This 3B/2BA lakeside retreat is nestled along the serene shores of Lake Livingston; built in 1977, exudes the timeless charm of a rustic cottage with a touch of history. Once the residence of the late Mayor of Riverside, Texas, Frank Rich, this home carries with it a legacy of leadership and warmth. Meticulously remodeled, our rustic cottage seamlessly blends the authenticity of its origins with modern comforts, creating a haven that embraces the cozy ambiance and scenic views of the lake.

BEDROOMS Relax in a pristine environment with the assurance of cleanliness. We meticulously launder ALL used bedding after each visit, ensuring a fresh and hygienic atmosphere. Check our listing for full bed and bath configurations. Sleeping occupancy MAX is 8. • Bedroom 1 (Primary): king bed, smart tv, en-suite, walk-in closet, double doors and views of the lake. • Bedroom 2 (Coral Room): king bed, double doors and views of the lake. • Bedroom 3 (Howdy Room): two queen beds, work friendly adjustable height desk and chair.
LIVING ROOM Experience the expansive comfort of our living room, boasting picturesque views of Bethy Creek. Embrace sunsets and sunrises over the lake, creating a serene start or end to your day. Ample space is available for friends and family to gather, whether it's for engaging in indoor games or enjoying a movie night on the impressive 65-inch smart TV. Cozy up with provided blankets for an added layer of warmth and relaxation.
WOODEN DECK Plenty of outdoor seating on the deck attached to the home, picnic table located ground level on pavers. Solar lighting on the deck and backyard walkways.
DOCKSIDE DEN Relish moments with loved ones in our cozy dockside den. Lounge on comfortable chairs, soak up the sun, and catch breathtaking sunsets. As evening falls, bask in the romantic glow of string lights for the perfect nighttime ambiance. (No Jumping or Diving, SHALLOW Water)!

If you intend to host day visitors and anticipate surpassing the MAX SLEEPING (8) occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS: • To proceed with your special large gathering request, PLEASE CONTACT US BEFORE BOOKING OUR HOME FOR FURTHER DETAILS. Additional terms and conditions apply. • The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years. • Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company. • Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance. • Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company. • Parking is limited to 6 vehicles. Street parking is monitored and restricted. Exceeding occupancy without an LARGE GATHERING CONTRACT, grants us the authority to promptly terminate the Rental Agreement, escort you off-premises, and issue no refunds. SUPERVISED YOUTH RESERVATIONS AND EVENTS ARE NOT PERMITTED TO COINCIDE.
FUR FAMILY (DOGS ONLY & must be APPROVED) up to 1 dog allowed, all travelers are required to add the dog while entering occupancy on the booking platform for full reservation total transparency. • Must be fully house trained & must completely be cleaned up after. • Leashed at all times when outdoors. • Not allowed on the indoor furniture or bedding. • Should excessive barking occur during your stay, please make alternative arrangements. • Owners must clean up after their dog, including but not limited to sweeping up dog hair, food, etc. NOTE: There are nearby dogs that may roam the neighborhood; we are not responsible for dogs or any wildlife in the area. If you are not comfortable with potential roaming dogs, birds flying, snakes, spiders, wildlife etc. We may not be the property fit!
