THE SPACE

Kingdom Building Properties built The Tobias new, and every finish reflects it. Floors are modern and light-filled, downlights run throughout, and ducted air conditioning keeps the whole house comfortable through Perth's hot summers and cool winters. The kitchen has 20mm Caesarstone benchtops, gas cooking, and subway tiles, with a coffee machine, toaster, kettle, and full cookware ready for real meals, not takeaway containers. The living area has a comfortable sofa and reading lamps for evenings in, plus a TV for movie nights. A full laundry with washing machine and dryer means longer stays are no trouble, and there is a private entrance so you are never sharing access with anyone else.



SLEEPING ARRANGEMENTS

Four bedrooms and two bathrooms give every guest their own space, whether that is two couples, a family of six, or a working group who each want a door to close at the end of the day. Bed linen, hangers, iron, and clothing storage are all provided, so unpacking takes minutes. Travelling with a baby or toddler? CHECK-IN INSTRUCTIONS

• Full check-in instructions are sent 24 hours before arrival.

• The guidebook is sent 30 mins prior to check in and includes Wi-Fi details, parking details, images and everything needed for a smooth check-in.

• For security reasons only one set of keys are provided per stay. Guests are welcome to use the lockbox to securely store and share the keys between themselves. It’s a safe and easy way to manage access if people are arriving or leaving at different times.



GUEST IDENTIFICATION

• At least one valid ID is required from the booking guest.

• ID is collected securely via online check-in in line with Airbnb’s privacy policy.

• Your ID is never shared with anyone and is stored according to privacy regulations.

• We may ask you to complete additional security screening and questions if your stay is less than 48 hours away.

PERSONAL BELONGINGS

• Any food, drinks, or personal belongings left behind will be disposed of during the cleaning turnover unless you notify us within 3 hours of check-out, as cleaners begin cleaning immediately upon your check-out and cannot store items.
