Welcome to 23Exuma, a new, oceanfront, luxury Villa like no other. Located on one of the top five beaches in the Caribbean (Tropic of Cancer Beach) and the longest beach on the island of Little Exuma, this contemporary Villa features five elegantly appointed bedrooms, each with its own private ensuite bathroom and is one of VRBO's top vacation rentals.

Inside and out, 23Exuma has been carefully designed to provide all the conveniences and comforts of home while being on a world-class vacation – whether you are looking to enjoy the company of great friends and family or simply get away from it all.

An open-concept living/dining/kitchen area features 19' vaulted ceilings and dramatic, tall glass doors that lead out to the infinity-edge pool with tanning shelf. Walk another ten paces to most stunning beach you will ever experience, boasting 1.5 miles of crystal white sands and turquoise calm waters. The beach is home to the Tropic of Cancer parallel of latitude and the Villa's namesake, which is approximately 23 degrees north of the equator. Beyond the breathtaking beach is 'Turtle Island' which you will be able to discover using one of the premium kayaks or paddleboards provided during your stay.

The Villa’s well-appointed, gourmet kitchen features custom wood cabinetry, stainless appliances, granite counters, a 12' breakfast bar, and indoor/outdoor dining areas so you can choose where to enjoy one of the most fabulous views Exuma has to offer.

After a long day of outdoor activities, you may want to relax and watch TV on the plush and cozy oversized sofa in front of the 65” flat-screen TV. If you prefer, enjoy a good book in the oceanfront lounge area or unwind with friends and family in the comfortable poolside sitting area while listening to the ocean and gazing at billions of bright stars.

When you are ready to turn in for the night after a fantastic day, you will find 5 well-appointed bedrooms with premium mattresses, pillows, and linens.

Primary Retreat: (sleeps 2) King bed. Private ensuite bathroom with double sink, separate shower, and free-standing tub. A wall of sliding glass doors leads to a massive entertainment deck with infinity-edge pool overlooking one of the top beaches in the world.

Palm-View Bedroom: (sleeps 2) King bed. Private ensuite bathroom with shower, TV and a large window overlooking the side garden.

Bunk Bedroom: (sleeps 4 children) Two bunk beds. Private ensuite bathroom with shower. Windows with views of tropical gardens.

Ocean-View Double Queen Bedroom: (sleeps 4) Two queen beds. Private ensuite bathroom with shower. Oversized sliding glass doors open to the massive entertainment deck, infinity edge pool and the longest beach in Exuma, the Tropic of Cancer Beach.

Ocean-View King: (sleeps 2) King bed. Private ensuite bathroom. A wall of sliding glass doors provide easy access to a massive entertainment deck, beach, and pool.

Each oversized bedroom closet is equipped with custom organizers and drawers.

PLEASE NOTE THAT THE MAXIMUM CAPACITY FOR ADULTS IS 8. Bunk beds can accommodate 4 children. Kindly refer to house rules before booking.

Other notable features designed to make your stay amazing include 2 fridges, double washer and dryer, dishwasher, wine fridge, ice maker, outside grill, STARLINK WIFI, smart TVs, heated infinity-edge pool with tanning ledge and viewing bench, 45KW back-up WHOLE HOME generator, on-site reverse osmosis filtration system for drinkable water throughout the entire Villa, 4 kayaks (2 single and 2 double), 2 paddle boards, cornhole game, beach chairs, beach umbrellas, sand toys, games, puzzles and so much more.

Baby items available at the Villa are a portable crib, highchair, booster seat, and bed rails.

You will be greeted upon arrival at the Villa by our on-island guest management team to guide you through an orientation of the Villa's features and amenities. You will also receive our "Touchstay" welcome package prior to arrival which provides excellent recommendations on dining, chefs, boat tours, golf, flyfishing, etc. We want you to have a truly memorable vacation and are here to assist in any way we can!

Outstanding home

Stunning home caterer Ann fabulous caretaker Andrew incredible. 12 of us age 5-75 spent 7 nights in the stunning home right on Tropic of Cancer beach!Rented boat and jet skis from Little Exuma Boat rental with Judy. snorkeled swam with sharks, rays and pigs. House was perfect for our family and we wished we had stayed 2 weeks instead of 7 nights. Thank you for sharing your little piece of shangrila!! Everyone in our group gives you rave reviews.

Beautiful place!

This was our second time coming to Little Exuma, but our first time staying at this house. The house was absolutely beautiful, very clean and perfect location! The house manager Andrew was incredible!! He helped us with any questions, including bringing us more 5 gallon water jugs, to arranging in an early taxi to the airport for some of our guests and much more. This house was by far our favorite and we cannot wait to return!

A magical place

We rented 23Exuma with friends for spring break. We had the best time. The house is more beautiful than the pictures and is so well equipped. The kitchen is fully stocked, the beds are so comfortable and the house was so clean. Even with 12 people in the house we never felt crowded because the house is laid out with plenty of space. The pool and deck were a perfect place to hang out. The owners have thought of everything. They have everything you could need to enjoy a day on the beach from chairs to toys and snorkel stuff. The property manager, Andrew was such a great guy. He not only took care of the house but also took care of our group and helped us figure out some alternative plans when the windy weather made us change things up. His wife Kim, is an angel on earth. She made our trip so special from pre shopping for us to cooking delicious dinners multiple nights. Each meal was made with love and was delicious. We will definitely be back!

Incredible!

This home was perfect for our family! We had 10 people - grandparents in 60s, parents in 30s, and kids 7-11. The view is like nothing I’ve ever seen. Beautiful spot for an engagement which is what we had! The pool and beach setup are ideal. Lots of outdoor games, chairs, kayaks, etc. we had everything we needed! The house manager, Andrew, was so attentive and helpful. We will be back!

Beautiful House and Views

Everything that was written in previous reviews was spot on. The house was beautiful as well as the beach. We had smaller children and a teenager and everyone was able to enjoy! Andrew and Kim were so very helpful before and during the trip if we needed anything. We had them cook the first night for us and the food was delicious!

Simply Amazing!

We had a wonderful stay at 23Exuma. The home is beautiful, comfortable, and relaxing. It's in a quiet location with breathtaking views. The kitchen is the most well stocked kitchen I've ever seen! Family extravaganza

Staff were very friendly and on top of all our needs, 5 stars to them. Kim was our chef for the week and delivered authentic local food as we had asked, excellent. The house is beyond words. We had 3 couples, an adult single and three teens and never felt crowded. Both interior and exterior had expansive living areas. With all that greatness, the view simply exceeded all expectations. Even after 8 days we all were still amazed with the beauty. We are not first time travelers, we have traveled extensively throughout the Caribbean and pacific. We were lucky enough to be able to take our children and grand children on this trip and simply could not be happier. Thank you for sharing your beautiful vacation home. Mike Cobb

Amazing property and beach

From the booking process all the way to the end of our stay was easy with great communication from Yvonne the owner and house manager Andrew! I really can’t say enough about how quick and responsive Andrew was! The house and pictures are as described! The view is stunning and beach was outstanding! Being able to kayak to the islands out front and snorkel was fantastic! We were a group of 8 adults, 10 year old and 12 year old. We loved it so much we are planning a trip back next year. This will be the first time our group has been to the same place twice! Highly recommend!!

There can't be a more perfect place to stay

There truly can't be a more perfect place to stay in the Caribbean, let alone on Exuma. This is our 4th visit to Exuma, and without a doubt, this is the best home we've rented. It is pristine and stocked with everything you could possibly need—right down to an electric corkscrew! The beach is the calmest and most beautiful on the island. We celebrated a memorable 60th birthday here, and it was fantastic. We highly recommend Chef Keva, Betty’s food delivery, and Jackie's pizza. We've already booked for 2025 and can’t wait to return. Many thanks to Dave and Yvonne for their excellent communication, and to the property manager, Andrew who checked in regularly to ensure everything was perfect. Highly, highly recommend!

Great House!

This house is as advertised! I can’t tell you how many times there have been homes we’ve stayed in that didn’t match the pics as advertised. That’s certainly not the case here. We’ve never stayed in a house as well stocked as this one. There is literally EVERYTHING you could think of. It’s beyond obvious that the owner puts money back into the house. On a side note, one of the highlights of our trip were the Property Managers. Mrs. Kim & her husband could not have been better hosts. We definitely recommend letting Mrs. Kim cook for you! It was delicious. If we had any questions or needs, they were quick with a response! Beautiful beach, beautiful home, & incredible people. Highly recommend.

Exuma at its best!!

This house was perfect for our family and on the most beautiful Tropic of Cancer beach. Every one had their own space. The kitchen area was spacious and well stocked. The kayaks were great to have to go out to the islands near the house. So many amenities like plenty of beach towels and pool toys, and a beautiful deck and pool area. Also it was nice to have 3 umbrellas for our beach time. Believe the pictures on VRBO. 23 Exuma is a beautiful house that has plenty of room and a gorgeous view. Bonus #1: The house was extremely clean. Bonus #2: Andrew and Kim are awesome to work with and answered all of our questions quickly! Bonus #3: Claudine’s delivery meals are delicious! And Brea’s hamburgers are the best!

