Come, escape to Round Top and stay a while!

- Full Bath: Shower/tub combo + single vanity

- Shampoo, conditioner, body/hand soap, fluffy towels and hair dryer provided in each bathroom

- Fully stocked kitchen

- Coffee: K-cup machine - coffee provided + sweetener, creamer

- Pots, pans and baking dishes

- Microwave + toaster



DINING | LIVING

- Dining table located in the kitchen with seating up to 4

- Direct TV available in the living area

- Sleeper sofa in the living area



ENTERTAINMENT + WORK

- WiFi: please note, it can be spotty at times!

- Dining table is a great workspace



BACKYARD + PATIO

- Patio located in the backyard, perfect for reading, sipping morning coffee



LAUNDRY

- Washer and dryer in the garage

- Laundry detergent, stain treatment and dryer sheets



Guest Access:

You'll have access to the entire home, and yard spaces. Please note there is a main house, which may be occupied with another guest at time of stay.



The Neighborhood:

The Round Top Rose is conveniently located in Round Top city limits, so there is potential for road noise.



Getting Around:

The Round Top Rose is perfect for walking around Round Top. Coffee, dining and shopping are easy walk from the Rose.



If you plan to explore outside of Round Top city limits, you'll need a vehicle to get to the surrounding area. Consider renting HOSTIE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, generally aren't available in this rural area.



Other Things to Note:

-Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement. 



- When you stay with HOSTIE Vacation Rentals, you are covered for any accidents that might happen up to $3000 with the added fee of $59 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



- CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.



- POTENTIAL FOR NOISE: Due to the convenient location of the home, there is potential for road noise.



- Please note there is a garage apartment behind the house. May be occupied with another guest at time of stay.



- OPTIONAL FEES - We offer additional services that may be available for an additional fee (must be pre-approved by the host, non-refundable):

- Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
