OUTDOOR, BBQ & FIREPIT
As the sun shines, fire up the propane-powered grill and savor mouthwatering BBQ creations. We provide the starter fuel to get you going, while you'll replenish the fuel for the duration of your stay.

Imagine sinking into a plush sun lounger as you gaze out at the serene waterfront vista. Gather around the crackling firepit for cozy conversations and s'mores under the starry sky. Sway gently in a rocking chair, letting the gentle breeze wash over you.

When booking your stay at our waterfront home, please be mindful that our idyllic location comes with some potential noise considerations. As we're situated near both a road and the waterfront, you may experience occasional sounds from passing traffic and the lapping of waves. While the serene natural surroundings make for a picturesque setting, it's important to manage your expectations regarding noise levels. Our goal is to provide you with a relaxing getaway, but we want to ensure you're fully informed about the unique environment before making your reservation.

Note:
Guest must complete Superhog damage protection screening within 24 hours of booking to have booking finalized. Superhog fees will apply. Otherwise, your booking will be canceled.
House Rules & Guest Agreement
By booking, you agree to abide by the house rules. Violators will not receive refunds and may be asked to leave immediately.

Outdoor & Water Use
-No oyster, clam, or shellfish harvesting allowed.
-Do not go past the property boundary or onto the neighbor’s property.
-Children must be supervised at all times. The host is not responsible for injuries.
-We do not provide life jackets, flotation devices, or water activity equipment.
-No floating or water use after 6PM (Winter Season) or 8PM (Spring, Summer, and Fall Season) to respect neighbors.
-Wear proper footwear when entering the water, as there are shells and sharp rocks. The host is not responsible for injuries.
-Be mindful of dripping wet clothes and towels inside the house.
-When dining on the deck, do not use glassware.
-BBQ grill & fire pit propane is starter fuel only; guests are responsible for refills.
Clean the BBQ after each use.
-No loud music outside.

Cancellation & Booking Modifications
-The cancellation policy is strictly enforced. Requests outside the cancellation policy window will not be accepted. Please purchase travel insurance for unforeseen circumstances.
-One date modification is allowed up to 14 days before check-in. Requests within 14 days may be denied at our discretion.
-Additional date modifications, if approved, require an immediate, non-refundable $250 fee. Otherwise, the request will be denied.

Check-in & Check-out
-Standard Check-in: 4:00 PM | Check-out: 11:00 AM. Early check-in or late check-out requires prior written approval.
-Secure all doors and windows when checking out. Any damages will incur a penalty.
-Lost or misplaced a personal item, please contact us within 24 hours of departure. Guests are responsible for shipping costs. The host is not liable for lost items.

Parking & Access
-Park in the designated space only.
-Garage access is not permitted.
-The host is not responsible for any loss, theft, or damage to vehicles or personal belongings.

Property Conditions & Guest Responsibilities
-No smoking within 50 feet of the home. Fine: $600 plus any additional cleaning fees.
-No illegal substances on the premises. Fine: $800 plus any additional cleaning fees.
-No weapons or firearms allowed. Fine: $800.
-No illegal activities (e.g., drug use, sex work, procuring sex work). Fine: $800 plus a possible $230 deep cleaning fee.
-Respect quiet hours.
-No parties, events, or gatherings of 8+ after quiet hours. Fine: $800 plus a $230 deep cleaning fee.
-No urinating outside the bathroom. Fine: $600 plus any additional cleaning fees.
-Stairs are present. Guests prone to injury should take caution.
-Tampering with locks or cameras incurs a $600 fine per device plus any additional damages.
-Do not move furniture. Any damages will result in a penalty.
-Guests are responsible for cleaning the BBQ grill. We supply starter gas, thereafter it is also the guest’s responsibility.
-Host provides starter supplies of toilet paper, paper towels, trash bag, toiletry supplies, and detergent. Thereafter, it is the guest's responsibility.

Guest Eligibility & Occupancy
-Local bookings from guests residing within one hour of driving distance are allowed with approval from the host.
-The number of guests must match the number of registered guests. Violations may result in a $150 fine per unregistered person.

General
-Guests agree to all listed amenities at the time of booking. Unlisted or unavailable amenities cannot be held against the host. Reviews mentioning the unlisted are voided.
-The host reserves the right to evict any guest or visitor who fails to follow house rules. No refunds will be given.
-No animals allowed. Violation incurs a $250 fine per pet plus a $230 deep cleaning fee.

Landlord Liability
-The Tenant and their guests indemnify and hold the Landlord harmless against all claims of personal injury, property damage, or loss arising from use of the premises.
-The Landlord’s insurance does not cover Tenant’s personal property.
-Tenants are encouraged to obtain their own insurance for personal belongings and guest liability.
