Farmhouse in the hills with panoramic view and swimming pool

Farmhouse placed on two floors surrounded by a land of 5 hectares of woodland and olive grove that are part of the property.
The farmhouse is located at 400 meters above sea level in a panoramic position and isolated but a few minutes by car from the town and the main services.
On the ground floor, kitchen with external veranda, double living room overlooking the portico with a view of the Valdichiana, double bedroom with a cradle and a bathroom. Also on the ground floor there is an outdoor room with an antique wood oven for baking bread and barbecue.
Upstairs there are three other bedrooms including one with a double bed, one bedroom with three single beds and one bedroom with two single beds, lounge with original antique fireplace and a bathroom.
The swimming pool is in exclusive use and is open from April to the end of October.
The house is ideal for 10 people.
During the winter the house can accommodate a maximum of 8 people.
In the winter period will be charged in addition to the price of the stay the costs for the ignition of the radiators if necessary (10 € a night).
The costs for hot water, electricity, Wi-Fi and final cleaning are all included in the price of the stay.

Wir hatten eine schöne Woche in diesem Haus. Viel Platz, tolle Lage und eine wunderschöne Aussicht. Leider war der Pool im April noch nicht bereit. Es hatte sehr viele fliegende Käfer und Ameisen im Haus. Ansonsten war es sauber.

We‘ve spent two wonderful weeks with our two year old daughter and our dog. The house is beautifully located in the hills with no direct neighbours. The view is fantastic and we felt immediately at home in this beautiful house. We had a wonderful time and our hosts were just lovely. (We cannot say anything about the pool - except that it is huge - because we were there out of season in March when the pool was closed.)

Pros: Location Excellent pool Fantastic views Cons: Very, very outdated kitchen. Limited privacy due to people staying in outbuildings some of the time. A (not unfriendly) cat that's fed at the property and it seems to be assumed that guests will do this. There's a strong smell of cats in the kitchen and the area immediately outside it. Doors can't be left open to ventilate the property when using the pool as the cat may get inside. No consumables apart from toilet roll and cat food: not so much as a dish cloth or drop of washing-up liquid to get you through to the first visit to the shops.

Wir haben einen super entspannten Urlaub in dem schönen Ferienhaus verbracht. Besonders die Lage, Aussicht und der herrliche Pool haben uns sehr gut gefallen.

We stayed for 10 days recently and had a great time, the house was easy to find and the host answered our queries straight away, he also visited the property every other day to water the plants and check that everything was ok. We had a problem with the dishwasher one day and an electrician turned up within 30 minutes. The photos of the house are true to life and the views from the shaded terrace are amazing. The pool was used almost every day and was cleaned regularly usually early before we even got up. Parking is right next to the house so easy access although the drive up is quite steep. Also the nearby town of Castiglion Fiorentino is only about a 10 minutes drive and there are several supermarkets, restaurants and a local train station where you can get to Arezzo or Florence very easily. Couple of good Gelaterias in the local town too. Views from Castiglion are good and also from the castle at Montecchio. The house has thick stone walls and kept it cool apart from on a couple of days when the temperature hit 36 degrees. There are plenty of fans in the house to help with the heat. Couple of things that could be improved on, firstly the pillows as these were really quite firm and not the most comfortable and the other is the lack of a shower curtain in the upstairs bathroom which meant that the bath mats were continuously soaked. TV with Netflix and Wi-Fi all worked really well. Mosquitoes are everywhere in Italy so make sure you pack repellent!

Wir hatten eine sehr tolle Woche in dem Haus. Das Haus ist natürlich nicht das Neueste und ist nicht sonderlich gut isoliert, weshalb es sich immer sehr aufgeheizt hat. Ansonsten kann man an der Sauberkeit des Geschirrs noch arbeiten. Dennoch hatten wir eine tolle Zeit.

