This was a decent place for the price with beautiful beach and ocean views but definitely needs some attention. One of the master bedroom doors was apparently replaced and would not shut all the way. One of the ceiling fans would not turn on and one room didn't have lights in the fan. The furniture in the livingroom was not the furniture in the pictures of the room so we had to improvise for everyone to have a seat to watch movies at night. The codes that were sent in the email were not the codes that opened the pool or access to the beach. We had to learn those from other people already there. Better communication with the host would be great as well.

Walked in to find damage flooring. The furniture in living area filthy, the bunk beds rail on top falling off, the patio furniture not the same as pictured, legs rusted the bar chairs bent and rusked. Maintenance the next day came out and put screws in rail on bunk beds, fixed faucet and patched floor best they could. House keeping also came the next day to put clean bedding on bunk beds. The faucet in master shower would not turn on. The whole house could use a cleaning and new pictures should be put on the listing since what is listed and what you get are not the same. I spent the first 2 hours at condo on phone trying to get the issues resolved before family arrived.Also found baby clothing that had been left by prior guess. I have many more pics but only could list 8.

The pictures on the listing are very misleading. Definitely needs a deep clean. The chairs a very nasty, pictures and wall in dining room need dusting so bad, you definitely don’t want to walk around barefoot bc your feet will be black. The chairs outside are so rusted and there aren’t as many as pictured. When they say parking is tight it is very! We do d good bc husband drives 18 wheeler so he is use to this.

Parking was terrible for a big SUV. We ended up paying for parking all week. The pool code did not work even after reaching out to the host numerous times and never getting an answer. I finally got a code off of an employee at the resort. The room is outdated. The bed is falling apart in one room and the showers barely work. It was a nice resort for our party of 6 but it needs work badly.

WATCH OUT FOR PROPERTY MANAGEMENT COMPANY! Check reviews before you book!

Multiple issues with our condo for our stay. They go against VRBO policy and charges 4% EXTRA for using your card to pay remaining balance after deposit. Check the BBB rating of Emerald Coast Destinations- they don’t pass (so it’s not just this review). We had a water pipe bust and water flooding the condo and took over 26+ hours to get someone out, now there is water damage in kitchen cabinets. They kept telling me they informed a maintenance team member and would send someone out. Our condo had taped and covered smoke detectors, which illegally goes against Florida’s fire and safety code. After reading other reviews it seems this is a very normal thing with this company and rental service. Even members of the condo state that they are after your money and lie to you. Duringthe thunderstorm during our stay, we woke up in the middle of the night to water pouring in the front door that doesn’t shut or seal and had to mop water to the dining room and bar the door shut with a chair to keep it shut. DIRTY floors (your feet turn black walking in your own condo), doors falling off hinges, dirty filters on dehumidifiers you have to empty 3x a day, etc. There was BACK MOLD in the whole bottom of the fridge! $325 cleaning fee wasted! Good luck sleeping in one of the Masters, the room stays about 82°.

Bitterly Disappointed

Condo was spacious and well laid out. Main door had no security locks and wasn't sealed well. One bedroom door was crooked and stuck. Took 2 1/2 days and five contacts to get plugged toilet fixed. But worst of all - On our floor on the public balcony (street side) there were three unlabeled, unlocked storage bins with beach supplies . The bins were exactly like the one at the pool which was for the public. Nothing in the extensive rules or postings indicated these were private. So from one of the bins we borrowed a few sand pails and a chair and returned them later the same day. 2 days later we received a phone call from the management company that we were being evicted immediately by the condo HOA because the security cameras caught us on tape 'stealing' from the bins - which they said were not public. They would provide no contact with whom we could talk. They said they couldn't help. We contacted the host who didn't respond. We contacted VRBO who tried to set up a 3way call with the host but could not reach him, but said his management company promised he would contact us. All we got was a message asking if we'd contacted his company, which we had already told him we had. We gave him our cell phone # and asked him to call us - he never did. So we moved out and lost our 2nd week of the reservation with, of course, no refund. A traumatic experience for our family - especially our grandchildren. A very unprofessional, unethical lack of response from the management team.

My overall impression was good of this property. It could use some deep down cleaning and they haven't replaced the chairs to the outside balcony tables. The washer also had a horrible smell that no matter how hard I tried to clean I couldn't get the smell out. The parking is horrible also, we had 2 vehicles, one barely fit in the assigned parking and there was never a space in the overflow parking so we had to pay an additional 86.00 for the week to pay to park.

Good stay

Walked into a beautiful condo. Perfect sleeping for the 11 of us. Being our first time we weren’t sure what to expect so having to buy trash bags, toilet paper and paper towels, dishwashing liquid/pods was just surprising. We bought above items as requested. Again we didn’t know what to expect. Only 1 tv in the bedrooms worked so at night we couldn’t do our normal watching of tv. Instead of calling and asking we just played cards or other activities instead to settle in for the night. The hot water heater went out on our last day and we waited till afternoon to call as we thought that we had taken too many showers, ran washer and washed some dishes by hand that we had just done it all to fast. However, 5 hours later still no hot water, called office and within a couple of hours someone was there looking at situation and we had hot water for remainder of stay. I will definitely stay here again.

