Mountain Breeze offers a spacious open floor plan as 1 bedroom, 1 bath condo with comfortable living area. This unit guarantees a relaxing getaway in Winter Park and the perfect place to take in the views of the mountains from your private 4th floor balcony. Mountain Breeze features an efficiency kitchenette with all the essentials including a mini fridge, microwave, dishwasher and stove. You won't miss a beat to whip up your snacks and "Breeze" out to the snow!

There's room for everyone to spread out on the large sectional sofa around the cozy fireplace and living room TV. Enjoy the included board games and fun together! End your day in comfort: the bedroom offers a King bed and the sectional sofa converts into a Queen sleeper sofa in the living room. The large bathroom offers a separate walk-in shower and soaking tub, a great way to start or end the day! Whether you're looking for adventure or relaxation, Mountain Breeze has it all.

Located in Winter Park's village newest building you can walk off the slopes and into one of the many restaurants and bars located at the base. You're just steps from the outdoor adventure base camp/ ski, bike, hike, alpine slide, tubing…explore! Sip on some hot cocoa on your huge balcony with large dining table before you step out your gate into the large shared spa and hot tub area. The large spa and hot tub area features new grills and large lounge chairs to relax and soak up the good times.


- Winter Park Resort lift tickets can be purchased in the resort.
Although the towns of Winter Park and Fraser remain open, the Winter Park Resort is closed approximately between:

• mid-September to mid-November

We offer convenient keyless door codes for self-check-in. Elevations by Portoro uses smart locks with check-in details provided 2 weeks prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

Please be aware the amenities deck, including hot tubs and grills was/is under construction for Fraser Crossing and Founders Pointe. There may be loud construction noise while hot tubs replacement project is completed. The construction crews will be working 6 days a week from approximately 7AM-7PM. The booking prices during this time are reflective of hot tub/amenities deck closure and construction discount. No further discounts or refunds will be given related to hot tub closure/construction. If you wish to cancel, you will need to do so within 24-hours of creating the booking or within the cancellation period window in order to receive a refund. If you have any questions, please message us.
*Regarding Reopening/Access to the Amenities Deck:
- Founders Pointe is complete as of the first week of February 2025! [Guests from both buildings may access & use the amenities deck.]
- Fraser Crossing is scheduled for completion by February 28, 2025.

Getting Around:
The property is located at Winter Park Resort in the Fraser Crossing/Founders Pointe Building. We are located right across from the free community bus, "The Lift". Download The Lift Rider App to see departure and arrival times of the bus and destinations. Local Amtrak service is available at different times of the year in Winter Park and Fraser.

Traveling to Winter Park Resort:
• Denver International Airport (90-miles by vehicle)
• Find carpool buddies with the TreadShare app
• Take the Amtrak train: Winter Park Express ( seasonal) / California Zephyr (once daily)
• Take a shuttle: DIA on Home James Transportation / Grand Mountain Rides
• Use the free bus system "The Lift" if you're staying in town (download the app: Lift Rider App)

During winter months, Colorado has a statewide traction law which requires a 4-wheel-drive or all-wheel-drive vehicle to drive on Colorado roads. We are located in a high altitude mountain climate. Snow can occur at any time during winter months. Failure to have a 4-wheel-drive or all-wheel-drive vehicle will likely result in being unable to reach your vacation rental. No refunds will be given due to poor weather conditions. We encourage all guests to consider 3rd party travel insurance if they have travel concerns.

Interaction with Guests:
Our goal is that your vacation exceed your expectations. Elevations by Portoro communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date. We offer convenient keyless entry for self-check in. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions. We are available to guests 24/7 for any inquiries.