Het huis is zoals precies beschreven in de advertentie en foto’s: ruim, propere badkamers. Niets op aan te merken. Misschien zou muggengaas voor de ramen nog een pluspunt zijn maar dat is een detail. Het uitzicht en het grote zwembad is magisch. Qua locatie is het overal vlakbij, maar toch afgelegen zodat onze kinderen luid konden spelen in het zwembad zonder iemand te storen.

Alles war genauso wie es in der Anzeige beschrieben war. Die Landschaft ist wunderschön und auch das Landhaus war sehr idyllisch und gemütlich. Genau die richtige Größe für 10 Leute. Gerade der Pool war fantastisch. Alles in allem ist es absolut weiterzuempfehlen.

We had a wonderful time staying at No5 Ristonchia; the pool is excellent, the house is spacious and comfortable and it was an excellent base for visits to Perugia, Arezzo and Siena. We would recommend it very highly.

Das Ferienhaus ist wirklich sehr schön in einem Olivenhain gelegen. Wie beschrieben, sind die nächsten Nachbarn weit weg und man ist ungestört. Die Ausstattung im Haus entspricht einigermaßen den Beschreibungen. Highlight ist der große Pool mit Sprungbrett. Dieser wurde alle 2 Tage gereinigt und war sehr sauber. Die Aufteilung im Haus ist für 2 Familien gut bis sehr gut geeignet. Die beiden Bäder wurden neu renoviert und sind die modernsten Zimmer im Haus. Was gar nicht geht, war die Sauberkeit und der Zustand mancher Möbel in dem Haus. Das Bett im EG als solches zu Bezeichnen ist gewagt und wenn erst das ganze Geschirr gespült werden muss, zeugt das nicht von großer Sorgfalt bei der Abnahme bzw. vor Übergabe. Leider sind/waren die beiden Grills auch nicht zu gebrauchen, da der eine kaputt war und der Elektrogrill für Lebensmittelzubereitung nicht geeignet war. Der Kontakt zu Vincenzo war jeder Zeit via Whatsapp und Telefon möglich und Kleinigkeiten wurden sofort erledigt. Dafür ein großes Dankeschön!

Das Haus hält alles, was die Anzeige versprochen hat. Es ist toll gelegen und verfügt über eine herrliche Sicht über die toskanische Hügellandschaft. Es gibt keine direkten Nachbarn, man ist dort völlig ungestört. Dennoch sind mögliche Ausflugsziele in benachbarte Orte und Städte mit dem Auto nicht weit entfernt. Die Einrichtung ist wie auf den Bildern zu erkennen zweckmäßig. Auch ohne Klimaanlage bleibt das Steinhaus trotz großer Hitze kühl genug für eine ruhige Nacht. Ventilatoren bei geöffnetem Fenster sind dann allerdings zu empfehlen. Der Vermieter Vincenzo war sehr nett und kooperativ. Als an einem Abend der Herd kaputt ging, schickte er innerhalb von kurzer Zeit jemanden, um den Schaden zu beheben. Wer großen Wert auf Sauberkeit legt, wird jedoch gezwungen sein, über ein paar Dinge hinwegzusehen. So finden sich Spinnweben an Wänden und Decken. Außerdem könnte der Pool eine häufigere Reinigung vertragen. Der Pool-Roboter wirkte bisweilen etwas überfordert bzw. ineffektiv. Während unseres Aufenthalts wurde der Pool daher etwas grün. Ansonsten ist der Pool allerdings toll, recht gross und angenehm kühl. Für uns war dieses Haus insgesamt perfekt.

Vi er netop hjemkommet fra en dejlig familieferie. Dette er en dejlig bolig med en perfekt og ugenert beliggenhed på en bjergskråning. Her er en dejlig terrasse med en storslået udsigt og et godt pool område, hvor vi tilbragte mange timer. Huset fortjener nye terrassemøbler. Der er kort afstand til flere hyggelige gamle byer med gode restauranter og indkøbs muligheder.