Horrible- plz don’t waste your money

Broken elevator- walked up 14 flights of stairs holding my 6 month old. 1 roll of toilet paper for 14 adults 1 trash bag for one week (we used in 1 day) Ice machine in fridge broken None of the TVs in all 4 rooms worked- batteries dead in half the remotes. Smoke detector beeped low battery entire week. Broken dishwasher Jacuzzi in every room didn’t work- all broken. Water had one temp- scalding hot Parking was HORRIBLE. So so so horrible. When the elevator did work there was an hour wait all hours of the day 1 room had no air and was so hot entire time Our pool was green compared to the neighboring condominiums. I contacted owner & host and was informed all of these issues were addressed- they most definitely were not and we still paid full price for one of the worst condos in all of PCB. Ceiling is chipping in several areas and fell on us.

"Please stay off your Balcony!" "Pool not open!"

We had a good 2 days then a notice was put on our door: "Stay off your balcony"! Seriously, the owner didn't think to tell their guest? We could have stayed some where not on the beach and got the same amenities with the balcony and pool being closed for a lot less money. Our mother, 80 years old, just lost her husband wanting to relax on the balcony and now can't. Now for the daily 8am intercom announcement of "stay off your balcony, pool will not be open, you need to use public access to the beach". So the grandkids you brought aren't going to enjoy the pool like they were promised either! So we reach out by email, as we were asked!, but no response. For three days we emailed, no response! We still have not received a response. Wait, we did get a "how was your stay?" email. As much as we paid, there should be a very nice credit coming our way. We did our part, booked, paid on time, and left the place how we found it, now you do your part. Only businesses that treat their customers well succeed nowadays.

Family trip

Family trip enjoyed by adults and children . My grandkids especially enjoyed the pool. Very nice place. Lots of space and 11 slept very comfortably. View is beautiful great sunset pictures.

Broken door/ NOT CLEAN

The online photos differ from what it actually is. Firstly, we could not enter due to having the WRONG CODE. The door deadbolt was smash and we could not secure the door at night. We barracaded the door with chairs each night. Manager said someone was coming to fix it but never did. The Cleanliness of the place was nonexistent. Dust covered everything, floors were very sticky, couches smelled, part of the ceiling plaster hit my sleeping family in the face at night, dust bunnies all over. One toilet has a very large crack in it and it should be replaced. Shower curtains had mildew on them. Some walls in 3 bedrooms showed were somebody just sprayed a cleaning agent on it and left it. No wiping it off or further cleaning of it. Even the bedroom doors were dirty. [FYI spraying the door with a light glass cleaner removes all dirty, smudges, & grim very easily without damaging it.] TV in the two largest bedrooms did not work at all. Cable channels were a joke; basically 5 main channels just in various tv broadcast formats. I hooked my tablet to the tv and played all my cable channels on the tv over wifi. And the Wifi only works best when 2 or 3 devices only are connected. otherwise, it is very spotty. I had virtual business meetings to attend so everyone had to turn off their wifi so i could have a decent signal. The washer and dryer smelled very bad as well as the dishwasher. We ran all 3 multiple times (all empty with cleaning detergent) to get rid of the smell. We found trash from previous guests in there. Overall, we were unhappy with the stay for the money spent. The elevators broke down. Parking was a nightmare. The minivan bottomed out scrapping each time trying to go down the steep rams to the lower level parking area.

Great location…disappointing room, responses.

This was not our first experience with the rental company or property. We love PCB and need a lot of space, so we are a little limited. The cleanliness was very poor. The shower in one of the master bedroom/bathroom didn’t work. As in, the shower, tub, water…nothing. So that was a big deal. The property management company responded via email but no one ever showed to even look at it. Being down one bathroom certainly didn’t ruin the trip—but it was definitely an inconvenience. Given the amount of money spent for a week, it is frustrating. Aside from that, the parking is also terrible, but that is a design flaw. As is the elevator situation. That was complicated by other guests who were ignorant, selfish or simply inconsiderate; also not the fault of the resort or management company. If I rent from ocean Ritz again, I may look for a different management company, or perhaps another property all together. This was the second year in a row in which the cleanliness was really poor. I’m not a germ freak…but there was a level of “ick” that existed both years.

Needs work.

We have stayed in this building multiple times and usually have a very good experience. This condo however lacked a good cleaning. One of the mattresses in the master bedroom had a huge stain on it that we are not sure what it was. We asked to have this taken care of and I was told that the mattress would be changed but no one ever showed up to do that. There was very few kitchen utensils and not nearly enough silverware for our party of 12. The patio furniture was very old and could use some upgrading. Also the living room TV only had a few channels accessible. Overall we still enjoyed our stay here but the unit was just lacking a few things that could be easily fixed to make the stay much nicer.
