Welcome to AER, a brand-new romantic villa created exclusively for two guests and designed around the philosophy of reconnecting with nature.

Perched on a hillside above the Ionian Sea, AER offers complete privacy, breathtaking 180° sea views, and a unique Mediterranean concept that blends indoor comfort with the surrounding natural environment. From the villa, guests enjoy panoramic views towards Paxos, Antipaxos, Lefkada, and the protected Halikounas Lake Nature Reserve.

Guests benefit from private gated parking for two vehicles. A short staircase leads to the villa, which unfolds on a single level and consists of a spacious interior suite, two semi-open living areas, and a fully private outdoor relaxation space.

The interior features a bright 52 m² open-plan suite with high ceilings, king-size bed, sofa, television, work desk, open wooden wardrobe, air conditioning, and large glass doors opening directly towards the sea and sunset.

One of AER’s most distinctive features is its semi-open kitchen and bathroom concept. Both spaces are fully sheltered with solid walls and roof protection while remaining naturally open to the Mediterranean air, creating a rare sense of freedom and connection with nature.

The fully equipped kitchen includes an oven, stovetop, refrigerator with freezer, dishwasher, Nespresso coffee machine, kettle, toaster, cookware, plates, cutlery, glasses, and everything needed to prepare meals during your stay.

The spacious bathroom offers double washbasins and two large rain showers designed for couples, allowing guests to enjoy the surrounding nature while maintaining complete privacy.

Outside, a private swimming pool overlooks the coastline below, while comfortable outdoor seating and sunbathing areas create the perfect setting for romance, relaxation, anniversaries, honeymoons, or simply spending meaningful time together. Being located on Corfu’s west coast, AER enjoys spectacular sunsets throughout the year, while clear nights reveal an impressive star-filled sky.

The villa is situated in South-West Corfu, approximately 40 minutes from Corfu International Airport. The famous Issos Beach is only 3.1 km away (approximately 8 minutes by car) and is renowned for its crystal-clear waters, vast sand dunes, kitesurfing, windsurfing, water sports, and protected bird habitats. Restaurants, tavernas, cafés, supermarkets, beach bars, and local services can be found in Agios Georgios Resort less than 5 minutes away by car.

Nearby Chlomos Village, one of Corfu’s oldest settlements, offers authentic island charm, traditional architecture, panoramic viewpoints, and fascinating Byzantine history associated with Konstantinos Palaiologos, brother of the last Byzantine Emperor.

AER Villa – Guest Guidelines

Welcome to Air Villa. We wish you a wonderful and relaxing stay in Corfu.

Extra Towels

We provide:

* 2 pool towels (white with turquoise stripes)
* 2 beach towels (thicker towels in solid colours)

Please note the difference:

* Pool towels are intended for use around the villa and swimming pool.
* Beach towels are intended for beach use.

Those towels are normally not changed during your stay. For stays longer than one week, they will be replaced during the weekly linen change.

As the villa is equipped with a washing machine and drying rack, guests are welcome to wash and dry beach and pool towels whenever needed.

During the mid-stay cleaning, the housekeeper will replace:

* Bath towels
* Hand towels
* Bathroom floor towels

Bed linen, bathrobes, beach towels and pool towels are normally changed once per week.

If you would like:

* Additional linen changes

Smoking is strictly prohibited inside the villa.

You are welcome to smoke in all exterior areas, including:

Please use ashtrays provided and dispose of cigarette ends responsibly.

Toilet Paper Disposal

In Greece, plumbing systems are different from those in many other countries.

Please do not dispose of used toilet paper in the toilet.

Use the bins provided next to the toilet and empty them regularly.

Household rubbish may be disposed of in:

* Any green public rubbish bins located along the main roads of the island

Housekeeping Services

For stays longer than 3 nights, a complimentary mid-stay cleaning service is included.

The date and time of the cleaning will always be arranged with you in advance via your booking platform.

We will work together to find a time that is convenient for both you and the housekeeper.

During the mid-stay cleaning, the housekeeper will typically:

* Change bathroom towels
* Replace toiletries if required
* Remove rubbish
* Vacuum floors
* Mop floors
* Dust and tidy surfaces
* Refresh the villa

The housekeeper does not wash dishes. Please use the dishwasher provided and keep the kitchen reasonably tidy.

Bed linen is changed weekly.

Additional linen changes, extra cleaning visits, or bathrobe replacements can be arranged for an additional charge.

If you would like to invite visitors or organise a small gathering, please inform your concierge in advance.

Please remember that there are neighbouring properties nearby, and their peace and privacy must also be respected.

Large parties and events are not permitted without prior approval.

Check-Out Procedures

Standard check-out time is 11:00 AM.

Depending on arrival schedules, the housekeeper may arrive earlier and begin preparing exterior areas such as:

* Pool area
* Garden
* Outdoor seating areas

However, she will not enter the villa interior before 11:00 AM.

For same-day arrivals, housekeeping staff may enter the property grounds from approximately 10:00 AM.

The details of your departure will always be discussed with you the day before check-out.

If there is no arrival scheduled on the same day, a later departure may sometimes be possible. Please ask your concierge.

Accidents happen.

If something is damaged during your stay, please inform us as soon as possible by sending a message and a photo via your booking platform.

We will assess the situation and advise whether:
