We’re lucky to have visited homes (and Airbnb’s) all over the world and know just what guests are looking for.

This historical building features 12 newly renovated apartments that are built with your comfort in mind and offer the ideal city retreat.

Located on the third and fourth floors with convenient elevator access.

The apartments are accessed from the street level with a secured remote-accessed lock. For your safety and convenience, there is also 24/7 surveillance.

For peace of mind and security, each guest will have their own unique access codes to the main door and their separate apartment door that are only valid for the duration of their stay.

You`ll have access to the main door, entryway, individual apartment unit, and a shared pool room.

We`ve streamlined the check-in/out process for you so there is no front desk, or physical keys that need to be picked up.
If you`re unable to reach one of us, please use the emergency contact number provided in your House Manual sent prior to check-in.

Riverfront Park is located just 2 blocks away. Feel free to stop in on the first floor of the building to International Pancake House, or any of the trendy restaurants and cafes you`ll find on the way.

Some of our favorites include Atticus Coffee Shop, Revival Tea Lounge, or the Saranac Public House.

There are no cameras inside the property or in any private or indoor living spaces. The purpose of these outdoor cameras is solely to enhance guest safety and prevent unauthorized access.

IMPORTANT:
To help ensure peace of mind during your stay, we offer two options for damage protection. You may choose a small, one-time non-refundable Accidental Damage Waiver, which covers minor accidental incidents and is our most convenient and guest-preferred option. Alternatively, you may opt for a fully refundable Security Deposit, which is returned in full after your stay, provided no damage is reported.

How to stay like a local:
There are so many awesome things to see, do, eat, and drink just steps away from your Rental Unit.

That being said, to help you have the best stay possible, we have a few tips for your stay.

1. You’re living like a local, be respectful of the other locals.

2. All of our Rental Units are smoke-free environments. Including the entire Rental property.

3. Pets are NOT allowed in this Rental Unit for any reason. Bringing an unauthorized pet will result in the immediate termination of your reservation without a refund.

4. Your trip details should already be complete. If they aren’t, just go ahead and message us!

5. Your friend, your responsibility. Pretty simple: if you invite them to your Rental Unit, you’re responsible for their actions.

6. There are occupancy limits Roav Stays must follow for each of our buildings. Help us follow the rules.

7. We’re here to help! Roav Stays is managed locally. If you have any questions at all feel free to message us!

FEE SCHEDULE BREAKDOWN: (all charges in $USD, unless otherwise noted)

Unauthorized Late Check Out : $25 dollars each half hour after check-out time. Up to the cost of any impacted nights subsequent to originally scheduled check-out

Smoking in Room/Common Area:
$200 minimum charge and eviction from the Unit

Excessive Cleaning: Up to $125.00 per hour of additional cleaning needed

Damaged or Missing Items: Varies depending on cost of item

Noise Complaints: potential warning issued or, if necessary, eviction with no refund and a charge of up to $1,000.00

Party in Unit or Common Area: Up to $2,000.00 plus any damages to Roav Stays

Unauthorized pets: $150/day

The place was very nice and was easy to cook in with the help of some cooking equipment I brought from home. The bed was very comfortable and the washer worked very well although it was a little small to wash bedding in but other than that it was good.

We visit Spokane a LOT, and this is one of our favorite places to stay. We had room to spare, everything we needed in the kitchen and bathrooms, and the unit was super-clean. Comfortable mattress and pillows. Loved being able to walk to The Onion! Parking situation could be a bit easier--seems odd that the SPS needs all those reserved spots in the summer?? But not a deal-breaker.

Very Comfortable and Clean

The bed was like sleeping on a cloud so comfortable. The set up was nice. Very nice furniture. Kitchen was well stocked and I particularly appreciated the spice rack and all the spices. I used the washer and dryer they were very convenient and I really needed to wash. The only issue we had is our age and health issues made it hard to get our luggage in. There was an elevator, but no cart to help move it to our unit.

The location was excellent for downtown Spokane. Easy to walk everywhere. Easy for Uber pick up and door dash. Apartment was very comfortable. Perfect for a romantic getaway.

Great Location

Stayed here on the way back home to MT. It’s across the street from our favorite restaurant The Italian Kitchen and next door to the Pancake Cafe. Owner was super responsive. Comfortable bed and shower pressure was the best. We will stay here again.

Downtown stay with options!

We had a great stay in downtown Spokane, a comfortable bed and no need for a rental car with great restaurants, coffee shops, bookstore, and activities all within walking distance. The unit was clean and centrally located. We will definitely book there again when visiting our family in Spokane.

Not a want!

We were close to quaint shops, restaurants and bakeries and the apartment had everything we needed. We especially enjoyed the comfortable bedding and quality furnishings. I’m a hotel snob, and Jake’s place measures up to our taste. We’d definitely rent here again.
