The Space:
Pah Road Estate is arranged across two separate dwellings, allowing guests to stay together while enjoying flexibility and independence. Both homes face north and look out across the curve of Onetangi Beach, capturing light and open sea views throughout the day.
The main house is centred around two spacious living areas. The primary lounge opens toward the coastline and includes an open fireplace, comfortable seating, and clear sightlines to the water. It is a relaxed space for reading, gathering, or unwinding as the day draws in. Large openings connect the living areas to the outdoor terraces, maintaining an easy flow between inside and out.
The master bedroom sits privately at one end of the house and enjoys uninterrupted sea views and morning sun. The ensuite includes a claw foot bath and open shower, creating a quiet retreat within the home. At the opposite end, two additional double bedrooms share the same coastal outlook, while a fourth bedroom with bunk beds looks across the garden. A generous main bathroom with a double shower services this wing and works well for group stays.
North facing patios run the length of the main house and are set up for outdoor living, with shaded seating and relaxed lounging positioned to take in the view. These spaces extend the living areas and suit long lunches, slow afternoons, and evenings outdoors.
The second home sits nearby and is fully self contained. It includes three double bedrooms, two bathrooms, and an open plan living, dining, and kitchen area. Large sliding doors open the space to the outdoors, allowing light and airflow through the home. Furnishings and layout are practical and comfortable, making it well suited to families or couples travelling together.

Guest Access:
Guests have exclusive use of both houses, the surrounding lawns, outdoor terraces, and shared entertaining areas. Each home is fully self contained, allowing groups to gather together or retreat into their own space as needed.
Check in is from 2:00 pm and check out is by 10:30 am. Early check in or late check out may be available for an additional fee and will be confirmed closer to your stay. These options cannot be offered when there is a same day guest changeover.
The Neighborhood:
Pah Road Estate overlooks the long sweep of Onetangi Beach, one of the island’s most popular swimming beaches and home to relaxed beachfront dining. A short walk down the neighbouring track brings you to the sand, where calm water, wide shoreline, and easy morning walks are part of daily life.
The location is well placed for vineyard dining and wine tasting. Nearby options include Three Seven Two, Ki Māha, Obsidian Vineyard, Casita Miro, and Tantalus Estate. For something more casual, The Heke is nearby and popular for relaxed food, craft beer, and an open garden setting.
Getting Around:
Waiheke Island is 20km long, and most of what guests want to see sits within the first 10km, including Pah Road Estate. The property is well located for reaching beaches, vineyards, and restaurants, with easy parking on site for those bringing a car.
Taxis and rideshare services operate island-wide, though they can be limited at peak times. Regular bus services run along the main routes and stop close to the bottom of Onetangi Road, making it simple to get to Oneroa Village, the ferry terminal, and other key highlights. For guests exploring wineries, coastal walkways, or heading into the village for dinner, driving or pre-booked transport is recommended due to the estate’s elevated and private setting.
Other Things to Note:
Minimum stays apply: seven nights from mid-December to mid-January, three nights on holiday weekends, and two nights at all other times.
The estate runs on rainwater tanks, so mindful water use is important throughout your stay. Waiheke Island relies heavily on tank systems, and being conscious of showers, laundry, and outdoor use helps support the home’s sustainability and ensures consistent supply during drier months.
Both houses at Pah Road Estate are fully self-contained and sit on a private elevated section. The properties are connected by shared outdoor areas and expansive lawns, giving large groups the space to spread out while still holidaying together.