Great week in the Bahamas

This house is truly amazing. It fit our family perfectly. All bedrooms had their own bathroom. The property manager, was quick to respond when the electricity went out. We used a chef for several meals and it worked out great. I don't know how you could stay there without using a chef. It was our 50th anniversary and I didn't have to cook all week! The water/ocean are beyond gorgeous. The islands across from the house are so very cool! Paddle boards, kayaks, snorkel gear, flippers, floaties, life jackets, noodles...you name it, it was there for us to use. Owners were prompt at responding. It was just a good experience

The best house on Tropic of Cancer Beach

23Exuma is even better than the pictures. It is hands down the nicest house on the best beach in Exuma. The house was spotless when we arrived. The property manager, Andrew, does a wonderful job making sure your check in is smooth and that you have everything you need for a great vacation. The kitchen is very well stocked with everything you could ever need. We hired Andrew’s wife Kim to cook dinner for us every night and she is an excellent cook. The house is stocked with all the pool and beach toys you could ever imagine. The pool, the deck, and the beach are amazing. Tropic of Cancer beach is one of the best beaches in the world with the softest sand and the water was amazing. This house was perfect for our family. We had two sets of grandparents and four little kids. I would not hesitate to recommend this house to my friends and family. We are already planning our return trip. Andrew & Kim are amazing and great to communicate with. Best vacation ever.

Amazing House

Beautiful relaxation

The views and sunsets were just the medicine we needed as a family to unwind from our hectic schedules and regroup as a family unit and enjoy our time together. The adults enjoyed relaxing by the pool and the ocean, while the kids enjoyed the beach, snorkeling gear and water toys. This property has a lot of activities to keep 12 people busy. The interior of the house lived up to the pictures and provided us all ample room to spread out and not feel cramped.

The Perfect Family Beach House

Having worked in real estate for over 25 years, I learned long ago that few properties, like people, can live up to their online profiles in real life. 23Exuma is the exception. The house itself exceeded our expectations in every way, and the communication and support from the hosts was second to none. The local property manager checked in with us via WhatsApp frequented, and addressed any questions we had promptly. He was friendly and provided us with several recommendations for dining, etc. The beach simply has to be seen, and the heated pool was a welcome option for the oldest and youngest in our group. We had 9 ages 10 to 79, and 23Exuma provided something for everyone. We had chefs provide in-house dinning, and the kitchen was well equipped to serve our large group. Everything from the appliances to the beach chairs and kayaks was in excellent condition. Brea's beach bar and grill is just a few steps down the shore, and provides great food, and drinks (be careful). You can book 23Exuma with confidence. The property is incredible, the hosts are very trustworthy and professional, and you'll be in good hands with their local property manager. We can not wait to return someday.

Amazing Stay at 23Exuma

We had a wonderful stay at 23Exuma. I'd highly recommend for your next Exuma trip. I believe the house is fairly new (and it looks it)! Very well maintained with basically every amenity you could need on vacation. The KITCHEN was well stocked and the BEDROOMS were very comfortable. The OUTDOOR AREA was beautiful and comfortable - I feel confident in saying this was probably the nicest home on Tropic of Cancer beach. There were lots of pool and beach toys to utilize as well. Yvonne was very responsive and a great host. We only had one small challenge with a toilet during our stay, and between her and Andrew (the property manager), it was cleared up in a few hours. We were very thankful for that. VENDOR RECOMMENDATIONS: *Berlie's Car Rental - Great experience / easy to find upon arrival! But we were charged for damage to the bumper for hitting a pothole. The insurance they sold us did not cover that. You will definitely need a rental car. * Exuma Water Sports - Highly recommend doing a swimming with the pigs excursion with them! We did a private half day tour and it was the highlight of our trip. * Chef Shariqua - We hired her as our private chef for a night, we were very pleased * Blu - Great dinner! make a reservation * Exuma Massage - Don't recommend. Cancelled last minute and tried to charge travel fee to rebook. * Santana's Grill - Don't waste your time. Waited for an hour and a half at our table to be told they ran out of the dish we ordered. Server was rude

Perfection

23Exuma is perfection. We have rented numerous times in Exuma and 23Exuma has been by far our favorite. The lay out is perfect for multiple family's. The pool is heated which was great for our little kids. They also loved all the pool and beach toys that were provided. The whole house is fully stocked with everything you would need. We are very light packers and found we still over packed. We had my elderly mother as well as our friends 5 month old baby and all ages in between. The house worked great for everybody. The beach is amazing. Andrew the property manager was so easy to work with and very helpful. Both of our family's agree we will rent again. Beautiful home on a gorgeous beach.

A vacation paradise!

Absolutely loved everything about 23 Exuma! Luxurious amenities on the most beautiful beachfront made our vacation perfect and relaxing. We highly recommend this property and we will definitely vacation here again in the future.

Winter family escape

Amazing house . Pool was perfect especially after the property manager came to turn up the heat for us . The kids lived in the pool! The beach was amazing and having the kayaks was fun for all. It was great to have lifejackets/snorkel stuff and sand toys- all a hit. The house fit all of us very comfortably and the property manager check in with us often to make sure we were all set. Everyone on this island is very friendly .
