About the Villa:

A Family-friendly Cabo San Lucas Villa, located in the exclusive gated community of Pedregal. Villas Vista Pacifica is over 7000 sq ft of air conditioning, artful design, and fulfilling luxury at its finest. This fabulous 5-star estate boasts arresting stonework with picturesque views and sounds of the Pacific Ocean from the living area, outdoor kitchen, pool’s and 5 of the master suites.

Upon your arrival with up to 11 of your guests, enjoy complementary appetizers, beer and water in the scenic open-air domed living area fulling opening up to the balcony is the perfect spot to entertain your guest and kick off your vacation. As you get settled in take a dip in either of the 2 south facing pools on the top 2 floors of the Villa that get a full day’s sun. Don’t forget to end your day with a family movie night in the 12-seat theater room.

Our professional kitchen is equipped with high quality equipment such as Sub Zero and Wolf appliances. The outdoor kitchen provides an excellent place to BBQ fresh local fish while you are surrounded by captivating beach and mountain views. Don’t want to cook, please inquire about an add-on of chef services. (See Private Chef Services below) in the add on services.

Services Included:

-Housekeeping is provided every other day starting on your 2nd day stay, except Mondays and local Holidays for stays 7 days or longer.

-Welcome Hot Appetizers, Beer, and Water served upon arrival.

-Private Chef Services are not included in the cost of the booking, but can be added upon request prior to stay at reasonable, negotiated rates. *There is not a minimum number of meals that need to be booked, you have the flexibility to book for every meal during your stay or just a couple. *Please inquire for pricing

-Groceries can be stocked for your stay with a prior request upon booking. *Please inquire for pricing

-Massage Services can be added and booked at pre-negotiated rates prior to your arrival after booking. *Please inquire for pricing

-Transportation is not included, can be added at a pre-negotiated discounted rate upon request.

About the House:

Water:
The Villa has 3 filtration systems to ensure pure filtered water is provided. All water to the house is processed through a desalinization plant to provide fresh water for drinking, bathing, and the pools. We also process through a high-quality double filtration and ultraviolet sanitation system for 100% of the water that is used in the home.

Telephone:
The Villa is equipped with a Vonage phone System. You can dial anywhere in the US and Canada for free.

Free Wi-Fi – Gigabit Network w/AC wireless that provides 20 mb or more download speeds & 10 mb or more upload speeds.

Accessibility:
Elevator/Lift – This is a lift from the ground (1st) floor to the top(4th) floor, with no stops in between. Stairs are used to get to all other floors.

Please note:
12 guest, Violation of this policy will result in a $200.00 fee, per person, no exceptions day or night.

Our location has no noisy nearby construction to interrupt your peaceful stay. While we want you to enjoy your stay, we do not allow rowdy party groups that intend to party all night, play loud music after 10 pm, or disrespect our home. Our community will not allow late night noise and will fine visitors.

Our cancellation policy as described in our contract varies slightly and supersedes the VRBO listed policy.

We want to begin by saying we had an amazing week with our family at Villa Vista Pacifica. The views and sunsets were truly outstanding, and the location was perfect. The property is close to the beach and just a short drive to town, making trips to both quick and easy. The neighborhood of Pedregal is beautiful, and we felt safe with the 24/7 gated entrance and security. Pedregal also offers tennis and pickleball courts, a lovely court-side café, and the famous private Pedregal beach.However, while the setting and location were excellent, the house itself fell far short of our expectations. It was clear that the property had been well used and lacked the general maintenance it needed. On a positive note, the beds were comfortable, and all the rooms were spacious with their own bathrooms (except for the bunk room). We traveled with 8 adults and 4 kids, and the kids were incredibly excited about the slide from the upper pool to the lower pool, which we had heard so much about. Unfortunately, upon arrival, we were informed that the coating on the slide had been coming off and that it wasn’t usable. This was a major disappointment, especially because the kids had been eagerly anticipating this for months. We felt like it had clearly been in disrepair for a while and lacked proper maintenance. Overall the house is amazing!! Just needs a little TLC

The house was perfect and wowed the whole family. Host and their team was great and followed up daily to make sure we had what we needed to maximize our time here. Chef service is excellent as well. Walk to town is downhill but doable for everyone in the group coming back is steep but we all made it multiple times. Uber was very affordable for the times we didn’t want to make the walk. The views are worth every step!

