IMPORTANT: This is a monthly rental with a one-month minimum stay. Reservations shorter than one month cannot be accepted.

Shaded Oaks Beach Retreat is a 2-bedroom, 2.5-bath condo in St. Augustine Beach, Florida, tucked under mature live oaks and about a 0.3-mile, 7-minute walk to the beach. It is built for longer stays: snowbirds, traveling professionals, remote workers, families between homes, and anyone who wants a month or more on the Florida coast with a pet along.

The home
- Two-story living room with tall ceilings, lots of natural light, comfortable seating, and a decorative fireplace (decoration only, not for use)
- French doors open to a private back deck shaded by oak trees
- Galley kitchen with granite counters, stainless appliances, Keurig coffee maker, and a wine fridge
- Breakfast bar seating plus a farmhouse dining table
- Stackable washer and dryer in the unit
- 1 GB high-speed internet, ready for remote work and streaming
- Storage closet with beach gear and board games

Sleeping (sleeps 6)
- Primary bedroom: queen bed, window seat, desk, and TV
- Second bedroom: two twin beds
- Living room: sofa that pulls out into a queen bed
- 2 full bathrooms plus a half bath for guests

Community pool
Guests have access to the community pool with the pool key provided. The key cannot be duplicated, so a lost key is charged at the HOA replacement cost plus a service charge.

Location
St. Augustine Beach, Florida. About 0.3 mile (roughly a 7-minute walk) to the beach, so you can leave the car parked and walk to the sand.

Parking
One assigned parking space for this unit, directly in front of building 205A. Additional vehicles may park in the guest parking behind the garages. Do not use other numbered or assigned spaces, garage aprons, or fire lanes. Improperly parked vehicles may be towed at the owner's expense.

Pets
Pet friendly for up to 2 pets with a 100 USD pet fee. The HOA restricts aggressive breeds, so please contact us before booking to confirm your pet is allowed. Pets must be leashed whenever they are outside the home, walked only in designated pet areas, and picked up after right away. Do not leave pets unattended on the deck or in common areas.

Trash and recycling
The community trash area is on the other side of the garages in the parking lot. Place all household trash in the trash bins there and only recyclables in the large green recycling bin. Do not leave bags outside the enclosure or on the curb.

House rules
- One-month minimum stay. This is a monthly rental only.
- Sleeps 6, with a maximum occupancy of 6 guests.
- No smoking anywhere on the property, inside or outside, including vaping, e-cigarettes, and cannabis. Evidence of smoking results in a 500 USD fine plus cleaning costs. The damage waiver does not cover smoke or odor removal.
- Quiet hours are 10 PM to 7 AM. Noise violations may result in removal, and the guest is responsible for 150% of any resulting penalties.
- No parties or events unless approved in writing in advance.
- Pet friendly, up to 2 pets, 100 USD pet fee, with HOA breed restrictions on aggressive breeds.
- Check-in is 4 PM and check-out is 10 AM. Late checkout must be approved in advance and has a fee. Checkout after 12 PM is charged as a full day.
- One Ring doorbell camera at the front entrance. There are no indoor cameras.
- 1,500 USD damage waiver through Waivo (terms apply).
- Keep doors and gates closed, and treat the home and furnishings with care.
