Inn at Blue Mountain 223 is a spacious 3-bedroom, 3-bath condo located in a Gulf Front building with only 48 units and situated on a beach between two upscale neighborhoods.  In a lovely, low-density area, it's the perfect place to relax, fly a kite, and enjoy the blue heron, pelicans, and seagulls from the nearby rare coastal dune lakes.  Featuring an open floorplan, this festive condo has brand new appliances and a private deck off the master bedroom.  The expansive covered deck off the living area is ideal for outdoor dining and lounging. With two kings, a queen, a twin bunk bed, and a pull-out sofa in the living room, this home sleeps 10 comfortably and also boasts a built-in air purification system! This condo is in a Gulf Front building south of Scenic 30A, close to Blue Mountain Beach Creamery and Redfish Village! Head down to Seaside for a unique shopping and food experience. Blue Mountain Beach Condo is a Gulf-front, low-rise, low-density complex with only 48 units, secluded on the south side of 30A. All units open into the breathtaking indoor 50-foot atrium, filled with natural light. Guests will love the Gulf-front pool, hot tub, and private gated beach access, as well as the grilling area and fitness center!

The peace and beauty of the beach at night is hard to beat! Therefore, every beach vacation should include a bonfire. Excel Beach Service’s professional beach bonfire services for Blue Mountain Beach Condos bring everything down, so all you have to do is show up! They handle the permit, the setup, and the breakdown, and include an attendant and chairs. Service is offered nightly, weather permitting. Only one fire is allowed on the property per night. This complex is only 10 minutes from Seaside, which has its own Farmer's Market, post office, and Repertory Theater. Seaside boasts unique shopping, fantastic cuisine, and the incredible architecture that makes Seaside famous. There are activities for everyone: kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, and tennis -- you'll find it all right here.

Inn at Blue Mountain 112 is located along the beautiful beaches of South Walton and on Scenic 30A near Grayton Beach, Seaside, and Watercolor. One will find some of the best restaurants and shopping areas of the panhandle, such as Stinky's Bait Shack and Bud and Alley's. 

The 27-mile bike path provides hours of fun and exercise for the whole family as you ride a safe and easy path from Inn at Blue Mountain to shops, art galleries, restaurants, Seaside, Watercolor, Grayton Beach, or Topsail State Park, and other beach areas. Bike rentals are available and within walking distance at Big Daddy's Bike Shop.  Enjoy a ride-along on 30A. 

Bike over to Blue Mountain Beach Creamery for some homemade scoops that will have your taste buds coming back! You'll have an array of dining options as well!

The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

Would not recommend for families with teenagers

The Security Guard under HOA guidance basically stalked our teenagers all week. We’ve stayed in this property several times without issue but something must have changed recently because it was very clear that they do not wish to have teenagers on the property. Even the adults in our group were shushed for playing cards just past 10pm one night. Unfortunately will have to look elsewhere for our next trip.

Excellent location. The unit was exactly how it was described on VRBO. The check in and check was a breeze. I had a couple of questions before and during my stay, Mariah, Jeanna, promptly responded. I will definitely be back.

Very disappointed.

We were given two different addresses to use to find the property. Both addresses took us to private neighborhoods, which did not provide access to the condo. We had to receive directions from a security guard at a neighboring subdivision. When we entered the condo, it smelled like pickles… I read that in a review from a few months earlier, but I thought surely the smell would be gone. Nope. If you have more than 2 vehicles, be prepared for confusion when trying to obtain a 3rd parking pass. I talked to multiple different people that told me multiple different things. Some told me I could request one, then the others told me there was a maximum of 2 passes. It turns out that you can get 3, IF there is availability in the gravel lot. If you are traveling during a busy season, be ware of this as they may not be able to accommodate your 3rd vehicle. The gravel parking lot is a good hike away, and if they isn’t parking in the gravel lot, you have to pay $12/night for parking 15 minutes away. In the description of the condo, it says that there’s a fully stocked kitchen, yet we struggled to find pans and cooking utensils. There was mold in the master shower, and the washer/dryer combo was very loud. There was an ice machine in the parking garage; however it did not work. Overall, the condo was very clean, check in was easy, the beach was easily accessible, but there are other things that need some improvement.

Making Memories

Our family was able to stay together. The condo was awesome, had all the items listed online. I do wish the deacription explained a little more about beach items. No need to bring tents, as they are not allowed. A beach umbrella and 2 chairs come with the condo and you can rent more during your stay. Overall, we had a wonderful time!!

Family vacation

Loved the property and vacationing with young adult children can be challenging, they all had plenty of things to do and the accomodations were wonderful. Rented extra chairs and umbrellas and a paddle board and those were a big hit with the kids!! Will be back!

Great Stay on 30A!

This condo was perfect for our family! The access to the beach, with the pool right there, was perfect for the ages of our children, and it was walkable to all best restaurants/places in Blue Mountain. There was room to spare! We have 3 young children, and could have easily fit another 2 people (grandparents- "wink wink"). Cute decor and huge balcony! We would come back here for sure!

Fantastic, will definitely book again

This is a wonderful property in a fantastic location of Blue Mt Beach. The unit was clean, comfortable, well stocked, and even more spacious than the photos in my opinion. The beach was so much less crowded than the nearby condo units. My teenagers biked everywhere (even to Seaside every night), played a lot of basketball, worked out, and enjoyed the hot tub and pool! The beach attendant called us by name and did a superb job with our every day beach setup, but also with our beach bonfire which I highly recommend doing. I highly recommend renting this unit!

Beautiful condo, but located in back of condominium

We checked in to this condo for our beach vacation. This condo was larger than the previous condo we stayed in last year as it is an end unit and has more “living room” space. It was clean, and well equipped with all kitchen utensils. The only down side to this condo is the location of it in the condominium. It’s towards the back of the property, so if you have little kids, expect a good walk through the building, around the outside of the condominium and through the pool area. We love the location of Blue Mountain Inn, but will definitely be getting a room at the front from now on.

Family beach trip

Great place to stay and plenty of room for all of our family! Very close to the beach and easy access. The only thing we didn’t realize is that personal tents/ canopies are not allowed on this stretch of beach. Only umbrellas are allowed. The umbrella and chair rental guys were very nice and you get 1 umbrella and 2 chairs complementary with the rental. We wound up renting extra umbrellas for our bigger family for $15 each per day. Great time!!

Really enjoyed our time in Blue Mountain Beach and this rental was everything we were looking for. It was a short stay (4 days) but the rental accomodated 3 families with small children very comfortably. Would absolutely return and stay again.

6 teenagers and myself

This location is my top fav! Blue Mountain is only a 4 story condo, the private beach is never too busy and in the evenings we get it all to ourselves most of the time. I was waiting for the check in email...it never came so I called real joy..he stayed on the phone with me until I signed the contract (guess I missed that part somehow) and then made sure we got in. There were little bottles of shampoo and such as well as toilet paper to get us started which was nice. The door code stopped working on day 2, but I called and they fixed it within minutes. Walking to the Blue Mountain Ice cream store is one of our fav past times. Beds were comfortable. Fridge was an awesome size!