We made a meal of them!Great view - stunning!Spacious, roomy and comfortable.Plumbing was a nightmare - some sinks and toilets plugged.Dario our property manager was receptive and helpful. Our group consisted of those 45-55 years old, and given that 5 of the bedrooms were suites with private baths, it suited us very well. The 'common' space upstairs was perfect for our group of 10, and we never felt like we were on top of each other. The pool was a bit cold initially but the house manager bumped up the temperature (it's gas heated), and from then on it, it was perfect. The dual refrigerator was priceless, allowing all our drinks to go into the pull out, and food in the upright. The ice maker was also a great addition. We were all very happy with the comfort of the beds, sheets and towels as well. Not much time was spent watching tv, but we were impressed by the sizes of the tv's as well, for those that did watch some sports.Our trip consisted of two chef and cocktail nights at the house, which was amazing, and I highly recommend if you are staying for any decent duration (we were a week). The location was also perfect for trips downtown, the marina (whale watching, booze, snorkling tour), or even to restaurants like Sunset Monalisa. With Uber easily accessible down here, we often were back and forth. Oh, and pickleball is close!Our only feedback for improvement would be to update the wifi, especially on the main, common floor area. You for instance can't get any reception in the master bedroom, and even in the common area, or patio you would only get one bar (making streaming music a challenge).Note on the kids bunks, one bunk is toddler size.

We originally rented Villa Vista Pacifica for my 50th birthday a few years ago and we loved this home so much, that we decided to book it for our entire family for Christmas this year! It was just how we had remembered the home and everyone loved it! Dario, our Concierge was on point everyday for everything we needed such as drivers, booking excursions for us, arranging massages, and even running to the store for us and I greatly appreciated him! There is not one negative thing I can say about this home and the staff at Villa Vista Pacifica! I have referred this home to many of my friends due to the wonderful experiences that we have enjoyed here! I am currently working on a girls trip where we will of course, be staying here again soon! Thank you all again! We will see you soon!

What an incredible experience! The property is exactly as advertised - well maintained, perfect location, and stunning views of the ocean. We celebrated my partner's 40th with several couple-friends and everyone had an unforgettable experience. The villa is easy to get to, has spectacular views (we saw whales everyday!), two lovely (not huge - but great for soaking) pools, and a great kitchen where we prepared our meals. Dario, our concierge for our stay, checked in every day to see if we needed anything and responded extremely quickly the one or two times we had a request. The welcome snacks were a delightful surprise and the entire process was smooth and easy. Highly recommended!

The place was just fantastic for the 10 of us. The views from the balcony were spectacular! The tennis courts, pickleball courts nearby made us get out for a few games. The beach is accessible and so is downtown. No complaints at all.. would go by there again. Nacole was also responsive and arranged for a chef and help during our stay.

My family booked this beautiful older house in Pedregal for 3 consecutive weeks. It is in a gorgeous location with sweeping views of the Pacific. The house is generally well appointed though it is showing it’s age and is in need of structural repairs. The chef (Martin) and concierge (Dario) were fantastic, always available, and very welcoming. We also used the massage services which were a MUST! It is very well laid out for a large family to spend days and evenings together and enjoy the scenery, cooking together, and using the theater room (great for Karaoke). We did have one major incident with the owner which marred an otherwise fantastic trip. We had an event where the home lost power, running water, and flushable toilets due to a heavy rain (no neighbors had these problems, isolated to this house). There were several leaky ceilings within the house. Repairs were estimated to take at least two days. We had to move out of the home and find ourselves alternate accommodations (the owner did not offer to assist with this). It took 3 weeks of wrangling with the owner to get their consent to finally refund the two days where we were unable to stay at their home. Overall great rental with solid local management but would never return due to poor owner communication and lack of assistance provided when crisis occurred.

Wonderful all around place. We loved it. Made better by using a chef to make the meals. Chef Martin was amazing and made our meals to order and we all over it. I would highly recommend it to anyone with a large group.

The photos really don't do this place justice. The views are expansive, the property was clean and the communication was amazing from the start. Chef Martin made us dinner upon arrival and Dario responded to every question (via text/call) within minutes. The only downside was the dishwasher not working but that was only a minor inconvenience.

To start off, this place is amazing. We love staying here and would stay again, but there were some inconveniences during our stay. The pool had pipe issues which drained most of the water, was freezing, cold, then steaming, hot, and then back to cold. It was only the first couple days that both pools were fully usable. Both ice machines stopped working for a couple days and the dishwasher wasn’t working. We had multiple people slip on the tile when it was wet, there was residue on the master windows and stains on the lampshade. For the cost of the week long stay, we did not anticipate dealing the issues above. Otherwise, it was as expected. The views were amazing, space was very relaxing, and location was very convenient. The chef was phenomenal.
