**Special conditions & notes**:

- Strictly no party, gatherings or venue use. No Smoking.

- Pets - By special written permission only, pets may be allowed - please contact us with details of your pet so this can be discussed. Special terms and a $50 pet fee will apply.

- Security cameras - For the general security of the property & guests, cameras surveil the front garden and rear stairs leading to the back garden.

- Young Children and Stairs - This is a split-level house with multiple stairs, which may not be suitable for small children who are not familiar or comfortable with navigating stairs. Please ensure they are closely supervised when moving between levels.

- Please note that the back lawn area at Kina Beach House was flood-damaged during Winter and during the installation of new water tanks and drainage. The lawn area is being rehabilitated, but full restoration may take time and this area may not be fit for normal use for some time.

While not an essential amenity here, we've adjusted rates to account for this. There is a grassy reserve area just across the road behind the beach that is great for kids to play, kick a ball or throw a frisbee.
