Best Kept Secret On The Beach! Located on the Gulf Side of 30A!

Building #11 in Beachside Villas. First floor condo with great access, and convenient for getting to the beach. Our condo is one of the best values in the complex, and in the entire Seagrove, Santa Rosa, and Seaside Beach area!

Our first floor condo is a comfortable approx. 836 square feet in size and has recently been tastefully updated. It is well maintained, nicely decorated, bright, clean, and cheerful.

The condo has two bedrooms, a master suite with a king-size bed and a second bedroom with two full beds. The living room and each of bedrooms have flat panel TV's with HD cable service. The living room has a DVD player.

Rent bikes, lay by the pool or beach, play some tennis, enjoy shopping at the unique local shops and restaurants, or relax at the condo.


No smoking and no pets in the condo, please. Evidence of either results in deposit forfeiture.

*Minimum 3 day rental off season; weekly minimum during the summer

*Complimentary fast fiber wireless internet.

*Two pools (one heated year round), Tennis Courts

*Keurig, Washer & Dryer

*Parking for 2 cars

*Short notice cancellations due to weather will only be honored if Walton county requires a mandatory evacuation.

*MUST download the VRBO app to access the Hospitality Manager, which will send you check in instructions/info, rules, parking passes, etc.

*Stays of 2 weeks or longer will be charged double cleaning fee.*

***AMENITY ACCESS***: As of 2025, all guests age 13 and above will be required to use their unique RFID amenity bracelets to access the pools, the tennis courts, and to ride the beach golf cart shuttle. Children under 13 must be accompanied by an adult. 6 bracelets will be provided for use upon arrival; each band has a unique serial number. There will be a $30 per missing wristband charge upon checkout for any missing wristbands. Please contact host after booking if more are needed.

HOT***Bike Rentals***HOT: New in 2025, all guests must register their personal bicycles with the front office upon arrival. If rental bicycles are wanted, guests must book rentals from either Redfish Rentals or Big Fish Bike and Beach Rentals. All other rental company bicycles will be removed by the HOA.

**BEACH ACCESS INFO**

There are 2 great beach options near Beachside Villas:

• The public beach at the end of San Roy Road
• Walton Dunes public Beach at Beachfront Trail

---Public Beach Access at San Roy Road
The public beach access located at the end of San Roy Road is a 3-4 minute walk from Beachside Villas (1200 ft), but 10 or so minutes from our building 11. It borders both Eastern Lake and the Gulf of Mexico. It is the recommended beach for Beachside Villas owners and guests. This is a large 2+ acre beach with plenty of room. As an added convenience to access this beach, Beachside Villas provides golf cart transportation to/from this beach from the Beachside Villas mailbox. Please note that you may not park cars or golf carts at the end of San Roy Road, which are subject to immediate towing. Beachside Villas provides transportation via golf cart service from 9:15am to 4:45pm every day of the week, from May-1 through Aug-31. The Beachside Villas mailbox is the pickup/drop off point on Beachside Villas property. The golf cart will travel to/from the San Roy public beach.
Wrist bands are required for golf cart transport (and pool) access.

---Sugar Dunes Beach
Sugar Dunes Beach is steps to the beach from Beachside Villas near Building 6. Unfortunately, the beach is privately owned on both sides of the boardwalk. Anyone may access the boardwalk and beach, but only so far as to walk from the boardwalk to the water, and then turn either left or right and walk to either public beach area further down, which are the San Roy road beach, and Walton Dunes public beach.

Walton Dunes Beach is 3⁄4 of a mile from Beachside Villas if you use neighborhood roads but only 1⁄4 of a mile if you enter at the Sugar Dunes boardwalk and walk east (left turn off the boardwalk) on the beach to Walton Dunes. The route via neighborhood roads is a bit longer walk than other options, but is still readily accessible. Using the boardwalk to get onto the beach and walking to Walton Dunes is about the same distance as to the beach at the end of San Roy road. Walton Dunes is a Walton County managed public beach, available for use by all. There is public parking and bike racks nearby, if you prefer to drive or ride your bike, and the golf cart trolley will pick up and drop off here as well.

