The villa develops over one level, with a rooftop terrace. The house is 130 square meters and the plot is 950 square metres.
The Living Area
Overlooking the main pool area, the living area features two large sliding doors to create a harmonious inside-out living experience. The lounge area includes a comfortable sofa, armchairs, television and atmospheric lighting design.
The Indoor Kitchen
Luxury Italian designer indoor Kitchen featuring Dekton solid work surfaces, the island design includes a breakfast bar with stools. The kitchen is equipped with a Bosch oven, Bora induction hob, and dishwasher. A small back kitchen area houses the fridge, freezer, wine fridge, microwave, and additional pantry storage.
The Bedrooms
Two bedrooms with en-suite bathroom and a third bedroom with a separate bathroom. All rooms are furnished with king-sized beds (option for twin bed in bedroom 3), blackout blinds, an in-room music system, and direct access to outsider space. The master bedroom benefits from a private sea view terrace with a couples' outdoor bathtub Jacuzzi (heated up to 38°C).
The Bathrooms
Modern and fully equipped with high-end fixtures, including rainfall showers, hand showers for an invigorating experience with indulgent Ortigia bathroom toiletries (shower gel, shampoo, conditioner, body moisturizer, and hand soap) and bathrobes in different sizes.
The Outside Dining Area
Features an 8-person ceramic dining table nestled under a large bioclimatic pergola, allowing guests to comfortably create the level of shade from the sun they desire. The outdoor dining area can be accessed from the kitchen via a large sliding door and is located next to the outdoor kitchen area.

The outdoor kitchen, created by Italian designer Fogher features a large barbecue with several cooking surfaces, an induction hob, and a sink with hot and cold water.
The Infinity Pool
A beautiful infinity pool (9x4.7m; 1.4m deep; depuration system: chlorine via electrolysis), perfect for swimming and relaxing while enjoying the sea view. In the cooler months the main pool is heated.
The Zen Garden Pool
A serene retreat at the back of the villa for a peaceful escape and mindful moments. The Zen garden enjoys a second shallow relaxation pool (7x1m; 0.6m deep; depuration: chlorine).

PLEASE NOTE:
- The security system is an intruder alarm that is connected to a private security company. The property has cameras covering the perimeter fences and car parking area.
- This is a strictly non-smoking property. Smoke and heat sensors active. Smoking inside the villa will result in a €500 cleaning charge.
- Pets are not allowed.
- We ask our guests to respect the tranquillity of the neighbourhood. Excessive noise and disturbances are not permitted and may result in eviction without refund. Italian law specifies quiet hours daily between 11 PM–7 AM and 1:30 PM–4 PM
- Hosting of events or parties is not permitted at Villa Aria unless prior agreement has been granted and a signed event agreement has been entered into.
- Please note that there are some friendly cats from some of the neighbouring villas which occasionally may wonder in Villa Aria's garden.
