→ Check out is at 11:00 AM
→ Early check in at 1:00 PM may be available for $150, depending on availability
→ Unauthorized late check outs will result in a $250 fee and do not extend the reservation

★ QUIET HOURS AND NOISE

→ Quiet hours are from 10:00 PM to 8:00 AM
→ Loud music and disruptive noise are not permitted indoors or outdoors
→ Noise violations may result in a $500 fine per incident
→ Serious or repeated violations may lead to immediate cancellation without a refund

★ GUESTS AND OCCUPANCY

→ Only registered guests are permitted at the property
→ Visitors, gatherings, and additional guests require prior written approval
→ Exceeding the approved occupancy may result in a $400 fine or removal without a refund

★ NO PARTIES OR EVENTS

→ Parties, events, and large gatherings are strictly prohibited
→ Unauthorized events may result in fines of up to $1,000
→ The reservation may also be terminated immediately without a refund

Pets are permitted only with prior written approval.

→ Pet fee is $40 per pet, per night
→ Maximum of 2 dogs
→ Cats are not permitted
→ Breed, size, and age must be provided before arrival
→ Unauthorized pets will result in a $350 fine

→ Excessive hair, stains, odors, or damage may result in cleaning charges of up to $300

→ Exterior security cameras may be installed for safety and property protection
→ Cameras monitor exterior areas only
→ Tampering with or disabling security equipment will result in a $500 fee
→ Serious violations may result in immediate cancellation

★ SMOKING

→ Smoking and vaping are not permitted indoors
→ Outdoor smoking is allowed only when all waste is properly disposed of
→ Indoor smoking will result in a $500 deep cleaning fee

★ PARKING

→ Vehicles must be parked in the driveway only
→ Parking on the grass is not permitted
→ Do not block neighboring driveways, entrances, or access areas
→ Parking violations may result in a $300 fine

★ INTERNET AND STREAMING

→ Complimentary WiFi is provided
→ Guests must log out of personal streaming accounts before checkout
→ Illegal downloading or streaming may result in a $500 fine per occurrence
→ Guests are responsible for any legal claims resulting from illegal online activity

★ FURNITURE AND LINENS

→ Furniture must not be moved indoors or outdoors without written permission
→ All furniture and household items must be returned to their original locations
→ Permanent stains caused by makeup, self tanner, bleach, hair dye, oils, food coloring, or similar products may result in replacement charges based on actual cost

★ PLUMBING

→ Only toilet paper may be flushed
→ Do not flush wipes, diapers, feminine products, paper towels, grease, or food
→ Guests are responsible for repair costs resulting from misuse

★ HEATING AND COOLING

→ Do not set the thermostat below 65°F or above 78°F unless instructed otherwise
→ Tampering with HVAC equipment is prohibited
→ Please report any heating or cooling issue immediately

★ DAMAGES AND CLEANLINESS

→ All damage or maintenance concerns must be reported immediately
→ Charges may apply for damaged items, missing items, or excessive cleaning
→ The property must be left in a reasonably clean condition
→ Forgotten belongings remain the guest’s responsibility
→ Recovered items may be shipped at the guest’s expense, along with a handling fee

★ GUEST SUPPLIES

→ Guests must provide their own firewood, charcoal, or propane when applicable
→ Propane refills may be reimbursed when a valid receipt is provided
→ Please report malfunctioning amenities or equipment immediately

★ TRASH DISPOSAL

→ All trash must be securely bagged
→ Trash must be placed in the designated outdoor bins
→ Loose or overflowing trash may result in a $75 removal fee per bag

★ AMENITY RULES

HOT TUB + SAUNA

→ Use is entirely at the guest’s own risk
→ Guests with heart conditions, high blood pressure, pregnancy, or other medical concerns should consult a physician before use
→ Glass containers are not permitted in or around the hot tub or sauna
→ Children must be supervised at all times

FIRE PIT + GRILL

→ Never leave a fire unattended
→ Use approved fuel only
→ Fires must be fully extinguished after use
→ Guests are responsible for any fire related damage caused by negligence

★ LIABILITY DISCLOSURE

→ The host is not responsible for injuries, accidents, loss, or damage occurring on the property
→ This includes water related incidents, unsupervised children, personal belongings, and vehicles
→ Routine property maintenance may occur during the stay, including lawn care and exterior service during morning hours

★ FINAL AGREEMENT

By booking the property, you confirm that you have reviewed and accepted all house rules.

Violations may result in fines, damage charges, loss of deposit, removal from the property, or immediate cancellation without a refund.
