If you need additional space, this property may be rented along with 117 Gulf Shore Drive - West for a total of 10 bedrooms and 10 bathrooms. Please note this property is available for families and adults over the age of 25. Please do not inquire for a student spring break group. *The HOA does not allow golf carts in Gulf Trace.

Sparkling blue beaches…. sugar white sand…. blissful sunny days. It all awaits you at 117 Gulf Shore Drive - East. This vacation home is built right on the sand in the residential enclave of Gulf Trace - just off 30A in Grayton Beach. With 2900 square feet, our home offers five bedrooms, five bathrooms, and is roomy enough to comfortably accommodate up to thirteen guests.

No need to rush to get to the beach – you are already there! Take time to sit on the balcony and enjoy watching the kids play in the sand. With 80 feet of beach frontage, there is no better beach location. So come prepared to build a sand castle and bask in the sun!

Designed with family enjoyment in mind, our main level offers an open concept living and kitchen area, with all new furnishings. New LVP flooring and new furnishings invite you to relax and enjoy your beach experience. The kitchen features granite countertops and stainless appliances, and is fully stocked with everything needed to prepare meals for your stay. For the chef in the group, there is a BBQ grill on the balcony. The living area offers plenty of comfortable seating for everyone to enjoy movie entertainment on the large flat panel HDTV television. Complimentary WIFI is provided.

Each of the five bedroom suites offers a private, full bathroom. There is beachfront balcony access from two of the bedrooms. For your convenience, a full laundry room is located on the main level.

In fact, all of the picturesque villages of Scenic 30A are just minutes away offering delightful diversions for sensational shopping at unique boutiques, free live musical entertainment and special seasonal festivities. The location is unsurpassed, and the accommodations are perfect. Make some beach memories at 117 Gulf Shore Drive - East at Grayton Beach!
All vehicles parked at a residence must fit within the boundaries of the driveway (can fit 3 cars) RV's and camper trailers are not allowed. Illegally parked vehicles will be towed at guest's expense. *Golf Cart rentals are not allowed per neighborhood association.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

NOTE: The total reservation cost includes the nightly rate, clean fee, damage waiver, transportation fee (for select properties), processing fee and tax. By requesting a quote for this property, you agree to be added to our email subscription list.

The most redeeming quality is the location, view and proximity to the beach. Otherwise, very disappointing.The house is cheaply fashioned, not well maintained, doors that don’t close properly, broken window shades, poorly insulated, bedrooms are very inequitable, furniture did not fit the space, overall aesthetically not appealing in real life. Beds were uncomfortable with hard pillows and a thin quilt. The house would shake when someone came down the stairs (which were VERY dangerous for small children!!!) The guests staying on the West side of the house were also in agreement when we compared notes. Did not feel clean. There were items (including UNDERWEAR) from previous guests left in the closet, drawers and under the bathroom vanity. Towels were old and dingy, kitchen organization was a total mess. Stove/oven would shut off periodically during use and we had to reset the main breaker switch outside. A/C was on a schedule and the house got very warm in the middle of the night. Absolutely not worth the cost. Do not expect a luxury experience as advertised. We have been coming to the area for years and have stayed in much nicer properties.

Luxurious house, impeccable location, everything was in great condition and the direct access to the beach was a dream. The pre-stay communication was fantastic and directions provided, recommendations for beach chairs and supplies were very helpful. Truly a wonderful house, experience and location.

We spent the days after Christmas and NYE at this gorgeous house. It was the very best Christmas present! The house is beautiful, and the ocean-front location right on a very quiet beach, away from crowds, was wonderful. We can’t wait to go back!

We had a group of 4 couples and stayed in the East side of the duplex. First of all, this beach area is a rare find as it is a private beach of houses surrounded by state park beaches, so very little crowds. The walk from the house down to the water is super easy and the beach and water are beautiful as expected on the Emerald Coast. Secondly, the house looks exactly like the pictures! Nice views of the beach water from the living area and both King bedrooms. We could watch sunrise from the patio every morning and sunset from the beach. Furniture was comfortable and accommodated our large group. We were so pleased to find a place with a large dining table! Well equipped kitchen had plenty of storage for our food and beverages as we cooked there every night. Minor issues reported were resolved quickly by the management company. Note: downstairs queen bedroom is very small Overall great experience and we will definitely rent again next time we head to the Gulf Coast!

Maybe I missed it but we didn’t know we were going to be in a duplex. No problems with our neighbors but I wouldn’t have rented it had I know. We were abruptly told to take all of our chairs and tent at 9pm at night. That’s not right. We were threatened with penalties.

