BEDROOMS With 3 bedrooms and 2 bathrooms, the home comfortably sleeps up to 7 guests. The primary bedroom features a king bed and en-suite bathroom with a sitting area. Bedroom #2 offers two full-sized beds, and the third bedroom has a king-sized bed.

OUTDOOR, BBQ & FIREPIT As the sun shines, fire up the propane-powered grill and savor mouthwatering BBQ creations. We provide the starter fuel to get you going, while you'll replenish the fuel for the duration of your stay.

When booking your stay at our waterfront home, please be mindful that our idyllic location comes with some potential noise considerations. As we're situated near both a road and the waterfront, you may experience occasional sounds from passing traffic and the lapping of waves. While the serene natural surroundings make for a picturesque setting, it's important to manage your expectations regarding noise levels. Our goal is to provide you with a relaxing getaway, but we want to ensure you're fully informed about the unique environment before making your reservation.
Note: Guest must complete Superhog damage protection screening within 24 hours of booking to have booking finalized. Superhog fees will apply. Otherwise, your booking will be canceled. House Rules & Guest Agreement By booking, you agree to abide by these rules. Violations may result in immediate termination of your stay without refund and additional charges as noted.
Outdoor & Water Use -Stay within property boundaries. The property line runs along the width of the house. -Do not enter neighboring properties or go beyond posted property boundaries. You may be asked to leave immediately or fine of a minimum $250. -The beach is private—do not enter neighboring beaches or properties. -No oyster, clam, or shellfish harvesting allowed. -Children must be supervised at all times when outdoors or near water. -Life jackets are not provided—guests must bring their own. -No floating or water use after 9:00 PM in Winter or 8:00 PM in Spring, Summer, and Fall to respect neighbors. -Wear appropriate footwear when entering the water; shells and rocks may be sharp. -Be mindful of wet clothing and towels indoors to prevent damage. -When dining on the deck, please use non-glass drinkware. -Propane for the BBQ grill and fire pit is provided as starter fuel only; guests are responsible for refills. -Clean the BBQ grill after each use. -No loud music outdoors.
Cancellation & Booking Modifications -The cancellation policy listed on the booking platform is strictly enforced. -One date modification is allowed if requested at least 14 days before check-in. Requests within 14 days may be denied. -Additional date modifications, if approved, require a $250 non-refundable fee.
Check-in & Check-out -Check-in: 4:00 PM | Check-out: 11:00 AM. Early check-in/late check-out requires prior written approval. Lock codes are set to the check-in and check-out time. Notify us if you need adjustments. -Lock all doors and close all windows upon check-out. -For lost items, contact the host within 24 hours of departure. Guests are responsible for shipping costs and any service fees for returned items.
Parking & Access -Parking is limited to a maximum of 3 vehicles. -No more than 3 vehicles may be parked in front of the house or across the street next to the garage. -All vehicles must be parked at least 10 inches away from the house to prevent damage to the structure and landscaping. -Do not park in the empty lot next door or at the house next door. -Guests are responsible for any damage to the property, landscaping, or septic system caused by vehicles. Repair costs will be charged to the reservation. -Garage access is not permitted. -The host is not responsible for loss, theft, or damage to vehicles or personal belongings on the property.
Property Conditions & Guest Responsibilities -No smoking within 50 feet of the home. Violation: $600 fine plus cleaning fees. -No illegal substances on the premises. Violation: $800 fine plus cleaning fees. -No weapons or firearms on the property. Violation: $800 fine. -No illegal activities (including drug use, solicitation, or sex work). Violation: $800 fine plus possible $230 deep cleaning fee. -Respect quiet hours (10 PM – 8 AM). -No parties, events, or gatherings of 8+ guests after quiet hours. Violation: $800 fine plus $230 deep cleaning fee. -No urinating outside designated bathrooms. Violation: $600 fine plus cleaning fees. -Use caution with stairs—guests prone to injury should take extra care. -Do not tamper with locks, security devices, or cameras. Violation: $600 per device plus repair costs. -Do not move furniture; damages will be charged. -Guests must clean the BBQ grill after use; propane beyond the starter supply is the guest’s responsibility. -Starter supplies of toilet paper, paper towels, trash bags, toiletries, and detergent are provided. Guests must replenish as needed.
Guest Eligibility & Occupancy -Local bookings from guests residing within one hour of the property require host approval. -The number of guests must match the booking. Violation: $150 fine per unregistered guest.
General -Guests agree that only amenities listed in the property description are guaranteed. -The host reserves the right to remove any guest or visitor for violating house rules without refund. -No pets allowed. Violation: $250 fine per pet plus $230 deep cleaning fee.
Liability Notice -Guests are responsible for their own safety and the safety of their group while using the property and its amenities. -The host’s insurance does not cover guests’ personal property. Guests are encouraged to carry their own travel or rental insurance.
