House was excellent. Did have trouble with an AC unit which was rectified. Wi-Fi and TV did go out but was not reported during our stay. Range top was used but had difficulty heating to cook eggs. Listing leads to thinking hose in gated community but house is isolated and accessible through a locked gate. Access to house over rutted and rough dirt road. House very comfortable and everyone enjoyed the stay. Kids loved the pool and the frogs that accumulated there

I rented this home for a company retreat and we were all so impressed with the property. Secluded, clean, and comfortable but not inconveniently far from necessities. When we needed service quickly the owner was very quick to respond and resolve our issue. They were above and beyond and I highly recommend this property.

The property itself is beautiful. The home has good "bones" but needs a lot of upkeep/refurbishment. Many power sockets don't work or are too loose to hold in plugs. Glass cooktop circa 1990s broke during our stay after placing a hot pan on the stovetop...where hot pans are supposed to go. A the house is honestly too big/nice for the neighborhood where it resides.

The kitchen didn't have a working oven when we arrived. After two rounds of service men coming to test the oven, property manager finally agreed to replace the oven (it was only repaired on day 4, after we reported it on day 1). We ran out of toilet paper and garbage bags towards the end of our week-long stay, and had to buy our own. The pictures don't show that the interior of the house (cabinets, baseboards, etc.) is pretty scuffed up, but otherwise a nice house. Water pressure is low in upstairs bathrooms. Hot water runs out quickly. Most people had to take luke-warm showers. Our main issue was that a rodent got into our food in the kitchen on at least three nights (e.g. tomato on the floor with big bites out of it; bread bag plastic chewed through; scratching noises in the walls). Property manager sent service man out to set glue traps and spray repellent after our first report. Talking with him, it was obvious to us he knew that house had an unresolved rodent problem prior to our stay. After our second rodent incident, we reported it to the property manager, who DIDN'T RESPOND AT ALL! Totally unacceptable.

This house is big! It’s great for big family. We had plenty of room! The house is in a VERY WOODED AREA. We arrived at night and there’s very little lighting. The road is in uneven. It’s kind of scary. There is padded lock on a gate and you have to put the code in by hand and push the gate open manually. With that being said unless you pull in and get out to close the gate there’s really no security. It’s very sketchy! When we arrived there air was off and it was hot! Once on, the air was good. There is an “old” smell to the house as well. The water pressure is very minimal in the shower but get super hot in the kitchen. The WiFi password wasnt working but the owner quickly responded. Overall, we had a good stay, but definitely need updated entry gate!

The host was incredibly responsive, the pictures are accurate, and our guest were impresssed. There are lots of rooms and bathrooms, it was very spacious. We had about 15 guest - plenty of room for everyone. I loved the privacy.

We really enjoyed our stay. It was all that we needed to have our family ceremony. The space had a lot of amenities that our family loved and can't wait to enjoy again in the future. The only issues we have is that the roadway was very Rocky and uneven damaging a couple of her family members vehicles. And the littering and the trash on the way to the space through the driveway that we had to take our time to clean up that went into our whole trash as a whole. Which didn't belong to us to begin with. Communication with the owner was was prompt and professional prompt and professional.

The moment you turn onto Giles Rd and reach the mailbox to this house you will start thinking about the review you will make.. The house is really sort of falsely advertised. The road from mailbox (on street), leading up to the house is a LONG, DIRT ROAD, with NO LIGHTING, IN THE MIDDLE OF THE WOODS. You pull up to this gate, with a large loose chain and padlock keeping it open. The gate was no electronic and the gate doors could still swing open. Still barely any outside lighting. The front door to the house was wide open. Home has an old smell to it. Refrigerator smelled horrible. The home was a little dusty, but beautiful spacious floor plan. POOL IS NOT HEATED YEAR ROUND. Host has pool heater machine FENCED WITH PADLOCK BOLTED. Lots of the doors around the house didn't have proper working locks. This house is a major safety issue, No alarm system. There were a few outlets that didn't work in the bathroom and rooms. Overall this house has so much potentially! Host needs to do a way better job with cleaning home, making the home and it's perimeter more SAFE.

Sara’s home was the perfect stay for my sister’s out of state bachelorette celebration. The home comfortably accommodate our needs, and was close to other Atlanta attractions. The home is just has pictures and Sara was readily and promptly answered all questions. Would most definitely stay here again.

Sara was very helpful and responsive during this process (mind you, this is my first time using Vrbo). The experience was amazing. Now for the house, words cannot describe how beautiful it was. The trail to get to the house was a little rough. However, the actual property was amazing. The house was clean and spacious. It was a wonderful experience. I definitely recommend booking this property!

Beautiful home..,with great decor. Excellent location for entertaining. Sara was highly professional and handled every request in a timely manner. My group felt cozy and relaxed in the home. Everyone had a beautiful room. The kitchen😍😍😍😍😍😍😍😍😍was large and inviting and we took advantage of every inch of space . Opening the door to this house you instantly feel Welcome... Thanks Sara!!

The property looks exactly like the listing. The Check-in was an easy process. However, I expected an digital lock for the gate and not a pad lock. The gate process was an absolute inconvenience and very concerning for safety reasons being that the property is located off of a dirt road in a heavily wooded area with little to no lighting. The water in the residence was off 75% of my stay. I spent a lot of my weekend in the basement trying to figure out the problem with the water. Maintenance was called Saturday, he came to the residence but the problem wasn’t fixed. Communication with the property owner was not the best. Once calls were placed, I did not speak to anyone because calls were declined. I then would later receive a message through Vrbo. Over the property is nice, but could use improvements.

Everything as advertised. Loved the tremendous space it provides and the huge lawn and seclusion. Just need the narrow trail to be a little bit more smoother and leveled out to ride on. Other than that great experience.

The Villa Rose Estate was the perfect location for my family and I to enjoy each others company. Just as described, this house was spacious for my large family and it allowed social distancing. I was a bit disappointed with the kitchen appliances but the kitchen was well equipped for all our needs. Thank you Sara for everything. You were always available when we needed it.

Arrived on time for check in and host was not there to greet me. Tried calling host Over 30 times who would only respond through text that “she can’t talk right now” several family members arrived from out of town 4 hours later we were still standing in front of the locked entry gates. I finally spoke with someone from VRBO who also had a hard time contacting the owner or the host. Nonetheless all of my out of town guest had to find hotel accommodation.. and our event cancelled. Finally I got in touch with ‘Sara’ the property management who was VERY rude when I tried to explain how my family event was screwed she said ‘not her problem’. And hung up while I was talking. I did not get a chance to stay at the booked residence and have not received any refund and may not receive a refund because I didn’t cancel my booking when I realized my host wasn’t showing up several hours to unlock gates. Smh. PLEASE DO NOT RENT THIS PROPERTY. YOU WILL BE SCAMMED OUT OF $1,000’s of dollars just like I have been. As of this review I have not received and correspondence from anyone about a refund !
