NEIGHBORHOOD: Timbers is a unique, private neighborhood far enough away from the hustle and bustle of the mountain, but close enough to walk to the Soaring Eagle Lift or take the free shuttle. It's peaceful with great views and you'll feel right at home.

-Soaring Eagle Lift: 3-4 minute walk
-Elk River Ski & Board Shop: 3-4 minute walk

HOUSE RULES:

1. NO SMOKING OR VAPING within 25 ft of a doorway of the house. We will impose an additional fee if our cleaning staff smells smoke after your stay.

2. NO EVENTS, GATHERINGS, OR PARTIES. No outside visitors are allowed on the property without the permission from hosts PRIOR to your stay. We reserve this home for our confirmed, overnight guests.

3. QUIET HOURS from 10pm-7am to respect the neighbors.

4. FOLLOW ALL POSTED HOT TUB RULES. Keep cover locked for safety and do not leave children unattended.

5. Please FOLLOW CHECKOUT INSTRUCTIONS in the Guest Manual before departing. (we're not going to make you clean, we promise!)

***Make sure you download maps, directions, and any contact numbers prior to traveling. Wifi at the house is good, but be prepared for poor cell service away from the home. (Snowshoe has all the amenities you'd expect of a resort, but don't forget you're 4,848 feet high in the Appalachian Mountains!)

The owners will be held harmless in the event of inclement weather. We recommend purchasing travel insurance before your trip!

Hot Tub and Liability Waiver

By making this reservation, you acknowledge that you as a short term renter are informed and aware that:

There is a hot tub / spa on the property that poses a risk to any and all guests on the property. These risks may result from a variety of circumstances including, but not limited to, the use or misuse of the equipment or facilities, from the activity itself, from the acts of myself or others, or from the unavailability of emergency medical care.

Hot Tub Shut Off: When and if the hot tub is used, Guest will be responsible for turning on and shutting off the hot tub. Failure to shut off the heater for the hot tub may result in an excessive utility bill, which may be charged to the Guest’s Damage Deposit.

Hot Tub: Guest understands that a hot tub is available on the property for their private use. Guest assumes any and all liability from use of said hot tub. Guest is aware that using the hot tub while under the influence of alcoholic beverages increases the effects of the alcohol. Guest will keep the hot tub closed and cover locked when not in use, and will supervise any children when using the hot tub. By using the hot tub, Guest agrees to assume all liability from said use and hereby indemnifies Owner and Management Company.

Guest specifically accepts ALL liability for use of the hot tub on the property and understands that Owner and All Belong Co LLC, shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said hot tub. Guest accepts said liability by voluntary use of said hot tub.

Guest is also aware that their stay at the Property involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during my stay, and the condition of the Property. I understand that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk (the “Document”) is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.

In consideration of being permitted to rent and stay at the Property, I agree on my own behalf and on behalf of my family and guests and on behalf of my children and all minors in my care, custody or control (hereafter also included in “I” or “my”) to assume full responsibility for the risks identified herein and those risks not specifically identified. I hereby release from liability and waive any and all claims that I have or may have in the future against All Belong Co LLC and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the landlord/owner of the Property.

Guest agrees to fully and forever release and discharge, and not to sue Releasees for any injuries or damages, including property damage that may result from, arise out of or be related in any way to my rental and stay at the Property. If any portion of this Document shall be declared unenforceable for any reason, the unenforceable portion shall be considered severed from the Document and the remainder of the Document shall not be affected and shall be valid and enforceable to the fullest extent permitted by law.

By making this reservation, guest assumes all risk and take full responsibility and waive any claims of personal injury, death or damage to personal property associated with activities and events during or related to the stay in the subject property.

