Unique rustic cottage, amazing views of wild places. Family and pet friendly

Kips Cottage is a rustic former bothy, with very few mod cons, other than amazing views and copious hot water. If you love going back in time and feeling like you are living on the edge of the world, it will be perfect for you. If you are looking for something even vaguely modern, Kips Cottage may not suit.

The cottage is situated in a stunning location just off the North Coast 500 in Sutherland. The cottage looks over the North Atlantic and is surrounded by hillside with fantastic views of the changing coastal scenery.

There is a spacious living area with 2 large sofas, a pine dining table and a wood-burning stove at one end. A charming double bedroom is accessed from the other end of the living space. Also on the ground floor is a basic kitchen, slightly like being on a boat, with a kitchen table and French doors out onto the decked area outside. The kitchen has an electric oven and a butler’s sink. Situated off the kitchen is a charmingly ramshackle bathroom with bath and basin and lavatory.

There is plenty of parking and a garden to explore.

Let Saturday to Saturday June, July & August. Other changeover days OK in other months. Thanks.

This is a fantastic get away don't expect Wi-Fi or luxury this is as far as getting to be a crofter as you will get, stone floors log fire beautiful scenery, although you do have electric so there are heaters but it is very comfy no TV and of course no shower but their is a bath. I loved it the wife loved it and so did the dog we definitely hope to go back.

A week away

We were looking to disconnect from the worries of the world, to slow down our lives, and to still our hearts and minds. The cottage was the perfect place for this, and was exactly as advertised. We took a daily hike/walk at different nearby beaches, parks, or forests. We mostly prepared our own food (2 meals in Bettyhill), and we reveled in the quiet.

Had a lovely time

Peaceful, quiet. no cars, airplanes. Just the birds, sheep, sound of the wind, and the surf of the Ocean. I went for hikes and slept fantastically each night. This is a place to relax and get away from the crowds. Enjoyed every minute of it.

Very cosy.

This is a very cosy cottage with everything you need to enjoy your stay. Views and beaches are amazing,plenty of places to walk your dog. Villagers are very helpful and friendly. Would highly recommend a stay here. Bettyhill beach is one of the most beautiful I have ever seen with clear water.

Perfekt für Slow down

Sehr gut zum Slow down. Das Haus hat alles was man braucht auch wenn es nicht ganz so modern ist. Erholung stellt sich schon nach zwei Tagen ein. Vollends Ruhe genießen.

As always the cottage was like coming home. Thr location is stunning, so peaceful. The cottage is quirky ..so if your expecting glamour, then this cottage is not for you. We will definitely return.

Eines der schönsten Urlaube

Wir waren im Juni 14 Tage hier und waren sehr überrascht über die sehr gut vorbereitet Wohnung. Wir haben das Haus wegen seiner Beschreibung und vor allem ruhigen Lage am Atlantik gemietet. Es strahlt eine besondere Gemütlichkeit aus. Mit herrlichen Sonnenuntergängen hatten wir hier nicht gerechnet-und sie rundeten fast jeden Tag ab. Alle Sehenswürdigkeiten bis hin zu einer Tagestour auf die Courtney Inseln über John O' Groats waren gut per Auto in alle Richtung zu erreichen. Die Zeit hatte man hier.Die Anfahrt alleine von Inverness über die Highland war ein Erlebnis. Man wählt die Route über Bettyhill.

This property has everything you need for a quiet break away from it all - the surrounding area is stunning scenery dramatic rocks , beautiful beaches . ideal place to bring your dog and just walk , eat well and read a book . If you are looking for pubs and a social thing it’s not the place to go !

Lovely location, but.....

Fantastic location, could be a little gem however cleanliness was an issue. Major cobweb problem, 3 piece suite needs replaced, arms on chairs ripped with stuffing falling out, throws on the suite need cleaned. Mouldy curtains in bathroom. We were expecting basic but also expected place to be clean. Bed and bedding were clean and comfortable. Only stayed 3 nights out of 7 due cleanliness of the place. Tried to contact the number given in case of problems a couple of times but no answer or answering machine. It's a shame it could be a brilliant holiday let with some TLC.

