KITCHEN / LIVING AREA

The bright and welcoming living area offers a comfortable space to relax after a day exploring Brighton. Unwind on the sofa, enjoy the Smart TV and make use of the free Wi-Fi to stream your favourite programmes through Netflix, Prime Video and other streaming services using your own account.

The fully equipped kitchen has everything needed for a comfortable self-catering stay, including an electric hob, oven, microwave, dishwasher, washing machine, cafetière (bring your favourite ground coffee) and all the essential cookware, crockery, glassware and cutlery. Complimentary tea and coffee, along with salt and pepper, are provided, so please help yourself.

The modern shower room includes a shower, toilet, wash basin and mirror.
We provide plenty of bath towels, hand towels and bath mats for all guests.

Living Area: One single sofa bed and one single sofa chair bed. The sofa bed is not made up on arrival, allowing you to enjoy the living space during your stay.
The sofa bed and sofa chair bed are both small singles, and are best suited to children or young adults. Each sleeps 1 guest.
Plenty of fresh bed linen is provided for all beds.
PATIO

Step outside to the private patio, a peaceful spot to enjoy your morning coffee, unwind with a good book or relax after a day exploring Brighton.

Our Guest Promise

We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

This Property is pet-friendly. An additional £95 after pet stay, hypoallergenic cleaning fee applies per stay. Please notify us in advance what type of pet you are travelling with, so arrangements can be made.

A maximum of 1 small dog is allowed unless prior permission has been granted.

Dogs are not permitted on beds or furniture to keep the home clean for everyone.

Only housetrained dogs are accepted (no puppies).

Dogs must not be left unattended in the house.

Please clean up after your pets.

Check-Out

Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

Before You Leave, and as a consideration to future guests, please:

Wash up the used dishes.

Bag rubbish and use the correct recycling bins.

Return keys to the key safe (OR) Keynest location.

Switch off the lights.

Close all windows.

Turn down the heating.

These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking.

A Quick Note on Deposits and Property Care

If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
