaccia is rural escape for families and a quiet romantic getaway for your special someone. Pets are very welcome and with space to roam they can enjoy the countryside with freedom!

The nearest village is San Leo Bastia, a 10 minute drive away. In the other direction the medieval walled town of Cortona nestled atop a Tuscan hill is popular with tourists and locals alike. Sienna is an hour and a half drive from the house, Florence two hours and Rome two and a half hours drive. Your nearest airport is Perugia with direct flights from main airports around the world. From Perugia the farmhouse is a 45 minute drive.

Ein Traumurlaub

Der Check-in verlief reibungslos. Die Kommunikation war immer freundlich und erreichbar. Wir haben den Urlaub in diesem Haus sehr genossen. Eine Oase der Ruhe. Es kommen auch heimische Tiere wie Wild- und Stachelschweine zu besuch.Es ist wie auf den Bildern. Das Haus läßt sich recht gut kühl halten und Abends kann man dank der Fliegengitter lüften. Es hatte an nichts gefehlt, auch in der Küche war alles notwendige da. Das es keinen Geschirrspüler gab, hat uns persönlich nicht gestört. Der Weg zum Haus ist recht abenteuerlich, da unser Auto höher liegt, hatten wir keine Probleme.Wir möchten gerne nächstes Jahr wieder in dieses Haus fahren.

Treasure in the middle of the woods!

Having vacationed in this area for the last 20 years and lived here for four, rarely have we come across a restoration with the attention to detail and clearly a personal touch from someone passionate about this special place. A beautifully restored farmhouse interior with plenty of space and good size rooms all finished to a high standard. The living room especially is a comfortable and inviting escape when it’s too hot outside. The outside areas and furniture could do with some renewal to fully enjoy the incredible view from the terrace. The pool is perfect for a dip to cool off on those hot afternoons. Location wise you have to know where you are and the beauty of this place is to spend time here immersed in nature. Be prepared to be visited by the local wildlife as you are in the middle of the woods and it comes in all shapes and sizes. It is a place to disappear for a while in complete tranquility. To that point we would not recommend it as a base camp if spending your days touring around Tuscany/Umbria is your plan. You will miss the point of the place and spend too much time traveling to destinations and back. It is a retreat at the end of a 1km stoney road in the woods (which takes some navigation) and a beautiful one at that.

Perfekter Ort um in Abgeschiedenheit abzuschalten

Wir haben zwei Wochen in dem wunderschönen alten Bauernhaus verbracht. Wir fanden es sogar noch schöner als auf den Bildern! Das Haus ist sehr geräumig, gut in Schuss, pico bello sauber und gemütlich eingerichtet. Es gibt reichlich schattige Plätzchen, an denen man im Freien essen oder sich einen Sundowner gönnen kann: Die Terrasse, eine zweite, kleinere Terrasse unter den Bäumen, unter der Pergola am Pool – jeder dieser Schattenplätze hat seinen eigenen Charme. Das Terrasse hat abends noch Sonne. Das selbe gilt für die drei Schlafzimmer. Das größte hat ein Doppelbett und ein eigenes Badezimmer, die beiden anderen – eines mit einem Doppelbett, eines mit zwei Einzelbetten – teilen sich das zweite Bad. Die Küche ist geräumig und sehr gut ausgestattet, allerdings gibt es keine Spülmaschine., was ein bisschen schade war. Unsere Vermieterin oder die Verwalterin vor Ort haben wir nicht persönlich kennengelernt, aber die Kommunikation lief reibungslos und unsere Ansprechparterin war immer sehr freundlich und hilfsbereit. Während unseres Aufenthaltes war auch ein Mal jemand zum Wechseln der Bettwäsche und Handtücher da, was wir sehr zu schätzen wussten. Was man jedoch bedenken sollte, bevor man bucht: Das Haus liegt wirklich abgelegen. Uns hat gerade die Ruhe und Abgeschiedenheit gefallen, aber es sind etwa 20 Minuten Fahrt zum nächsten Restaurant oder Supermarkt, teils auf einer engen, kurvigen, unbeleuchteten Schotterstraße durch den Wald. Afgelegen karakteristiek huis

Dit huis ligt aan het eind van een circa 1 km lange rots/gravel weg. Om er te komen heb je echt een hogere en krachtige auto nodig. Dan nog is er risico om een band lek te rijden, zoals ook ons overkomen. Het huis is prima, ruim en voorzien van alle gemakken. Karakteristiek en met smaak verbouwd. Het zwembad is prima en echt niet te klein zoals sommigen suggereren. De bedden zijn geen echte 2 persoonsberden, daarvoor zijn ze echt te smal. Het buitenmeubilair is aan vervanging toe, maar er zijn wel ruim voldoende stoelen. Bijzonder is ook de gedenksteen van de overleden engelse eigenaar...... In de omschrijving wordt helaas niet vermeld dat je op deze plek GEEN MOBIEL BEREIK hebt. Gelukkig werk de wifi wel prima, zelfs voor streaming. Om te eten kun je heel goed terecht bij La Taverna (ook genaamd Bar Bucci) in San Leo Bastia op ongeveer 10 minuten vanaf het huis. Verder zijn er voldoende alternatieven in de buurt. Naar Cortona ben je wel 45 minuten onderweg, maar Trestina is een hele goede plek waar je ook boodschappen kunt doen en de auto kunt opladen. Al met al, een prima plek als je van afgelegen in de bergen houdt, maar wel een paar nadelen (mobiel bereik, weg er naartoe, bedden)

