    As with all beachfront properties, guests may experience natural coastal conditions including humidity, sand, salt air, sea spray, changing surf conditions, marine wildlife, occasional seaweed, jellyfish, red tide conditions, rip current warnings, and weather-related impacts that are outside of host control. These natural environmental conditions are part of the beachfront experience and do not qualify for refunds.

    Florida weather can change rapidly, especially during storm season and hurricane season. Temporary beach closures, rain, thunderstorms, high winds, power outages, internet interruptions, and weather-related amenity closures are outside of host control and do not qualify for refunds or compensation.

    Resort amenities including pools, hot tubs, elevators, beach access points, parking areas, fitness facilities, shuffleboard courts, game room equipment, The Sandbar restaurant & tiki bar, and other shared recreational amenities are maintained and operated by the HOA and resort management, not the individual host. These amenities may occasionally require maintenance, repairs, servicing, safety closures, weather-related closures, or temporary operational adjustments. Amenity availability cannot be guaranteed and temporary interruptions do not qualify for refunds.

    High-rise beachfront buildings occasionally require elevator servicing or maintenance. Elevator wait times may increase during peak travel periods, and one or more elevators may occasionally be temporarily offline for servicing or repairs.

    As Regency Towers continues maintaining and improving the building and resort facilities, construction activity, maintenance projects, or building improvements may occasionally occur during daytime working hours. These activities are scheduled and managed by the HOA or neighboring properties and are outside of host control.

    During sea turtle nesting season, local regulations may require reduced exterior and balcony lighting visibility at night to protect nesting wildlife.

    Guests are responsible for following all Regency Towers HOA rules, occupancy limits, parking requirements, and quiet hours. Failure to comply with HOA policies may result in fines, towing, or removal from the property without refund.
