💎Upon arriving, you'll immediately feel at ease with the sight of lush foliage surrounding the vibrant exterior of the home. The tastefully appointed interior embodies rustic western style with a spacious living room, wood accents, and Lone Star décor.
You'll love spending your downtime throughout the open floor concept, complete with the big flat-screen TVs - the perfect place to watch the big game! A game table with Texas Poker and Chess acts as the centerpiece of the room, making it easy to have some fun while entertaining your travel companions.
The fully equipped kitchen, outfitted with modern appliances and several culinary necessities, helps you to create a family feast to savor with your loved ones at one of the many dining tables. The elegant stone party patio and ceremony patio can fit for 40-100 people to enjoy a party or an event, or have a sweet wedding ceremony and host the rehearsal dinner! The cover porch with a hand-made Texas-style dining set can feast even raining.
After a delicious meal, continue the fun with a game of checkers, chess, Texas poker, Lego, books, or x-Box games! For a little quiet time, melt into the sofa to drink a cup of coffee or walk around the beautiful land. If you brought your kids along, you could seat under the tree shadow and watch your little ones play soccer, basketball, zip lines, and so on. In the winter season, the fire pitch BBQ area is the most popular part, you will enjoy the nice Texas starry sky. In the summer season, the pool will be a really fun and cool place. Party is allowed in this property. Have fun and enjoy your food!
Back inside, you'll find 3 cozy bedrooms with 9 king/queen/single/sofa beds to enjoy a replenishing night's sleep. If you're in need of additional accommodations, the 800 sqft event venue can be your guest house. Five sleeper sofas and some floor mats, and air beds are available. Then, enjoy your quiet country style of dreams! You will be surprised by the bird's song morning!

-- POLICIES --
💎House Rules are simple and respective of the overall property, and the House Rules documents will be sent to you through email before your check-in.
1. Check-in: 3 pm or after. Check-out: 11 am or before. Early check-in or late check-out is not allowed without prior consent, and with a charge of $50/hr.
2. A Waiver and Release of Liability Form need to be signed before check-in for using the swimming pool, zip line, and fire pit.
3. No smoking in ALL indoor area, No gun and other weapons allowed, or you will lose the deposit.
4. Must be at least 21 years old to book. Children under 12 must be accompanied by an adult to access the pool, zip line, and fire pit area.
5. Please respect the noise ordinance. The quiet time is 10 pm-8 am. If you have a late party, please make sure to turn off the music and do not disturb neighbors. A noise complaint by the neighbors may cause your deposit to lose.
6. Clean inside and outside trash before you leave. If there are full loads, please put the trash cans beside the street on Tue&Fri mornings, which are the trash service days.
7. Pets need to be approved by the owners when booking. Trained short-haired dogs are allowed inside but not on beds or sofas. Long-haired shedding dogs are not allowed inside. Avoid muddy footprints on the carpet and scratches on the doors and furniture. Potty accidents on carpets may cause your deposit to lose.
8. During the winter season (from Nov. 1st to March 31st), the pool will be closed and covered by the pool pad, because it is not a heated pool. If you have a winter swim hobby, contact the owners in advance.
9. If more than 15 ppl, approval is needed in advance. Extra lodge fees will be applied for sleeping over guests per night, and an extra party/event fee will be applied per stay if more than 15 ppl during the day guests. Contact the owners for details.
10. 15 parking lots are in the front of the ranch, and additional parking spaces are on the side of the clear land. Please arrange your guests' parking in order.
11. The customer's food carters and wedding vendors are allowed.
