The Neighborhood:
Highly amenitized (seasonal) Towamensing Trails community in the Poconos:
● Lots of hiking, fishing, hunting, golf courses, wineries, breweries, and other area activities nearby
Getting Around:
● Drive, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.
● We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads tend to be sloped and can get very icy.

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation.
● This property can accommodate up to 16 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit
DOG FEE:
● $100 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.
Guests will need to register with Towamensing Trails. The registration includes amenity-use charges, as well as administrative and access fees based on the number of vehicles. Wander Home will facilitate the registration process, and payment will be requested through the booking platform.
● $25 registration fee per group - This is included in the booking total
● $7 fee applies per vehicle and paid no later than 3 days before check-in).
● All vehicle information must be provided. Golf carts and ATVs are NOT ALLOWED.
● Please message us 2 days prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.
● Guest will have vehicle access to the community trash collection center
● All community and vehicle fees are non-refundable once registration has been submitted, regardless of a canceled reservation.
Amenities (badges are provided at the property):
● 8 badges with lanyards will be provided per group (Guests under 5 years of age do not need a badge)
● Additional badges for day passes (up to the maximum permitted occupancy) can be purchased at the Boat Rental Office for $10 per person, per day. Day badges are non-refundable.
● In case the badges are damaged or lost, there will be a charge of $175 for replacement.
● Seasonal access to community amenities
● Amenity availability (e.g., the lake) is subject to community maintenance and safety regulations
● Access to the Towamensing Trails community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.
● Please note, these are not our fees as the hosts, but fees the community asks all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Towamensing Trails.
● Guests are not permitted to have outdoor fires in Towamensing Trails.
● Fireworks are strictly prohibited. Violations will result in fines.
● Wander Home welcomes guests with fully verified profiles. Please upload your government-issued ID and payment method in your account settings, as well as send us a photo of your ID.
● Eligible refunds are subject to a 6% processing fee.
● A damage waiver fee ($50) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
● We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Square One Markets, Family Dollar and CVS.
● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank

● The property has 3 security cameras. All cameras are on the exterior of the home and in plain view. No cameras are hidden.

Interaction with Guests:
● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self-check-in upon arrival.
● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.

We did not have time to use the hot tub unfortunately, it was perfect for our family weekend get together. The house was great. It is just as the listing described. Beds are comfortable, plenty if room for our 19 adults, 3 kids, and pets. Close to Great Wolf Lodge. We went to Koziars Christmas Village which is great and a 1 1/2 hour drive. If we get a chance we would like to rent again.

We had a great time celebrating Thanksgiving 2025. The house was beautiful and with everything we needed.There were enough supplies (toilet paper, garbage bags, coffee filters, shampoo, etc) and considering stores were not super close it was very convenient. Communication was excellent. They replied right away to all my questions. The only thing is the location of bathrooms, one per floor and on the second floor and basement the bathroom is inside one of the bedrooms. Depending on your group it might be a problem. It was not a major inconvenience for us. Just be aware. I personally think it is a perfect house for a group of 8 or 10 or families with tons of kids sharing bathrooms with their parents. We were 8 adults. We enjoyed it.

Arriving, our access to the home was treacherous - ice covered stairs and walkway from driveway with only a shovel width path, as well as the deck leading to 2nd level front door.The first night it snowed, 2-3" accumulation. Someone came and reshoveled the same path - no ice melt, no additional clearing of the deck or stairs. There was no shovel on property for us to use and an unmarked 5gal bucket with mostly frozen rock salt was found on the corner of deck along railing.The TV's in the bedrooms would power on however none of the remotes worked to allow for watching of anything. Replaced the batteries in the remotes and still no luck, so we were limited to the main TV in living room and lower level game room area.There were lights that did not work in the bathrooms, a door handle/latch all but falling off of downstairs door, a toilet seat that was beyond loose - no tools available for use.Paper products and garbage bags were limited, as was hand soap in the bathrooms and dish soap in kitchen - we purchased all of these items. The house was roomy and fine for a short stay - our issues were conveyed to the property manager and I'm hopeful they are addressed for the next visitors.The area was close enough to Italian and Chinese restaurants, a bagel shop, beer distributor and grocery store, as well as a gas station, about 10 minute drive for all.
