The yard is a great pace for sledding in the winter, there is a hill along side the house making it a great spot for small children. There are 3 large living rooms, a full bar (bring your own beer) on the bottom floor complete with a dishwasher, mini fridge, coffee maker and ice maker. The garage is available to renters for parking and storage. The back yard has a great deck overlooking the forest with patio table for dining, a private hot tub, and plenty of room for the family to play. The main floor, top floor, has the large gourmet kitchen open to the living room with a cozy fireplace. There are bedroom 1, master, with a king and full private bathroom with a large jetted tub. Bedroom 2 and 3 have queen beds. There is a full shared bathroom in the hallway. The entry into the garage is off of the living room. The laundry room is off of the kitchen. On the lower 2nd level is another large living room with a wet bar, big screen TV and fireplace. Bedroom 4 is the second master with a king and a jack-and-jill bathroom that connects to a bonus room office (there is no door on this room per the fire dep). Bedroom 5 has 2 queen beds, a baby crib and a private full bathroom. On the lower 3rd level is a very large 3rd living room with a big screen TV, a full bathroom and fireplace. There is also a full bar with an ice maker, coffee maker, mini fridge, dishware and is the perfect place to entertain! Your family will love how cozy this house is and it feels so far away from town yet only a 3 minute drive to the down town area! ~ This home does NOT have AC. Occupancy Rules: *Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. **Parking: 3 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.
