For your safety and convenience, there is also 24/7 surveillance and a security guard nearby. -Upon booking, each guest will have their own unique access codes to the main door and their separate apartment door that are only good for the duration of their stay. -Of course the entire unit is completely private with no shared spaces. -Located on the second floor (with an elevator as a bonus!)

The newly designated `SoHo` neighborhood of Spokane is known for its proximity to the business district of downtown, while not sacrificing on the accessibility to trendy shops, cafes, and bars in the area.

Plus tons of locally owned shops as well! -2 min walk to Spokane Comedy Club -5 min walk to Indaba Coffee and Method Juice Bar -10 min walk to Saranac Commons filled with local shops and eateries -8 min to the Spokane Convention Center -10min walk to the heart of the `nightlife` & bar scene. Go check out the city`s most lively bars: Fast Eddies, Barrachos Tequileria, The Globe, Boombox Karaoke Bar, and many more! -Uber/Lyft will come right up to the door. -Lime Scooters and Bikes are available March through November. -Near all hospitals, bus lines, and local attractions!
Being in the middle of downtown, there comes the typical hustle and bustle you`d expect to find. We don`t have designated parking spots, but there is a parking garage located diagonally across the street for around $25+/day (rates vary depending on seasonality) which is standard for downtown.
We are available during waking hours for any questions or concerns that may arise to ensure you have the most care-free stay possible. If you need anything, don`t hesitate to reach out and we will do our best to accommodate you and your guests!

For the safety and security of all our guests, please be advised that the property is equipped with active security cameras located exclusively outside the home. These cameras are positioned to monitor the exterior front door and the outdoor hallway areas only.
There are no cameras inside the property or in any private or indoor living spaces. The purpose of these outdoor cameras is solely to enhance guest safety and prevent unauthorized access.
IMPORTANT: To ensure peace of mind during your stay, we offer two options for damage protection: a small, one-time non-refundable Accidental Damage Waiver (our most convenient and guest-preferred option) or a fully refundable Security Deposit, returned after your stay if no damage is reported. Once your booking is confirmed, you’ll be prompted to complete this step.

How to stay like a local: There are so many awesome things to see, do, eat, and drink just steps away from your Rental Unit.
That being said, to help you have the best stay possible, we have a few tips for your stay.
1. You’re living like a local, be respectful of the other locals.
2. All of our Rental Units are smoke-free environments. Including the entire Rental property.
3. Pets are NOT allowed in this Rental Unit for any reason. Bringing an unauthorized pet will result in the immediate termination of your reservation without a refund.
4. Your trip details should already be complete. If they aren’t, just go ahead and message us!
5. Your friend, your responsibility. Pretty simple: if you invite them to your Rental Unit, you’re responsible for their actions.
6. There are occupancy limits Roav Stays must follow for each of our buildings. Help us follow the rules.
7. We’re here to help! Roav Stays is managed locally. If you have any questions at all feel free to message us!
FEE SCHEDULE BREAKDOWN: (all charges in $USD, unless otherwise noted)
Unauthorized Late Check Out : $25 dollars each half hour after check-out time. Up to the cost of any impacted nights subsequent to originally scheduled check-out
Smoking in Room/Common Area: $200 minimum charge and eviction from the Unit
Excessive Cleaning: Up to $125.00 per hour of additional cleaning needed
Damaged or Missing Items: Varies depending on cost of item
Noise Complaints: potential warning issued or, if necessary, eviction with no refund and a charge of up to $1,000.00
Party in Unit or Common Area: Up to $2,000.00 plus any damages to Roav Stays

Yes. Only real issue was parking. Not the owners fault, but Spokane charges damn near every where you go. Minimum for parking was 15 dollars a day not considering where you go in Spokane. Again not the owners fault, just have to implement it in your budget. Overall very nice.

Overall, nice building and nice loft. The building was easy to locate, and entrance codes worked smoothly. The loft was perfect for my stay - it was just me. Nice kitchen, sitting area and bathroom. I would have given this another 1/2 star if I could. The one downside was the only air coming into the loft was through a standalone a/c unit. It got very stuffy at night, causing restless sleep. Lowering the temperature didn't help. The location is convenient and close to the river walkway. The only negative part of the neighborhood are all the seemingly substance abusers wandering around. No one bothered me, but I wasn't walking around at night. But this isn't the problem of the property owner, just a sad state of society. To end on a good note, if the hvac system was updated, I would have given it 4 stars.

Nice place in a weird area
I stayed here for 3 weeks while I was in town for work... the place was nice, just not well suited for long stays with silverware and Toiletries. The neighborhood has a lot of homeless but the building is nice. My main problem was that a man came and yelled about the smell of weed smoke on our floor at around 9 am twice during my stay. Both times he woke me up and I work late. And the second time I got a group text about it with other renters who I don't know. I just have a problem with 9 other people having my phone number that I don't know.

Great Location!
We had such a good time in Spokane! We stayed here for a concert at the Knitting Factory. It was in walking distance of the venue. The next morning we adventures around Spokane. There are many coffee shops/ restaurants/ bars nearby and the Riverfront Park is within walking distance as well!
The place itself was very clean and very nice. Both the bed and the pull out were comfortable! There was a full kitchen available as well!
