This delightful 4 bedroom villa is exceptionally well equipped, has a very homely feel, and provides everything you need for a wonderful summer holiday or a longer term winter break. It is located in the exceptionally popular Casas da Audiência, next to the Praia Verde resort in the unspoilt Eastern Algarve.

On the first floor there are three bedrooms. The master bedroom has a double bed, en-suite and a opens out onto a private south facing veranda. Bedroom 2 has a double bed and a small balcony facing the front of villa, and bedroom 3 is a twin bedroom with the possibility to add an extra single bed. There is also a family bathroom with bath.

On the ground floor the villa has an additional double bedroom, and a bathroom / cloakroom with shower. The kitchen is fully equipped and has a gas hob, electric oven, dishwasher, washing machine, standing fridge/freezer, and an additional under counter freezer for those large weekly shops or for those who like to bring meals from home.
There is also well-proportioned open plan living room and dining area, which opens out onto the garden and barbecue area. The barbecue is a traditional Portuguese brick-built grill which is ideal for cooking meat, fish or vegetarian food. If you enjoy outside living, and cooking over hot charcoal, there is a gazebo that provides a shaded area for outdoor dining in the summer. The garden is south facing and features a swimming pool, which is a place to relax in the evening with a "glass" of wine!

The villa is fully air conditioned throughout making it nice and cool in the summer months and providing heating in the winter. It also features high-speed fibre WIFI internet for those who need to work, or just for family entertainment, as well as Cable TV. At the front of the villa there is space to park two cars.

The area is mainly made up of private villas and is within walking distance of the local beaches. Whether you are a beach lover, golfer, athlete or you just want to relax with your family and friends, this is the place to be.

Ideally situated between Monte Gordo and Altura the villa is close enough to all the local night life, but just far enough away to avoid the summer crowds!

Towards the beach there is a nature reserve including a lake, which makes a beautiful walk or bike ride into the town of Monte Gordo. The nature reserve is a favourite for walkers, runners, cyclists and for birdwatchers. The world class sports facilities in Vila Real Santo António are regularly used by training athletes who train throughout the year.

Athletics and Sport: Close to the villa is the IAAF accredited sports complex of Vila Real de S. António. The complex is equipped with modern facilities that attract top athletes to this region. There is an 8 lane 'polytan' track together with indoor training facilities and a gym with Olympic free weights. Jumping facilities and dedicated throwing facilities are also available, where many other sports are catered for. The Complex is one of the most highly regarded centres in Europe. It is a high performance training centre recognized by the Portuguese Olympic Committee as an Official Training Centre, that attracts a number of professional teams and national squads to the region for warm weather training

Monte Gordo is an established holiday resort with a flat blue flag beach, stretching over 20km. This is ideal for warm weather training sessions. There are over 12km of off road tracks that can be found in the pine forests that lie between Vila Real de Santo António and Monte Gordo.

Ria Formosa Natural Reserve: The vast beaches and isles from Faro to Tavira form a natural barrier to the Ocean. Behind are the vast expanses of dunes and after those a labyrinth of lagoons and small sand isles, mud flats and canals. At low tide other salty habitats are uncovered, because the sea penetrates right up to land, forming marches and salt marshes

With such physical diversity, it is not surprising that the Ria Formosa Estuary attracts such a variety of life forms and provides a wintering ground for many migratory birds. It is one of the most important nature reserves in the network of wetlands that links Europe and sub-Saharan Africa and is very popular with wildlife watchers from all over the world.
