Brown German Cockroaches in the dishwasher crawling on our dishes, some young ones had recently hatched so they were multiplying, dead cockroach near dishes on shelf, cockroach crawling in shower and near where I brushed my teeth, a broken stove/oven causing us to eat out or microwave our food, we were eventually moved because of the infestation. Beachwalk Rentals were incredibly difficult to get in touch with. They do not answer the phone when you call, they do not check vrbo messages nor respond to them, slow to get back to us, poor communication all around. BeachWalk has Has yet to offer us money back for our issues and then they moved us to a place that costs only half as much but we haven’t been given a price adjustment for moving to a less desirable location. They left us bracelets that didn’t work at Watercolor and they held us up to verify we actually were staying in Watercolor. They will not let you talk directly to a property manager should you have any issues. We spent so much money eating out because of the stove and lack of cleanliness. It’s all so unfortunate since it was a lovely location. So much deferred maintenance.

Nice location, place was good but needs to be maintained better. We had a broken bike that was not replaced until the 3rd day of asking to get it fixed,so we missed out on family bike rides,there was mold in the washing machine so we didnt was clothes and mold all over the golf cart seats, and the place needed better cleaning on the porch areas, full of dirt and spiderwebs. We also had bugs in the house including the sink.They also told us they would work on getting us late check out because of our inconvenience, then never called back to confirm, when i called back they said it is their policy to not do late check out.

Do Not Rent This House or From BeachWalk Properties

there were several issues that we hope are documented for safety. We hope future renters don’t have the same experience as us, again this house is not safe to rent and a liability to have on your site. Issues are as follows:- the majority of the wall outlets on the south side of the house on the first floor do not work. Other outlets that do work spark when you plug in items to the wall. This doesn’t seem safe. - the majority of the stay had lukewarm water. We called BeachWalk numerous times and did not get a reply. When we finally got a reply the day before we left, a plumber finally came over. He found that the electrical water heater had caught fire and was a fire/electrical risk. Pictures are attached. The plumber said we would be moved to a new home, but when we tried to reach BeachWalk they said would send someone out. We told them the plumber already was out and couldn’t order any parts in time to get it fixed for our stay. We never heard back from BeachWalk and took cold showers for 2 days because we had to turn the breaker off to feel safe and at the plumbers recommendation. We ended up staying in a house that provided a fire risk and had no warm water with 2 small children. - when we arrived the cleaning crew did not check the garbage disposal and fish was put in the sink. The smell was rancid and we went to Publix to get cleaner to make the smell go away. However flies were all over the kitchen and coming out of the sink. - the golf cart has never been

Fire risk, the hot water heater caught fire and was a safety risk. They didn’t bother to move us to another property.

Panel had caught on fire. We had no choice but to take cold showers given the safety risk of an electrical fire.

Golf cart was never cleaned, plus sparked when plugged in and sits outside in the elements uncovered.

Golf cart was never cleaned, breaks barely work. This needs repair for safety.

Roach infestation - Terrible Experience

We just stayed there over Fall Break - week of 10/7/24, and the first night, the entire counter, dishwasher, drawers, trash, were covered in roaches from small to big. I called and complained and they came out and sprayed, but that did not really help. It reduced them, but they were still in the dishwasher every morning, on the counter at night, even in my coffee. My wife and daughter were horrified, and I will never stay here again. The property mgt team seem to be sympathetic, but when it came time to discuss compensation for this, they turned nasty. The representative would not even let me speak with a Manager, even after requesting it, no one will call me back. Truly disappointing. Also, the golf cart is old, and the breaks don't work well. I complained, but I continue to drive it slowly and carefully - my wife could not slow it down and push hard enough on breaks. Dishwasher is not set properly and it feels like it was falling out everytime we opened it. We also did not have hot water in the sinks for the first 4 days. It was just a terrible overall experience. I can't believe it honestly. First time I have ever left a review. No matter what anyone comes back with and says, no one called me after our visit was done to discuss compensating us for dealing with that - they don't care, they really don't. It is sad. We won't be staying here or with BeachWalk Vacations team manaing things again.