*PLEASE NOTE* Walton county allows beach chair/umbrella set up RENTALS at the Walton Dunes public beach. The number for the approved company, Coastal, is 850-233-0914. We provide 4 back pack chairs, 2 umbrellas, and a rolling cart for guests convenience if you prefer not to rent.

We enjoyed this place and had a great time exploring the area on our e-bikes. We had everything we needed during our stay and the owner was quick to respond to my texts. You can tell that the owner put thought into what renters would need and she provides it all. The king bed was comfy. The place was very clean.We won't likely return to the area, but I would not hesitate to recommend this condo to anyone.

Host-Samantha, was very sweet and understanding when we had an unpredictable situation arise. Thankfully everything worked out and we had a very relaxing stay. Summer’s Shell was a great place, very clean, nicely decorated and had everything we needed! Also it was a very short walk to the beach!

Fantastic location and condo!

My family (husband and 2 daughters) loved our stay! Condo was very clean, nice furnishings, and the location to the beach/gulf was ideal. Short drive or bike ride to shops and restaurants in Seaside was great! Will be back!

great location for the beach

We loved our stay at the condo! It was clean, comfortable, and the perfect size for our family of 4. It was great being just a short walk to the beach. And having the beach umbrellas, the cart to carry them, and the backpack folding chairs all provided was huge. We'd be happy to stay there again.

Best Condo in Seagrove Beach!

We had a great time on the gulf, and we are convinced this area is superior to any other ..the condo was amazing, beds were comfortable, everything we needed was here, as well as grocery stores, restaurants and shops all easy to get to and convenient! Especially appreciated the host’s recommendation on places of interest and fantastic places to eat (don’t miss Hurricane Oyster Bar and Grill), reasonable prices and amazing Happy Hour! We totally enjoyed our stay and would come back to this same property, and this breathtaking beach! Thank you for a great experience!

Sea grove beach

Owner and condo are both amazing! Owner is very helpful and willing to help. Condo is gorgeous and everything is brand new. The beach and sand is beautiful and 2 pools are in great condition. Fell Short on several things, read the description carefully not ideal location to the beach

Property looks larger online but unit was very tight for a family of 3 people. I can't imagine having a family of 4 or 5 in this space comfortably. It is much smaller live than in pictures so we were disappointed upon check in. In addition, the unit has little bugs in the shower, kitchen and bathrooms which were flying around pretty much the entire stay. Not good. The owner was quick to respond with the problem and had housekeeping come and spray right when we arrived the bugs continued during the stay so we had to keep spraying during our visit. The sliding glass door to the patio was always jammed difficult to get in and out but we managed to do it, not ideal to sit outside. The cabinet area where the pots and pans were located had a very musty smell which was not pleasant each time we went to cook. The beds were comfortable but tight in the bedrooms for larger suitcases and no hangers in the master bedroom closet to hang nice blouses or dress shirts. The building is also far from the beach so the walk to the beach is not ideal. Look at the map for building 11 and double check where you are actually supposed to be for the beach. This was a major oversight on my part as I was strictly looking for easy access. No beach service for the Villas so if that is important to you it's not there . The beach for the Villa's is much farther than you would ideally want to walk and if you sit on the private beach area you are told to move your things from the beach patrol. My family stays in 30A every year and this year we decided on Seagrove due to the quietness of the community vs. Seaside or Rosemary but unfortunately this stay fell short based on our tired accommodations, musty smell, location of the beach. We left the unit, spotless but checked out 20 minutes after10:00am to ensure we left the property in great condition and then received a call from the owner saying that cleaning service was calling her telling her we were late. The cleaning service never came to the door at 10:00am and when departing saw them sitting their car out front and was happy to take our left over drinks which we offered them but then reported us and now being charged an additional $50.00 for a later check out which did not affect their ability to clean this unit at all. The owner called my cell and left a message about this which we called back and explained but are still seeing this additional $50.00 charge which we are really not happy about.