Extrem abgelegen

Da wir einen Familienurlaub geplant hatten ist dieser auch sehr schön gewesen. Die Lage des Hauses ist sehr weit entfernt von jeglicher Zivilisation. Wegen der hohen Temperaturen konnte man keine Stadtbesichtigungen machen. Was jedoch sehr störend war sind die Temperaturen in den Schlafzimmern. Durch die Bauart und der geringen Isolierung unter dem Dach war es nur schwer möglich vor 23 Uhr einzuschlafen. Es halfen da auch keine Ventilatoren, die es in jedem Schlafzimmer gab. Durch die abgelegene Lage gab es sehr viele Stechmücken besonders am Pool. Ich glaube nicht das wir hier nochmal Urlaub machen.

Ferme toscane isolée

Belle ferme bien rénové très isolée en pleine nature, accès par un chemin de gravier un peu compliqué, mieux vaut il avoit un véhicule surélevé. Belle propriété, petite déconvenue le dernier jour, l' eau courante a été coupée donc impossible de prendre une douche ou de se laver les mains, inadmissible et fort désagréable

Nice isolated House

Had a good time, check in wasn't done properly. But we believe that it was a coincidence and will not happen again. Anything else was nice. The road is a bit difficult to drive on. Would recommend a car with a bit ground clearance. We are coming back most definitely.

Spacious and well located

The house is spacious and modern, the rooms are big and practical. The pool is on the smaller side but it was good enough for us and our three kids. The house is on the border with Umbria but the surroundings are beautiful. You feel really alone with the stars (and deers and rabbits who come to visit). Some interesting day trip destinations to visit (Cortona, Gubbio…). Overall it was a relaxing stay, we appreciated the welcome.

Landhaus mit Charakter und Pool in absoluter Alleinlage

Was uns gefallen hat: Die einsame Lage, man ist wirklich allein, die Stille und die Natur. Der freundliche Empfang und der zuvorkommende Service von Mika. Der sehr schöne Pool und jede Menge Platz. Die Wildschweine, die Nachts mal vorbeischauen. Sightseeing: man hat relativ weite Wege, aber das war völlig okay, denn wir wollten die nahe und weitere Umgebung mit unseren Motorrädern erkunden. Wanderwege haben wir in der Nähe nicht gefunden. Der Weg zum Haus: er führt über eine 1-km-lange kurvige Schotterstrecke mit Steigungen und ausgefahrenen Fahrspuren, ist mit einem normalen Pkw m. E. aber gut zu bewältigen. Für Motorradfahrer: Mit einem schwereren Straßen-Motorrad ist der Weg zum Haus eine tägliche Herausforderung und für Fahranfänger kaum geeignet. Was wir uns gewünscht hätten: insgesamt einen etwas höheren Standard für den aufgerufenen Preis (zur Illustration: Fliegengitter die heil sind und richtig schließen; neuere Matratzen; höherwertige u. funktionierende Liegen und Sitzmöbel am Pool und auf dem Grundstück; ein einwandfreier Sonnenschirm am Pool; Barhocker in der Küche ohne deutlichen Rostansatz). Schönheit liegt bekanntlich im Auge des Betrachters, was für den einen liebenswerte Patina darstellt, ist für den anderen etwas, dass erneurt werden könnte...

Amazing experience in blissful isolation

The house is very spacious, solid (a beautifully restored stone house) and comfortable, but the best thing about it is the location. The view over the almost completely unspoiled valley is amazing. The pool, although quite small, is ideally located in a natural terrace that takes the sun all day long. All in all we had a great stay. Not ideal for those who don't like isolation or don't own/drive a 4WD. The house is at the end of a fairly long drive through the woods on an unpaved and very bumpy road.

Un endroit au bout du monde...

Superbe endroit mais qui manque d'espaces ombragés et de possibilités de communication avec le monde extérieur. Des bougies résistant au vent ou un éclairage nocturne sur la terrasse auraient été les bienvenus afin de manger le soir à l'extérieur...

Séjour idyllique dans cette villa charmante, décorée avec beaucoup de goût .

Les photos et la description sont conformes à la réalité . La vue est imprenable depuis ce lieu magique. La maison est fonctionnelle, bien équipée, très agréable et confortable. Literie irréprochable.La piscine est entretenue, de taille appréciable.De nombreux jeux de société sont à disposition. Marianne , notre contact sur place était très réactive. Nous avons repéré un nid de frelons mais aucun problème: ils n'étaient pas agressifs . Il faut disposer d'une voiture car le chemin de pierre menant à la route est de 1 km ( 5 à 10 minutes). Pour visiter la région, l'auto est indispensable. Le réseau wifi permet de recevoir les mails mais pas de téléphoner. Villa à recommander! Nous y retournerons avec plaisir! Cet endroit respire la sérénité, est reposant, dans une nature luxuriante et très belle. Calme absolu et ciel étoilé splendide.
