Marietta is in Metro Atlanta, about 10 miles northwest of downtown Atlanta. This is a walk-out basement apartment suitable for one person or a couple. It has one huge bedroom, living room, fully-equipped kitchen, eating area, full bath, your own laundry room, patio, a private entrance and all amenities to make you feel at home. You can relax here, knowing that you are in a quiet, safe neighborhood with families all around. The neighborhood has sidewalks for walking, and is convenient to churches, shopping, movie theaters, grocery stores, post office, highways (I-75, I-20, I-285), and numerous medical facilities. It is right off of Lower Roswell Road, and about 3 miles from Truist Stadium, where the Atlanta Braves play.
Open the door and you will enter the living area, stylishly furnished with a leather loveseat, good lighting, and comfortable chairs. This is where you can watch the large wall-mounted TV (streaming) or perhaps use your computer, because there's high-speed internet too. Two windows let in lots of light. Right outside the entrance is your private patio, where you can have a glass of wine or just enjoy the garden and unwind.
Back inside, the kitchen is at the other end of the room, along with a table for eating your meals. You will be happily surprised when you look inside the kitchen cabinets, especially if you like to cook: attractive dishes and silverware, pots and pans, ample utensils, blender, mixer, and coffee pot, and storage space galore. The refrigerator/freezer, dishwasher, microwave, garbage disposal, and countertops are new.
A hallway leads back to the full bath (with shower but no tub), laundry/utility room and a bedroom with a queen bed, double dresser, desk, desk chair, chair with ottoman, full-length mirror, and double closets. The pillows and linens are new, with extra blankets for cool nights. One closet contains two extra twin beds (with linens) to inflate and use in the living room if you have occasional guests. The bedroom was well-insulated when being built so you will be able to rest quietly no matter what time you need to sleep. There is a large egress window in the bedroom.
The cheerful laundry shares space with the furnace and water heater. There is a brand-new stacked washer/dryer, full-size ironing board, iron, vacuum cleaner, and cabinet for storing supplies and folding clothes.

All utilities are included in the rent. You have your own thermostat to control heating and cooling. I do ask that you allow me to come in occasionally (only when you are there) to change the filter in the air conditioner.
Smoking is not allowed anywhere on my property; I expect you to honor this and will ask you to find another place to live if you do not. I also expect you to control your pets and not allow them to damage the furniture or bark incessantly. You are responsible for any damage that they cause. That being said, this is a very pet-friendly neighborhood and you will find it very welcoming to pets. There are lots of sidewalks on surrounding streets for walking your dog.
