  • This beautifully refreshed and exceptionally cozy cottage offers an inviting atmosphere for small groups seeking a memorable getaway.

    With a superb central location and the added indulgence of a spa pool, it`s a delightful retreat you`ll love to unwind in.

    This charming getaway boasts 2 bedrooms, a stylish bathroom with shower and bath, a lovely north-facing deck, and even a spa pool!

    The bright dining area flows into an expansive outdoor space - perfect for savoring those beautiful summer evenings.

    The kitchen is simple following the classic Bach style but has everything you need to cater while on holiday including a fridge, electric stove and cooktop, kettle, toaster and all important dish drawer.

    The cozy lounge features an L-shaped couch and flat-screen Smart TV for those laid-back movie nights in.

    Bedroom one has a luxurious Super King bed, while bedroom two offers stunning inner harbour views from its Queen bed nook that leads directly onto the elevated deck—ideal for your morning brew!

    All Groundswell Properties include: Bed linen, towels, toiletries (shampoo, body wash, soap), tea, coffee, milk, dishwashing liquid, dishwasher powder, laundry powder & gas for the BBQ.

    You will have access to the entire house - all bedrooms, bathroom, living room, kitchen and outdoor areas.

    Raglan has something for everyone. Blackwood Bungalow is ideally located to explore the local area.

    The vibrant café and arts scene in Raglan township is just a 10 minute walk or 1 minute drive away. There’s a wealth of delicious dining options to choose from, along with specialist arts and crafts shops to explore. Also within easy reach are the supermarket and shopping facilities.

    Experienced Surfers will love the big waves at world-famous Manu Bay. And Ngarunui Beach is a favorite for families that enjoy the more mellow West coast wave action.

    From Blackwood Bungalow it is a short 15 minute stroll to Lorenzen Bay which is a great spot for swimming, kayaking or just relaxing in the sunshine. You may even get lucky and spot one of the orcas that regularly come to visit the bays.

    For those wanting a change from all that sea and sand, there are many excellent walking tracks and we include details of these in the house information folder. Within easy reach are the Mt Karioi summit tracks or Te Toto Gorge track.

    Please note that the cottage is located on the Main Road so there may be some car noise at night. If you are sensitive to noise the second bedroom is located to the rear of the property away from the road or bring suitable earplugs with you.

    This house has a 3pm check in time. If the house is ready earlier, we will happily message you and let you know on the day.

    We are unable to host pets.

    All linen, towels and basic amenities (soap, shampoo, tea, coffee, carton of milk) are included in your nightly rate.

    Guest stays longer than 5 nights will be provided with additional bathroom linen for use during your stay.

    For reservations longer than 10 days, on request, additional bed linen can be provided for you to change at your convenience. Our team will collect any dirty linen at a mutually agreed time.

    All reservations include an end of stay cleaning fee. Sufficient cleaning products and equipment will be available at the property for use during your stay should you need it. We do not offer mid-stay cleaning services unless this has been pre-arranged at the time of booking and we have capacity in our cleaning schedule to book this in. All additional cleaning services including mid-stay bed making will incur additional costs.

    The house does have an elevated deck - if staying with young children, outdoor furniture should not be placed near the edge as this will create a potential falling hazard.

    Please note there is a motion sensored security camera at the entrance door. These devices are for the security of the property, but if there is reason to suspect misconduct from guests, the footage and data can be reviewed.

    Rubbish - an allowance has been made for 1x full blue rubbish bag. Additional rubbish must be taken with you or dropped at a local refuse disposal station (details in house info folder) or an additional charge of $25 per bag will be applied for disposal.

    Recycling - an allowance for 1x full recycling bin has been made per stay. Additional recycling must be taken with you or an additional charge of $25 per box will be applied for disposal.

    Electric Vehicle Charging- We are unable to accommodate electrical vehicle charging at the property, there is a fast charging station location around the town hall on Bow Street.
    No more than the number of guests booked, to a maximum of 4. Additional charges will apply if you exceed the number booked.

    Sorry we are unable to host pets.

    Kotare Cottage is located in a residential area - A noise curfew is in place between 10pm and 9am for the consideration of neighbouring properties.

    Strictly no smoking indoors. If you smoke outdoors, please do so responsibly and remove butts from the property on departure.

    We have a zero tolerance policy for unauthorised parties or events and you will be asked to vacate the property if there is reason for us to suspect guest misconduct.

    Rubbish and Recycling - please follow the instructions found in the in-house guest information folder.

    Electric Vehicle Charging - We are unable to accommodate electrical vehicle charging at the property. There is a fast charging station location beside the town hall on Bow Street.

    For any personal belonging/s that are left at the property, there is a $20 (regardless of size) minimum return fee + courier bag/packaging. This is to cover staff travel and time to the post office + administering the return.
