Mimosa Mornings is a luxurious 5,252sf home located in the private, Gulf Trace neighborhood that is updated annually! With 5 bedrooms/6 full baths/1 half bath, Mimosa Mornings will sleep up to 16 guests and offers an elevator, private heated saltwater pool (heating fee applies), hot tub, poolside cabana, ample parking and expansive views of the Gulf from multiple porches. Being surrounded by the Grayton Beach State Park gives guests ONE FULL MILE of beautiful, undisturbed beaches to enjoy; 25 steps from private neighborhood beach access. Winner of the 2009 APEX Builder Industry Association award for best design and best new construction; soaring 10' ceilings throughout. Please NOTE - Golf carts and on-street parking are Strictly Prohibited in the Gulf Trace neighborhood, per neighborhood covenants.

*Please note - there are several large homes under construction on the beach in front of Mimosa Mornings and elsewhere in the neighborhood as of March 2024. Beach construction does obstruct views as shown in photos. Photos will be updated once construction along the beach has been completed.

Mimosa Mornings borders the Grayton Beach State Park, named America’s #1 Beach in 2020 by Dr. Stephen Leatherman, aka Dr. Beach! “This beach boasts of its sugar-white sand and emerald green water where development has been restrained so big sand dunes still dominate the landscape. At the same time, all the amenities of great restaurants and accommodations are close by in the old town of Grayton Beach or Seaside," wrote Leatherman. Originally named the country’s top beach in 1994, Grayton Beach State Park has been listed FOUR times since 1991, finishing 6th in 2016 and 3rd in 2019.

Please NOTE - if you wish to add pool heating to your stay, the additional fee is $60 per night + tax and must be arranged directly with Grayt 30A Vacations no later than 7-nights/1 week prior to arrival. It is not recommended to heat the pool in colder weather, as heaters will not be able to heat to the desired setting as ambient temperatures fall below 50 degrees.