Nice house!

The house itself is so cute! They don’t have enough coffee mugs for the amount of people the house holds. Also no laundry detergent for the washer. It does come with dishwasher detergent. Also, the beach club and pool area do provide towels. I asked the property managers if they did and they said no, so we spent $100 on terrible beach towels only to find out we didn’t need to. The pool and beach club also charge $25 for parking which is a little steep so be prepared. We had some trouble with the TVs in the bedrooms upstairs. Sent a message to property owners but never heard back. Otherwise, it was a cute little neighborhood and a nice house. Came with games for the kids which was nice.

Perfect Location

We really enjoyed the house at Watercolor. It had everything our family needed for a wonderful vacation. The kitchen and family room were large and all the bedrooms were comfortable. The porch for outside eating was nice and there were plenty of bicycles for all of us. We especially liked the golf cart which made it very easy and quick to the beach.

It was the perfect size for our family! The location was amazing! The golf kart made getting everywhere so effortless. I will definitely be trying to stay here again for our next beach trip! Couldn’t complain if I tried

Very enjoyable time

Second year to rent the same property. Very enjoyable, clean, and very nicely decorated. We missed a day of golf cart usage because no key was left at property then the key that was brought work. Finally at the end of day a workable key was brought. But overall a very good experience.

Many problems with the house

The house was very nice but had VERY limited kitchen utensils. I had called prior to our stay inquiring about a Keurig and was told there was not one so we bought ground coffee. Turned out there was one.six of us were there for a half marathon on Sunday. The night before the water started to back up. I put in a call for maintenance and they got back to me a few hours after the race. None of us were able to shower. When the plumber arrived he knew what the problem was without even going in the house which led us to believe there was a known problem at this house. The six of us ended up having to move to entirely different house. We all had to pack and move which put a damper on our last night in FL.

Great location, as advertised

We enjoyed our time in Watercolor. The golf cart worked great and was an essential amenity if you don’t rent a car. Loved the neighborhood and proximity to the grocery store and Perfect Pig. There were several pack and plays at the home, which was helpful. There are no spices or other essentials in the kitchen, so be prepared to grab anything needed at the nearby store. There is a Keurig and regular coffee maker, which would have been helpful to know in advance. The management company was very responsive but didn’t seem to know the answers to specific questions (ie coffee maker and pack and plays). Overall, the home was a good fit for two families traveling with young kids, and we had no issues with maintenance or condition of the home. Thanks!

Nice home in Watercolor

This was a great gathering spot for our 60th birthdays. Golf cart and bikes included which made it to tool around during the day and for dinners nearby. Also lots of beach chairs. House was very clean with a few exceptions We couldn’t find any bedding for the fold out couch and the third floor can be pretty warm but overall, a great spot

Incredible Area

This was our first time visiting the Santa Rosa Beach area and we will certainly be returning. The property location was incredible, and the property itself was very nice. There was easy access to store, the beach and the various Watercolor facilities. 5 stars!

Very relaxing stay. The property was well maintained.

Sweet Retreat

We loved this house and the porch is so dreamy that we spent just as much time there as we did the beach and pools. The golf cart and bikes made getting to the beach incredibly easy. Publix is a short walk down the nature trail and the Perfect Pig is right there also for easy dine in or takeout. All of the beds were comfortable and we had everything we needed for a great vacation. The property management company was very responsive leading up to our trip and I only had to notify them once during our stay about the third floor window unit AC and I received a prompt reply. I will stay here again.

Nice place to stay with family

Other than a few minor issues (house not ready at 4 pm, fridge not cooling but repaired within a day, and the outside shower door falling off its hinges and almost hitting our 2 year old), everything went well and we enjoyed the beach and all the Watercolor pools. Dining was a bit of an issue as they as so busy, it was very difficult to eat at a time when convenient and available for a family of 9.
