    -After booking you must sign a contract and send a copy of your ID. YOU HAVE TO SEND IT WITHIN THE FIRST 24 HRS.

    Note: Pool heaters run from Nov 1-April 1 (if pool is not reaching 80 degrees earlier then Nov 1, then we will turn the heater on for your stay, otherwise if the temp is 80 or above we will keep it off. Pool heaters do not run 24 hours a day. Pool pumps run 8-12 hours a day and that is when the pool heaters work. Additionally, pool heaters may not reach temp if when temps drop into the 50s or lower.

    Please be advised: Due to our property management account with VRBO, we collect the remaining balance if you are outside the 60-day window after your check-in date and after your down payment has been made. Payment can be made via PayPal with a 4% convenience fee, Zelle with no fee, Venmo with no fee if sent as friends and family, check with no fee, or credit card with a 4% convenience fee. (only for the balance and not the initial down payment)

    -Down payments are either $1000 or 10% of your total (whatever is greater-than)

Our family loved staying at this fun home so close to the beach. Plenty of room for everyone and we loved being on the waterway and having a pool to relax. We had a great time!

We had a great time in this lovely home. The walk to PJs for oysters was only minutes as well as to the beach. The game room was an added plus! Our host was great. Would not hesitate to rebook this property.

Great Location

We really enjoyed our stay at this home. The location is absolutely amazing and was one of the highlights of our trip—it’s hard to beat how convenient and beautiful the area is. The house itself was nice and comfortable overall, but starting to show signs of wear. That said, we still had a great experience and appreciated the opportunity to stay here.

Everything was just as we needed. No surprises when we arrived. The house was very close to many food and shopping options as well as the beach.

House was nice, great layout for two families. Only drawback was the location which is technically close to the beach - is right along a busy road/highway so walking to beach with kids wasn’t super enjoyable. We rented golf carts which helped. Pool and patio and everything else were very enjoyable. Host communication was great and easy.

Stayed at this lovely home for thanksgiving. Had everything we needed, close to restaurants, beach, bars, couldn’t have worked out better!! The beach was wonderful as well. Very walkable to house. My daughter goes to University of Tampa and the drive was very easy for her to join us and to go into Tampa for the day to explore.

Family vacation

We had an amazing stay at this property! The house was big, beautiful, and spotless when we arrived. Check-in was smooth and easy, and Alan was a wonderful, responsive host who made sure we had everything we needed. Plenty of space for everyone to relax and enjoy. Would absolutely stay here again!

The host’s communication was exceptional. The properties outdoor kitchen could use an update. The pool was great and the short walk to Indian Rocks Beach was a real bonus. All in all, the family was very pleased with our stay.

Our family had a great time! The house is clean, comfortable and spacious. Location is great for the beach, water park & restaurants. We had one problem & they responded immediately and it was resolved in a couple of hours which was awesome.

Alan and team were very easy to communicate with. We had an enjoyable stay at this clean, conveniently located house. It is located in a very quiet neighborhood. The neighbors we did come in contact with were very nice. FYI, do not park your car under the coconut tree in the driveway if there are coconuts in it. The coconuts are currently falling daily. There is plenty of space to park in the driveway without parking under it.

Had a great time at this property! Plenty of room for 11 of us. Easy walk to the beach and restaurants. Communication with the owner/ property manager was excellent. We had an issue with the coffee maker, and a new one arrived in no time at all. We would definitely stay here again!!

Great place to stay!!!

Large house with plenty of space for our party of 10! Heated pool, game room and only a 5 minute walk to the public beach. Lots of shopping, restaurants and a grocery store nearby, yet the house was tucked away on a side street so it was very peaceful and quiet. We only hit one snag during our trip-the pool heater froze up when we first got there so it was a bit cold for a swim-but we made a quick phone call to the property management company and they had it fixed and fully heated that night! Wonderful service and loved the accommodations, would definitely recommend booking with them!

Family vacation

We enjoyed our stay at the " on the Rocks " The place as advertised, plenty of room for our family. The place was clean well organized. Plenty pans plates to make your own dinner. Outside is well kept, the pool heater is a great addition on cooler months. The host is very helpful, quick response to any questions. Highly recommend.