This was a fantastic place. We rented both East and west sides of the house the whole house we enjoyed ourselves immensely, and Rebecca with the Properties management company was one of the best girls we had ever dealt with. We want to thank them and also want to thank all the restaurants for feeding us so well such great seafood we had a great week.

Great house but the best is the location and the beach. Beautiful and private, what's not to love! Only issue is that the listing says "'Newly Designed", probably should say "recently" as there are some signs of age/wear which is to be expected a rental property. Just be aware that it is not "new" everything anymore. Still all in all a terrific place to call home for your time in the area.

We will for sure book this house again. One of the better places we’ve stayed at along 30A over the course of 15 years. This house was awesome. The view, location, and cleanliness was great. The recent upgrades inside of the house was a huge plus.

We had our Thanksgiving Family trip and this house came with everything we needed to feel right at home. The view of the beach immediately draws you in. This house provided privacy and a wonderful exclusive spot on the beach. Every room was beautifully designed. We are already looking to rebook this home and we just got back 2 days ago.

Location and house were great!!!! Housekeeping is pretty bad and to be honest is was difficult to believe that anyone actually cleaned before our check in. The first floor bedroom had dead roaches under the bed and there were pretzels on the floor around the couch. There was a half empty water bottle by the outdoor grill and it didn’t seem like anyone ever does a good wipe down of things.

The late checkin was hard! Especially when flying in …. After 4 you miss the day. Bathrooms were not too impressive needed more hooks for towels and clothes. Only one shower the rest tubs. Outside deck and outside shower was not clean but the upstairs deck was amazing. Great napping couches! Great location though, our favorite beach by far ❣️

This house is in the perfect location on one of the most beautiful beaches in the world. The sunsets are breathtaking and you are steps away from the powdery white sand. The home needs to be updated for a five star rating. We also encountered a few unwelcomed guests(roaches), so a good fogging is needed. The house was clean with the exception of sand left in one of the tubs and some of the dishes had dried on food on them. So, we felt the need to wash everything before we used it. Not exactly what I want to do on my vacation. However, the location trumped all the shortcomings. Our family enjoyed our time together and plan to return.

This location is phenomenal. A small and crowded neighborhood and this home is absolute beachfront. Several things could be improved about this property. The couch is old And should be replaced. All of the outdoor furniture is rusted, with old cushions, and absolutely needs to be replaced, from a safety perspective. There is a non-functional grill as well as a functional grill, both should be removed and replace with a high-quality grill. Overall, this house has a luxurious location but it’s not luxurious. kitchen knives are not of high-quality for example. none of the bathrooms have solid surfaces are tile,- plastic tub shower combo‘s. I would not pay $8000 a week for a summer week in this location. There was sand under the main living room rug, which is the main reason for the cleanliness score. Otherwise things were reasonably clean. as it stands, and for what we paid, I would not stay here again. One other thing, the living room television is huge but it is not high definition, One other thing, the living room television is huge but it is not high definition, and we had to go to Best Buy to buy a fire TV stick to make the picture even tolerable. TVs in the kids rooms are tiny.

The view was the best part of this house. It was amazing. Ours kids loved being next to Alligator lake too! However, I would not rebook this house in it’s current conditions. I did report all this to the property manager as well. The house is VERY dirty. We had a water hole in the ceiling of the laundry room that was leaking all over my clothes on the floor. There were also several cockroaches found alive, crawling up the stairs etc. There is no disposal in the kitchen and a horrible smell under the sink. The numbers on the oven don’t work so you have no idea when the oven is on. The dustpan was broken and someone tried to glue it back together. Just replace it! There was about an inch of sand swept under the couch. The vacuum barely worked as well. The utensils are horrible, no scissors and no Tupperware. Blender was broken. The dishwasher didn’t drain many times when in use. The couch creaks when you sit on it and the furniture is very old, especially the patio furniture and the grill is unusable. No blankets on the beds were provided because of COVID. Only the King bedrooms had dressers. The rest of the rooms had to live out of a suitcase for the week. The shower in the main King bedroom held water and didn’t drain. The doors on the back porch DO NOT open on the east side. The main back doors only open when a strong adult yanks, twists, pulls and turns several times. Our kids couldn’t open the doors! There were two bikes locked up on the property, and when we asked about using them we were told we could rent down the street. This house has so much potential if someone would just take care of it. I would give this house 5 stars for the location and view. 2 stars for cleanliness and usability.