Toll für tolerante Naturliebhaber

Tolle Lage am Meer. Wunderschöne Gegend. Aber: Der schöne Sitzplatz am Haus liegt immer im Schatten. Für alle Aktivitäten muss man mit dem Auto los. In der Nähe des Hauses ist nur ein etwa halbstündiger Spazierweg sinnvoll. Die Einrichtung des Cottages entspricht in etwa dem Level von vor 40 Jahren. In der Küche gibt es keine Schränke, alles ist offen. Geschirr haben wir vor dem ersten Gebrauch abwaschen müssen. Keine Dusche. Badewanne nur mit zwei Wasserhähnen ohne Handschlauch. Leider war nur altes Informationsmaterial im Cottage. Man wurde in der Beschreibung darauf hingewiesen, dass man sich wegen Corona im Internet informieren solle. Aber: zwei Zeilen weiter heißt es, dass es weder Fernsehen noch Internet-Zugang gibt. Die Lage ist zu weit weg. Tipps: 1. Etwa 100m die Straße zurück gibt es ein Restaurant. Cote du Nord. Ein 10-Sterne Restaurant. Unserer Meinung nach. Nur acht Plätze, 10 Gänge, 70 Pfund. Grandios und jeden Penny wert. Wir empfehlen auch die Weinbegleitung. Vorher online anmelden. 2. Strathy Point Lighthouse. 20 Minuten mit dem Auto, dann sehr schöner Weg zum und am Leuchtturm. Strathy East Beach. Toller Strand, lässt sich gut mit 2. verbinden. 3. Castle of Mey. Ca. 50 Minuten mit dem Auto, wunderschönes Schloss von Queen Mum, tolle Führung, sehr guter Tea Room mit Shop. Wir beide sind tolerant, brauchen kein TV und sind schweren Herzens wieder weggefahren.

We got away from the modern world!

We wanted to escape - escape we did. All the other comments/reviews about the cleanliness of the cottage were fair but we just rode with it. We didn't care. THAT view is incredible. Even though we went in August, we still had the fire burning (coal & kindling from Bettyhill Stores) and loved every second of it. The draining board thing really has to go, though...It was also a great base to explore the north coast (which is why we chose it) and we saw John O'Groats, the Orkneys and Cape Wrath all in the same week. Kirtomy beach? We had it to ourselves for the first Sunday - luxury!

Traumhafte Lage, aber das Haus könnte ein wenig mehr Liebe gebrauchen

Kips Cottage könnte ein traumhafter Standort sein, wenn er ein wenig mehr instandgehalten würde (z. B. die vollständig verschlissenen Sofa/Sessel austauschen, Küchenausstattung ergänzen bzw. - insbesondere Pfannen - erneuern, Dachrinnen sind kaputt, Fenster lassen sich z. T. nicht öffnen) und sauberer wäre (viele Hundehaare im Teppich / Sofa / Sessel usw.) und sich besser beheizen ließe (der Ofen ist winzig und heizt kaum, Elt-Heizkörper z. T. ohne wirkliche Heizkraft). Das Haus war im Juli trotz guten Wetters feucht und kalt. Die Lage ist sehr gut mit schönem Blick auf das Meer, aber unterhalb des Hauses entsteht ein neuer kleiner Campingplatz. Achtung beim Toasten: Wenn der Brandmelder angeht, ist der Toast fertig ... ;-) Es gibt nur eine Badewanne ohne Duscharmatur, d. h. Duschen erfolgt mit Wasserbecher und Übergießen. Das Wasser ist aber sehr schön heiß. Die Inseratsbeschreibung ist ehrlich und soweit korrekt, die Fotos ein wenig beschönigend. Wenn Kips Cottage ein wenig mehr Liebe erführe und instandgesetzt / -gehalten sowie besser geputzt würde, wäre es ein perfekter Ort.

Die Einrichtung bzw. Teilmöbelstücke sind in die Jahre gekommen und sollten getauscht werden. Wenn Tiere zugelassen sind sollten alle Decken und Teppiche gereinigt werden.

Rustic getaway

This was a great little cottage to escape to. There were a lot of cobwebs and bugs in the windowsills. It was very charming though and yes lots of hot water. The view of f the ocean and the sound was amazing. There’s a great outdoor patio for coffee in the morning or dinner at night. Very charming.

Lovely position. Plenty of hot water. 3piece suite in very poor condition, inadequately covered by blankets. Lot of dog hairs on rug in lounge. Fireplace in bedroom very dusty. Wooden draining board unhygienic, we covered with a glass chopping board. Bath taps held in place by bits of wood. Loved having cuckoo singing at the front of the house.
