The apartment is located in the vibrant heart of Fortitude Valley, just across from the Wickham Hotel, a popular local venue that occasionally hosts live music events, particularly on Friday and Saturday nights. While this brings a lively atmosphere to the area, some guests may notice music in the evenings.
To minimise disturbance, we recommend keeping all windows and balcony doors closed during these times.

Terms of Stay: If you are under 23 years old, please provide passport identification for each guest (except under 18). If you have not had any Airbnb reviews or history on Airbnb or are new to Airbnb or have less than 5 star ratings; we may request a security deposit of $500, this deposit is to be paid on the day of your booking acceptance and will be held until your checkout and confirmation of the condition of the apartment is found to be satisfactory. Your security deposit will not be refunded if any of the `House rules`, `Terms of stay`, `Additional rules` or `Body corporate bylaws` have been violated.
BUILDING AMENITIES
+ Guests are welcome to use the building amenities located on Level 5, which include the gym, sauna, swimming pool and accessible bathroom facilities.
+ Access to these areas requires the use of the provided building access fob.
+ Please ensure the fob is returned upon checkout. Lost or unreturned fobs will incur replacement charges.
+ Guests use all building amenities at their own risk and must comply with all building rules and signage when using these facilities.
+ Amenity operating hours, closures, maintenance, or restrictions are controlled by building management and are outside of the host’s control. Compensation or refunds will not be provided for temporary amenity closures or maintenance.
ROOFTOP ENTERTAINMENT AREA
+ Guests also have access to the communal rooftop entertainment area, which includes multiple BBQ facilities and panoramic views of Brisbane City and the Story Bridge.
+ This area is shared with other building residents and guests. Please be respectful of noise levels, cleanliness, and building rules at all times.
+ No parties, events, or large gatherings are permitted in the rooftop areas.
CANCELLATIONS AND DATE CHANGES
+ Please only book when you are sure of your dates as we do not offer any flexibility with date changes for any reason. Booking is at your own risk should there be any travel restrictions or other events (both personal and public) that may affect your stay dates. To be clear, this means that if you are locked down, or the area around the accommodation is locked down, that our cancellation policy still applies.
+ Please note that the host will not be responsible for refunding any money due to unfortunate events that affect the number of nights you stay under any circumstances.
**You are STRONGLY advised to take out adequate travel insurance to cover any unfortunate events on your trip**.
+ Due to the landlords’ allergies, NO pets are permitted in the property.

+ You are responsible for your own safety (and the safety of any other person present at the accommodation) during your stay.
+ Respect possessions and property as if they were your own.
+ Please never touch the Minut device or someone will attend to check the device, and this attendance will be at the cost of the guest.
+ Please never remove the mattress protectors or sleep on an unprotected mattress.
+ Please remove shoes before walking on the rugs and carpet to avoid additional cleaning fees.
+ As you can imagine, our keys are very valuable to us and our guests. *** For this reason, there is a Tile key-ring device attached to the keys, just in case they get lost, we can locate them. We will not check the location of this Tile unless the keys are reported lost. Please do not remove this keyring***