I ACKNOWLEDGE THAT I HAVE READ THIS ENTIRE DOCUMENT AND THAT I UNDERSTAND ITS TERMS AND AGREE TO BE BOUND BY THEM. I UNDERSTAND THAT THE EFFECT OF THIS DOCUMENT IS THAT I AM RELEASING LIABILITY AND WAIVING MY RIGHT TO SUE RELEASEES AND I AM ASSUMING RISK FOR MATTERS RESULTING FROM, ARISING OUT OF OR RELATING IN ANY WAY TO MY RENTAL AND STAY AT THE PROPERTY, INCLUDING BUT NOT LIMITED TO PERSONAL INJURY, DEATH AND PROPERTY DAMAGE. I ACKNOWLEDGE THAT THIS DOCUMENT APPLIES EVEN IF RELEASEES MAY BE NEGLIGENT IN WHOLE OR PART. I UNDERSTAND THAT THIS DOCUMENT APPLIES TO AND SHALL BE EFFECTIVE AND BINDING UPON ME, MY HEIRS, ASSIGNS, PERSONAL REPRESENTATIVE, ESTATE, AND ALL MEMBERS OF MY FAMILY, MINORS, AND OTHERS IN MY CARE, CUSTODY OR CONTROL.

Perfect place for two families

Our two families with teens loved the house and the location. It was clean, comfortable, and well-appointed. The large hot tub on the covered deck was perfect for winding down after long days of skiing. Our only complaint is that the lower bunk beds have such low head clearance, our 13 year olds could not use them.

January Snowshoe Trip

The house location is just a short walk across the parking lot to the Soaring Eagle lift. The house was exactly how it was pictured and the hot tub was a great amenity to the property after snowboarding all day. We all had plenty of room in the living room area with 10 people staying and one couple in the group!

Amazing cabin with prime location

We really enjoyed our stay at the Timbers cabin #6! This cabin was extremely comfortable for our group and really had everything we needed. We enjoyed the hot tub, fireplace and prime location to the slopes, quick access to the village via the shuttle stop at the end of the street and other thoughtful amenities. We would happily stay here again and recommend it to others!

Great place to stay

The stay was fantastic. The house accommodated our large group exceptionally well. Everything appeared very clean. My only gripe was that check-in was at 5pm and check out was at 10am. It would’ve been much more convenient if we would’ve been able to check in a little bit earlier and check out a little bit later. It just felt a little bit awkward.

Great Weekend Away!

Mountain Biking trip

The property was very nice and met our needs. The living room furniture could use some updating, The green sectional sofa seems to have seen better days. The neighborhood was quiet and the deck provided a nice place to relax and watch the sunset.

Family Bike Trip

This place is great. My wife and I and our 13 year old sons had a great time. It was close enough to the village. Plenty of space for bike storage in the garage. The hot tub was perfect and the couch was glorious for watching movies in the evening.

Annual family ski trip

We had so much fun in this house. There was plenty of room and all the amenities. I always take my favorite cooking tools and appliances but found we didn’t need them here. It was a well stocked kitchen. Our family has already said same time same place next year!

Great ski weekend!

This property was perfect for my group of friends and I. You can't beat the location. Right on the bus route, walk to the slopes... House was so clean and tidy it looked like no one had ever stayed there. Only thing I will say is that the bunk beds are definitely for kids. The height of them made it slightly difficult for adults so just consider that! Otherwise amazing house, stay, and everything. Thanks!

Great location and place

This place was awesome. We brought a group of 10 high school boys on a ski trip. The location is unbeatable. It isn't ski in, ski out, but it is SO close to the slopes. About a 2 minute walk across a parking lot. The kitchen had everything we needed to cook for 12 people. The living room couch is very cozy. There were only a few small things: we found empty alcohol bottles by the hot tub when we arrived. And we ran out of both trash bags and toilet paper very quickly with such a large group. However, the property managers were very responsive and we would absolutely stay here again (and hopefully will next year)!

Gorgeous Cabin Steps from the Slopes

Our group had an amazing trip. The Cabin was clean, well stocked, and had everything we needed. This cabin took our trip to the next level with its amenties like the hot tub and plenty of room for the whole group to gather in the common areas. Will book again!
